I received my keys to my apt. on 11/15/24 and up until this very day of 12/23/24 I've had a big problem with pests. When I entered the apt it had mostly grasshoppers and some roaches over the entire living room. I've contacted the property mgr Byron and he just sent maintenance out to get the crickets out my dining room light (how gross is that). Pest control has sprayed but nothing has helped get rid of the ongoing daily problem with these pests! I've been here over a month and already moving out the end of this month. And Byron had the nerves to tell me that my apt. wasn't infested! Bad Management, DO NOT rent from this company. I would give them 0 stars but that wasn't an option!! read more

Take forever to fix anything if they even bother to fix issues at all. Electrical issues and faulty wiring. Black mold and mildew within the walls. They don't take care of insects and will rent houses with active infestations of cockroaches, termites and a crap ton of black widow spiders. Take months to fix AC units. Temps are well over 100 degrees in Bakersfield in the middle of summer. DO NOT RENT from this company. All they want is your money. They DO NOT take care of properties. Will keep all your security deposit upon moving out and possibly send you a bill saying you owe beyond what your security deposit was for. Their itemized bills are ridiculous. There is no breakdown on them. Byron is very cocky. Treats everyone like they are total idiots and will laugh at you if you try to talk to him. He has no communication skills whatsoever. Homeowners beware. They will not take care of your properties. They will only collect monies for you. Homeowners also be aware that your tenants will be renting your properties with no actual rental contracts either. THEY DON'T FIX ANYTHING AND TREAT TENANTS LIKE THEY ARE CRAP ON THE BOTTOM OF THEIR SHOES!!! read more

I was recently looking to rent a home on the Taft area, I called West Valley and set up an appointment to meet with Nick Cushman to look at a few homes. I arrived a bit wary to the office and he sent me to the first home and met me a few minutes later, he had another employee with him who did not even introduce herself but unlocked the door and invited me into the property while Nick completed a call in his car. He later joined us and showed me the garage and washer and dryer hook ups outside, we made our way back to the house and I started to ask the usual questions when one is looking for a home to rent, is water included in the rental price, is there a gardening service, trash service, etc. When we were leaving I let him know I liked the property and was taking a last look around when I noticed some shrubbery over grown onto the roof, I asked about this since gardening was not included. Nick then told me " your picky", it was extremely unprofessional and rude. At the last property we visited that reeked of urine and had bleach stains on the carpet he asked if I was interested and I let him know I was not and he was interested why, I told him the property was a little beat up,to which he responded "It is a rental what do you expect?". The following day he called to ask a few questions about my application and I let him know I was no longer interested in renting from them what so ever, due to the lack of basic respect and professionalism. Nick then tried to argue with me that he didn't recall saying any of that. Absolutely Nasty place with a nasty staff and I would not recommend renting from them at all. read more

By far the worst company I have ever rented from. Horrible work done with things that needed to be fixed. When I was getting ready to move a month out I give notice. They put my house up on Craig's list without saying not to bother the tenant. I have had people coming up to my door almost every day asking to see the place. Not cool. I asked them to correct the situation, and they have done nothing. As a tenant who pays my rent, I have the right to live in my house without people at my door everyday bothering me. These people are so desperate to rent this place out that they do not care about tenant rights. They refuse to return my calls about the problem. No not do business with a company that is only out for themselves.....horrible operation!!!!! read more

I have had a very positive experience so far with West Valley Real Estate Nick from the office is extremely helpful. He was very accommodating when my husband first came to check out the rental property we were moving from Sacramento and he worked around my husbands availability to show him several different rentals. We asked him to expedite the process because we needed to move quick and the very next day everything was processed great turn around time and excellent service!! I asked him about a problem with one of the sinks and he sent the Service guy out the very next day to check it out. They gave me a gift card for paying my rent online and the mail was undeliverable they hand delivered it to my house I was so thankful for that I have never had that with any other company I have rented from. I would recommend this company to anyone looking for a rental in the area.Thank you for being a great rental company makes life a lot easier. read more
