There's something very shady with this company. They are NOT trustworthy. No bad reviews ever, that's the first red flag.

I would like to say that my experience with collegiate housing services (CHS) was amazing. However…read morethat would be extremely far from the truth and misleading. My experience started off with paying the application fee of 200$; an extremely easy thing to do. Whenever speaking to CHS they informed the incorrect due date for this money. So one week beforehand my chs representative informed me that if the money was not turned in that I would not have a place to stay. Them informing me this information was via a picture of their table that was an extreme mess; also a phone call that was rude, abrupt, and unprofessional. I reported them to the college I was going to immediately but I don't know if it went anywhere. This once again was my first ever encounter with CHS, a service I PAY for to go to college AWAY from home. CHS is a scam that if you yourself, your kids or anyone else is considering, don't go because they'll rip you off and provide zero assistance in any of your issues. CHS is currently starting their apartments off at 639$ (2556$) amongst four people; However the actual cost of these apartments is 1200$ (with no govt assistance). CHS only provides you with two couches, four twin size beds, three tables, three lamps, two dressers and two nightstands. Everything else you're accountable for on your own or your roommates. So in total you're paying 2556$ for all of these amenities (on the low end) an absolute ridiculous amount for stuff you mostly have at home. CHS also retains the right to move you at will so everything you've grown accustomed to and bought with said roommates can immediately be moved with you to other apartments with different people. They will also try to break your lease to do this tactic so make sure you triple check everything your lease says because they can and will use it against you. My representative has also been one of the worst people to deal with especially in this difficult process of college. One of the experiences that comes to memory immediately is that they let a student know that their car is getting towed from the apartment building. However it was extremely snowy and icy at the time. The student let her know that and the lot hadn't snowplowed anything. Their reply when the student's car was actively getting towed was "Buy A Shovel". The student however was able to get his car before they towed it off the lot. I had a similar situation but instead my car was taken at 2-6am in the morning before school and had no warning. They provided me with no warning before costing me over 250$ in a tow bill. I've also had numerous issues with photographic evidence and more that weren't handled or laughed at. At the apartment currently the hot water was shut off for two weeks. Regularly the fire alarm goes off and the fire department shows up. We have started to have an ant infestation from the neighbors downstairs. There was also a throw up in the main landing way to the outdoors. The bathroom also has water backs up so we can't even shower. I have many more things to say and if anyone wants I will include pictures of everything.

I don't usually write reviews, but I'm genuinely excited to share our experience at 82 Flats…read morebecause it was such a great one. My fiancée and I lived here for a year--our first apartment together--and it quickly became a special place for us. In fact, we got engaged while living here, so it will always hold a special place in our hearts! The location is one of the biggest perks. Being in the north side of Indy meant we were close to everything we needed--great restaurants (District Tap was our go-to!), shops, and other conveniences, all within close proximity. Yet, the community still feels tucked away, safe and peaceful. The complex itself is well maintained and does live up to its "luxury" branding. The grass is regularly mowed, common areas and hallways are kept clean, and at night, the building has a cozy charm with all the balcony lights. Our unit was clean, comfortable, and felt like home from day one. Most importantly, what really set 82 Flats apart was the exceptional management and maintenance team. In our experience, this is often a pain point in apartment living--but not here. Everyone in the leasing office was friendly, responsive, and truly seemed to care about residents. Whenever we had concerns, they were addressed promptly and professionally. One example that stands out: when our A/C unit stopped working in the middle of summer, they tried to repair it but quickly determined it needed to be replaced. While waiting for the new unit to be approved and delivered, they installed a temporary window unit to keep us comfortable. We were really grateful for that. Lastly, If I had to point out a couple of minor downsides, I'd mention two things: First, we wished there were longer walking paths or a secure outdoor area for dogs. Second, the delivery situation could be confusing. Because there's another apartment complex next door, delivery drivers often had trouble locating the right building. The package room can also be tricky to locate if you're not familiar with it. We eventually added detailed delivery instructions and asked for items to be left at our door, which helped a lot. We recently moved downtown to be closer to work, but we still find ourselves missing 82 Flats sometimes. We just received our full security deposit back with no surprises, which was the perfect end to a great rental experience. We highly recommend 82 Flats to anyone looking for a clean, quiet, and well-managed community in a great location!

Pros: Safe and great location, parking (easy for tenants, potential for reserved/private garage spots), the finishings (granite countertops, vinyl "wood" floors, large vanities, private balcony, spacious closets, etc), the amenities are nice (gym is frequently empty, pool is spacious, valet trash was so convenient), never saw a bug inside, maintenace was painless and prompt, and the front office staff (despite some turnover) is communicative and friendly (Shout out to Riley, she is the best!) Cons: My dishwasher did not work very well, there were minor finishing/cosmetic flaws (mismatched paint over patchwork, scratches on the floor), and parking for guests is limited to ~8 spots for the entire complex, which was a pain when hosting. All in all, it is a well-run, nice complex that, if in your budget, is worth the money.

I hired Bauerle Roofing fall of '24 for a roof replacement. Key issues (not exhaustive):…read more Skylights (0 of 3 done correctly): Two skylights were replaced with oversized windows, requiring re-installation about a month later once incorrect skylights were identified by homeowner. The third skylight, estimated and billed for replacement, was not replaced at all, identified in third-party inspection. Roofing Issues (some): Inspections revealed a torn shingle, nail pops, improper gutter installation in one area (still allows for standing water despite follow-up "repair"), flashing gaps around a reinstalled skylight, lack of caulking on the chimney, etc. Chimney Work: The chimney repair was poorly constructed and not as described. Billing: The bathroom vents and skylight mounts were not included in the estimate but were billed for-- should have been anticipated. The insurance invoice contained incorrect figures and lacked itemization. Leak: Only months after installation, moisture was discovered in the attic. Bob Baulerle (owner) and crew dismissed it as only condensation. Monitoring and expert opinions revealed a leak, potentially from the area of a ridge vent (installed by Bauerle Roofing) within inches from a skylight. Repairs to be monitored. Communication: Bob is increasingly disrespectful and unprofessional. He shifts blame, reacts defensively, and is the victim. He makes the process painful, and his assessments and work cannot be trusted. We've incurred costs corroborating issues & spent HOURS of time for improper work to be redone. Caulk fixes won't last the roof's lifespan, and excessive traffic redoing work will not have been good for the shingles. The roof/work will have to be regularly monitored. A new roof is an expensive purchase! I had hoped for peace of mind and a job well done. Hiring Bauerle Roofing has been a fraught, miserable, & costly experience thus far.
