    I contracted Jorge for an over $4000 job and had MANY issues with Jorge. Beware!…read more Prior to contracting Jorge, I was very unfortunate to miss the following preparation steps: 1. ENJOY THE WORST POSSIBLE RESULTS Check the pictures of the final results of the contractor's sodding work. Make sure you want the same. When Jorge did the sodding in February the sod looked dead (cause most likely it was). Jorge assured me it is "hibernated" and will recover shortly. Obviously, it never happened and, two months later, most of the grass is just as dead as it was at the moment of sodding (see the pics). It's remarkable that Jorge calls it a good work! 2. PREPARE TO GET DAMAGED AND WORK INCOMPLETE He was resodding my front yard. He didn't finish his job, left garbage and damaged the front yard appearance of my neighbor's property so I got a reasonable complaint from the neighbor demanding me to fix it. Quoting my neighbor: "The landscape crew that re-sodded your front yard left a strip of plowed up soil/mud between your property and mine. It looks terrible, for both properties." On my request to finish the job and fix the damage, Jorge stated that he "miscalculated" the costs and now wouldn't fix the damage without extra payment of $400. (See the snapshot) Unfortunataly, I have already paid Jorge in full by that time since he pressed me a lot asking to be considerate and enable him to pay his people. GET READY TO BE PRESSED FOR FULL PRE-PAYMENT Further, he ignored my messages and only agreed to do it after multiple calls and messages and after I promised to remove a negative review. 3. GET READY TO SEE UNEXPLAINED CHARGES ON THE ESTIMATE Jorge added items on the estimate that were just meant to increase the bill without discussion and explanation. Thus, I got $300 "Overhead" added to the estimate (see the picture). He "clarified" it was added because my project was bigger than usual. Note, he didn't provide any discount because the project was big. On the opposite he tried to charge me more! 4. PREPARE TO GET THINGS SUDDENLY BROKEN AND TO BE CHARGED TO FIX THEM I had an incident when my irrigation very unexpectaedly got pipes broken in 3 different places and 3 sprinklers suddently got broken ONE WEEK (!) following the irrigation fix by Jorge. Since the rest of the landscaping project depended on the irrigation I was forced to get it repaired immediately. The circumstances in which the above got broken were very strange and unlikely. 5. PREPARE TO BE CHARGE EXCEEDINGLY IF THE CONTRACTOR IDENTIFIES YOU BADLY NEED THE PROJECT DONE To fix the broken irrigation pipes (that unexpectedly got broken one week after being fixed by Jorge) he orignally tried to charge me $450 per pipe. So, $1350 to repair 3 small plastic pipes (see pic.). 6. GET READY TO THE ESTIMAES TO GET INCREASED ~X3 TIMES BECAUSE OF "MISTAKES" In my understanding, Jorge is trying to take advantage of the situation to bill you to the max and his quote are also rapidly increasing. So, for example, in the above incident, he first quoted me $450. Then, he notified me of a "quoting mistake" demanding $1350 probably taking advantage that I wasn't present fisically on the spot and that the project was urgent. 7. GET READY TO NEGOTIATE OR BE OVERCHARGED and paying ~3 times more. Now, when I told him I wasn't able to pay this much he retracted back to $550. 8. TAX EVASION Jorge apparently tried to avade taxation on his income. Thus he is urging you to pay him in cash or in personal checks. Since Jorge demanded it, I paid him in personal checks and he never provided a receipt. 9. PREPARE FOR COMPLAINTS FROM YOUR NEIGHBORS Jorge left garbage on the neighbors lawn and the bricks uncollected (see the pictures). (I can also provide snapshots of messages from my contractor). Jorge only agreed to collect the garbage after multiple calls and messages and lots of time spent on my part. Even then, his original proposal was to leave the garbage sacks uncollected for over a week on neighbors lawn

He was very professional on the phone and scheduled a time to discuss what my husband wanted him to do. We got exactly what we asked for with a very quick turnaround time.     I recently had 21st Century repaint the exterior of my house. You can find that review here as…read morewell. I'm writing a new one because this is a different project. After they finished painting my house, a few weeks later after heavy rains I noticed a stain on the ceiling of a guest bedroom. I knew immediately it was the long nagging problem of the "dead valley" along my roof. The house was designed and built according to the architect's drawings to have the roof of the first floor bedroom run into the siding of the house. It was a short "run" and rainfall should go quickly into the gutters. But, this was built under a big, old oak tree and for many years, I've had leaves and twigs built up, damming up the water. If I can remember it, I have to get up on a ladder with a rake and rake the leaves away from where the shingles meet the siding. After one major hailstorm, I had the roof replaced and when they replacing it, I asked them to build something to reduce the leave/branch damming. They did build it, but apparently not big enough. It lasted probably 14-15 years until this recent Spring. Since I had a good experience with 21st Century, I called them out to give me a bid on repairing what was probably rotted trim and exposed flashing and other rot elsewhere. And while they were at it, I asked them to build me a better diverter away from the siding. They came out and took care of it in a day. The guy was there from 8:30 to 5:00, taking a break for lunch, but got it done. Since they were also the painters, they asked me for the leftover paint they left for me (for touch-up) that came in handy as they had to replace the rotten trim and as it turned out a section of the roof decking. Attached are the pictures they took for the bid and then afterwards when they were complete. They were detailed enough to ask me first, "hey, this diversion we're putting in is a lighter grey then your shingles. Are you okay with that? We can go back and get darker materials". I said that was fine. No one can see that part of the roof and so it was trivial to me. The only negative thing from the painting and the roofing experience is so minor it's not worth taking away a star is that there will be a gap between when you sign and return the contract and they contact you about scheduling the actual work. In both cases, I had to drop them a line to remind them I was in the queue. Being a service that can't work when it's raining, I can understand that they have days where scheduled work is delayed and that causes a snowball effect of delays.
