    The house as was not maintained or clean. Items that were advertised were not usable such as washer and dryer. They were full of mold and inoperable. The advertised grill was filthy and had no propane. Do not rent from them. They are by far the absolute worst place we have rented from!

    Here goes yall...we have stayed with this company 4 times now. 2 were ok but not perfect and 2 were less than ideal. The houses themselves were ok. This last week we stayed in a condo that we've been in before in Surf City and it was not clean. When I called them I got a response of what do you want me to do. No I'm sorry no that's terrible nothing. Finally got to speak to housekeeping who was the nicest lady and informed me she would get me back my housecleaning fee. The pool wasn't open when we arrived and when I asked about it they tried to get me to call the HOA I refused and told them that was their job. Didn't hear back from them but the housekeeping manager made it a point to call me back and inform me what was going on with the pool. I know good help is hard to find but for what I paid I didnt expect to come in and find clothes with bowel movement in cabinets, all the pans dirty and giant chunks of glass in the floor.

    Ward Realty is the worst property management company we have ever worked with. They are very unprofessional, incompetent, money hungry people who treat their customers horribly. Each time we tried to bring resolution to a problem, they treated us like we were the problem instead of resolving issues which should have never occurred in the first place. We are hoping to prevent this from happening to others by letting you know that there are many other property management companies to chose from. Therese Moorefield, the new property manager from Myrtle Beach is useless. She claims to have 26 years of experience, but she has No Idea what true customer service is at all! She is the worst! She has proven to be very unpleasant, incompetent, unprofessional and ignorant. We also know several people who worked for Ward Realty and they have honestly informed us that they are trained to do as little as possible when it comes to cleaning the houses. "We are loaded down with houses to clean and we try to clean as quickly as possible in order to get done with all of our houses." Is what one cleaner told us. We didn't know until we arrived late Summer, but our house was left filthy all Summer long while we paid for housekeeping services each week. When we complained, we were treated as though we were the problem. If you decide to visit Topsail Island, NC, save yourself a headache, a ruined vacation and some money by not allowing Ward Realty to manage your property and Please Do Not Rent from them! Disgusting!!

    DO NOT rent from Ward Realty: After reviewing the pictures of the properties online, we were looking forward to spending the week in the beachfront homes (Fins to the Left and Fins to the Right). However, upon arrival, we were shocked and disappointed to find that the properties are not as advertised. Online images of the rentals show renovated and clean properties. In reality, the properties are outdated, dirty, and have significant damage in every room. List of issues include: Water damage on ceilings Cracked ceilings Holes in the ceiling Peeling paint A door that does not shut Doorknob that fell off upon use Broken chair Broken Mirror (both top and bottom) Chairs that wobble Broken towel rack Unclean showers and bathrooms Rusted shower bars Light switch falling off of the wall What appears to be blood smeared on wallpaper Pilled and worn couches that have not been cleaned Circuit breaker 5 that pops when using the coffee maker Squeaky Beds Uncleaned surface areas around the house In addition, working with their representative was a painful experience. She was adversarial, combative, and refused to provide us with proper financial compensation. DO NOT WASTE YOUR MONEY. GO ELSEWHERE!

    My wife's family has rented from Ward Realty 3 years in a row. The previous 2 rentals have been a little on the low side of my standards. But, they had some degree of old school NC beach charm. The place we are staying at currently is just run down and basically sucks. The biggest issue is the carpet condition. It's old, soiled and plain worn out. We haven't made a call about it because asking them to replace the carpet seems unrealistic. Other issues exist such as: mattresses with busted springs, crappy/dirty furniture, terrible kitchen ware, shoddy doors etc. For the money paid for a week's stay, this place is totally sub par. Other than it is beach front, I can't think of one positive thing about it. My mother in law said that she was treated pretty unfriendly at check in. This is hear say, but she is not one to be overly dramatic about these things.

We arrived on Saturday a quarter before check-in and parked at a public beach access near the rental property to take a walk up the beach to stretch our legs and wait. Walking in front on the property we noticed that the roof was being fixed on the entire property. We had no idea that the rental had received any damage from the recent storm, so we called Island Real Estate to check in with them and to see if this was going to be an issue with our stay. We were told that the construction crew should be about finished and that it wouldn't affect our stay. Shortly after, we received our confirmation to check in at our place. Not only did we not have a place to park, as the construction crew had parked a large dumpster and truck in our designated parking, but we also found our front deck to be completely covered in piles of sand, the trash cans still full of trash, and the construction crew still working on the roof. We again called the rental office to ask for these issues to be taken care of and they said they would have to call the owner. We never heard back from anyone until almost 6:00 pm. (3 hours after checking in) when the owner of the property showed up to clean off the porch. The porch was cleaned off, but we were left with the trash canisters full of trash and when the roofing company did leave for the day, they left their large dumpster and truck in our designated parking under the house. We called the rental office on Sunday and sent an e-mail asking if the roofing company could move the dumpster and truck so we could easily unload our belongings, as I was 30 weeks pregnant during our stay, we did not hear back from anyone until we again had to call on Monday when the roofing company showed back up and continued to work from 9:00 am till 8:00 pm. That day. The construction crew was very loud and it was impossible for us to put our toddler down for a nap. While replacing the roofing the workers threw their trash, shingles, nails, and swept sand and debris from the roof onto our deck/beach access all day. We were unable to safely access to the beach for that day. When they continued to work past 6:00 pm, we found the noise to be so unbearable we had to leave the property to find a quiet place for dinner. Upon returning at 8:00 pm, we found the roofing company still working. At this point, our toddler was beyond ready for bed, so we asked the roofing company to leave immediately and again called Island Real Estate. At this time, we greatly expressed how upset we had been with our stay and how inconvenienced we had been. We asked that the deck/beach access be cleaned up immediately, as it was riddled with nails from the roofing company as was the carport, which they finally removed their dumpster and truck from. We were unable to safely use the parking or the beach access due to the number of nails left behind. We also asked that we be compensated for the many inconveniences we had had since arriving for our vacation. By noon on Tuesday we had not heard back from anyone about the property being cleaned up so we could safely use the driveway and deck. Again, we called the real estate office and were told that they would immediately contact the owners. An hour later, we had not received word from anyone, so we called back. This continued every day of our trip. Eventually, my husband had to spend over an hour sweeping the piles of debris on our deck and picking up nails on the porches and access, so we could safely use them. The real estate office NEVER once reached out to us to take care of any of these issues. Every day, we had to first contact them for them to initiate anything being done. The owner never contacted us, nor cleaned up the rental property during our stay. At this point, we have checked out and no one has reached out to apologize or to offer any compensation for our terrible experience at this rental.

You will only enjoy noise and no privacy with a local living beside that cottage. Enjoy lawn mower going in your yard daily, when grass does not need cutting. If July 4th week, enjoy big tent put beside cottage with lots of noise and cars coming and going. Then when u check out a day early , expect a call when u r back home asking u to vacate the cottage. Never will rent from then again and will make sure to post this on other sites.

    We rented the house Lookout, as we have done for approximately 15 years in a row. The house has…read moresteadily declined in upkeep over the years. The furniture is mostly the same as when we first started renting all those years ago. The formica counters are peeling and separating. But this year was an exceptionally bad experience. 30 minutes before check-in we were told that the a/c in the upstairs portion of the house was not working, but that "it should be fixed this week," and that they had installed a portable a/c unit. When we arrived in the house, the temperature upstairs was in excess of 80 degrees...and that was WITH the portable unit running. Thankfully it cooled down somewhat once the sun went down. The upstairs a/c was never fixed. Two more portable units were brought in, but those didn't make upstairs particularly comfortable. In addition, based on where they were installed, we completely lost the use of the upstairs porch. So at no point during our stay did we have complete use of the entire house in a functional way. When I reached out to A Beach Place about this and expressed our dissatisfaction, they said they were able to offer us a 10% refund. I reiterated the fact that we were not able to utilize over half of the house during the entirety of our stay, but they were unable or unwilling to offer anything else. It was a disappointing conclusion, considering the fact that we have spent so much money with them over the years. Neither the property owner nor A Beach Place seem concerned with ensuring that their customers have a satisfactory experience. So, in summary, do NOT stay in Lookout. The owner only seems to be interested in doing the absolute bare minimum maintenance, and has no interest in improving the property. A Beach Place is fine if everything goes smoothly, but if you are looking for someone to go to bat for you when things don't go well, they are either unable or unwilling to do so.

On Wednesday, September 24, 2025 at 9:52 PM, I reserved a vacation rental through Landmark Vacations LLC for the dates August 29, 2026 - September 5, 2026. My credit card was processed the following morning on Thursday, September 25, 2025 at 11:17 AM, for a total of $7,067.44. Unfortunately, the dates did not work for my family. Within 19 hours of booking, on Thursday, September 25, 2025 at 5:04 PM, I sent a text message, email, and placed a phone call to cancel the reservation. We had not signed a contract with Landmark Vacation Rentals and canceled well within 24 hours of making the reservation. Despite this, $576.18 was withheld for "service charges." Alana Malechuk refused to refund this amount and stated in an email: "The fee is not retained by Landmark, but rather paid out to a third party vendor. For that reason, we are unable to refund the reservation fee." To better understand the charge, I respectfully requested: The name of the third-party vendor who received the fee, and An itemized receipt or accounting showing how the fee was distributed. I also asked that the company reconsider the charge given the timing of the cancellation and the lack of any actual service provided. Ms. Malechuk responded: "We will not be providing itemized documentation of these charges, as they are internal business costs disclosed and accepted under the terms of your booking. We consider this matter closed and will not be issuing a refund. Please refrain from further contact regarding this issue." I find it concerning that a significant fee was kept after a same-day cancellation, without a signed contract, and without any transparency regarding where the money went. Refusing to provide even basic documentation for a disputed charge does not inspire trust. I am sharing this experience so future customers are fully aware of how cancellations and "service charges" are handled by Landmark Vacation Rentals.

    Maintain your properties! Hire a better cleaning crew…read more The beach was great ! The house would be if it were taken care of. Lights that don't work. Moldy and dirty bathrooms . (There was actually a small animal toenail in one of the tubs! You can see in the pics). Towel bars keep falling off the wall and towels hitting the floor. Floors not vacuumed and washed. Just yuk. Such a shame.

Prior to finding the bugs outside I squished 2 in the house, I was a little weirded out but decided to roll with it. After looking around the house it was dirty, the counters were sticky, dishes that were dirty were in the silverware drawer, plates in the cabinet were dirty. The pot holders looked like they had never been washed. When we saw the multitude of roaches outside we bolted, before we even unpacked. The Cool Story home needs an exterminator. Heck maybe the entire company needs an exterminator to put it out of everyone's misery. So disappointed The company has declined my refund....... Frickin' cockroaches carry at least 66 different diseases. Go do some research.

We contacted them and the next day The company offered to have the house cleaned AGAIN and sent over the same ladies who failed to clean it correctly the first time. They advised me that "the prior guest was a 2 week stay with a dog (who apparently peed all over) and they spent over 4 hours in the home trying their best to remedy what they could on the Sunday turn after the guest checked out to make it as ready as possible for you. The rolled up rugs in the kitchen was accidentally left behind by the inspector, who was absolutely mortified she forgot it when we asked her about it." (Rugs that were covered in pee and also left other rugs around the home with pee on them) They also sent over a maintenance person to clear out the COMPLETELY unusable fenced in dog area that was covered in weeds and pickers. Also almost every fence post is worn/unnailed and the dogs push them aside and can go in and out. (So not fenced in) LASTLY when I asked them what the owner said regarding compensation they stated they can only reimburse me $470 which is ONE nights stay. We had cockroaches and an infestation of ants because none of the windows or doors seal. I went back and looked at the photos online that I looked at before renting the house. THEY WERE ALMOST UNRECOGNIZABLE ! It seems they used photos from years ago when someone actually took care of the house and still promoted the house as being updated 2024. Will never use ACCESS REALTY AGAIN OR STAY HERE!!!
