Property Warning: 705 Pine Lakes Dr, Plano
Rats, broken windows, and negligence.
This property is far from ideal for any tenant. During my time at 705 Pine Lakes Dr, the home was infested with rats and plagued by broken windows and numerous other maintenance failures. The management, Rose and Amanda, failed to address these issues legally or effectively. After a 10-month saga of "band-aid" fixes and endless delays, I was forced to sue. Ultimately, I was released from my two-year lease without penalty due to unresolved health and safety violations.
The Main Issues:
* Pest Infestation: There were rats in the attic and the storage space above the garage. The neighborhood itself is heavily affected; you can see rat traps on neighbors' fences and rooflines throughout the area.
* Energy Inefficiency: Beyond the broken glass, the window seals were completely blown. This caused astronomical utility bills. In the summer, the electric bill exceeded $560 (with the thermostat at 75°F/70°F), and the winter gas bill topped $360 (with the thermostat at 69°F/64°F).
* The Backyard: The yard is unusable. It is infested with chiggers and mosquitoes, making it impossible for children to play without getting bitten. Furthermore, the landlord cut down trees improperly, leaving "suckers" and stumps all over the yard that are major tripping hazards and can cut your feet.
* General Neglect: This is a classic case of "putting lipstick on a pig." The property is extremely dirty--I recommend looking closely at the window seals, the paint, the garage, and the inside of the cabinets before considering this home.
Final Verdict: Stay away. Despite the management's attempts to spruce it up for the next tenant, the underlying health and safety issues remain. Don't let their lawyer-settled disputes and polished listings fool you; this property requires a massive investment to be livable. read more
