I have had past experience with this realtor in the capacity of property management back in 2012. That was a sad. We decided to try this company again. Our home was beyond ready to sell. The proof is the place was sold in five days. But let's go back to the initial listing of the home and the poor performance of the listing agent. We needed 60 days after closing to vacate due to the excessive collection of shop equipment plus we are older and wanted to move straight into our next home instead of renting. The listing agent assured me that will be no problem and even if we weren't able to find a home she surely could find us a temporary rental. The listing disclosure process was a bit odd as the agent seemed to not understand basic disclosure procedures. Case in point, we had downloaded the standard state required disclosure paperwork and had it completed when she arrived. She said she couldn't accept them and we would have to complete a new form with "their" company logo on it. I said no that isn't necessary and did not wish to and refused re submit a new disclosure. She reluctantly agreed. As we went through the disclosure she mentioned we had to fill out the form to waive the 1978 lead paint disclosure. I said no we do not have to because clearly the home, built in 1992 was well past the 1978 breakoff date and we had marked on the appropriate doesn't apply form. Then on to the back deck where she said it would need railing. I said no it didn't. She remained obstinate and said she would have to check on that. I knew it was okay. The deck was and still is 20" above the ground level, well within limits of not needing railing. At his point I was beginning to wonder if this person was up to the task. The home could have been sold by a anyone as it was turn key in every sense. There were a few other minor issues with this listing agent that should have again clued us that maybe we need to shop for another. We made sure she must try her hardest to extend the occupy to 60 days past the closing as we're talking mid winter and we felt finding a new home would be trouble. So, we got a one dollar over listing with a 30 day vacate after closing offer. We explained to her we needed 60 days or for her to at least try to get close to that. The agent explained that it was a great offer and that's the best she could do. Then she went on to practically brag about how she will find a home in time and besides, we could always rent. Hello, this person obviously had no concern for a mid sixties couple with one spouse, me, not in the best of shape physically. Okay fine we said and took her on her word. The purchaser and us have become social and chat often. I will be checking on this agents attempt to extend the occupancy after closing with them. I will find the truth. Now we move to the buying search of which we used the same agent. Bad move. The first home I, a man married 32 years and clearly in no position to pose a threat, had to see the home without my spouse with said agent. For some reason, maybe because of my hometown, this agent went on a tirade about a man from my hometown stripping his clothes off at a showing with this agent. Talk about awkward. If this was some type of attempt to preclude any attempt that I may try the same it surely put me on the defense and left me again wondering what are we using this agent for. I was shocked. So home after home my wife and I looked at all the while with mounting pressure to buy a home. So we made a low ball offer on a so so home which of course was excepted. Cash. I won't go into her errors in paperwork. During the inspections I became suspicious about one aspect of the home which I had done (late) research on. It was a deal breaker. For personal reasons, which I respect, the agent had to head north for a few days and assured me Eric would handle the problem. Well, Eric called me to discuss the issue. He had a cookie cutter explanation of which I would not accept. I explained to him the reasons. I was ready to move on. Oh but wait, Eric said the seller wouldn't return the $1000.00 earnest deposit and that I would loose that plus the many hundreds spent on inspections. Let me ask you folks, how would you feel if the BROKER of the buying agent told you that? Isn't a BUYING agency ethically impelled to protect the buyer's interests? By now time was up trying to find another home to buy. I told Eric there had better not be any bigger issue with this problem the home has or we will be having very serious ethics chats. You guessed it, it is MORE of a problem than you could EVER imagine. You can bet when I look at myself in the mirror every morning I see smoke coming out of both ears. Eric's answer, because his barefoot agent won't give us the respect to return our calls, is to start a mediation process. Oh, that's special.
