We are relocating from Chicago, and in the process of having a home built with William Ryan homes. Being 1st time new construction buyers, we weren't sure of what to expect. However, we have been extremely satisfied with the process so far. Initially we had inquired with other builders but everything seemed to be a run around, couldn't get any answers or honest feedback. Then we found Ash, who has made everything so easy. He is patient, and very knowledgeable. He takes the time to let us ask all questions even the dumb ones. He has provided us weekly updates, photos and a clear expectation of what is to come. Purchased my house in 2022, and I'm currently still being tossed around. The bedroom and bathroom smells like mold. William Ryan home is NOT a good fit if you have a family or are planning to have a family. I had issues with gas lines and sewer lines linked to my washing machine. Construction rod sticking out in the garage. Missing molding around the front door and more. Different color countertop. My neighbors' yards are flooded with every heavy rain. All the warranties are out the door after you close. Run, Run, Run. This is my 3rd William Ryan home and the worst. I didn't have these issues before with the previous properties but the quality lately is non existing and the response to concerns is seriously lacking. Even the cooperate office is useless. No attention to detail! There is caulk and paint in a good amount of the grout in our tiles, especially in the bathrooms. Also on the schluter in our bathrooms, there is so much paint and caulk all over . At our final walk thru before we settled on our home, we mentioned to the superintendent that there was putty and stains on all of the trim around our windows. Just had our 60 day warranty walk and that item is still on our list to be fixed. I feel like they rushed to finish our home( even though the market is very slow) and didn't pay any attention to the small details. These details listed above are just a few of the many examples of not caring about details. Also, at contract we added stone to the exterior of our home. Then two months later was told we couldn't have stone. Due to them telling us we couldn't have stone, I asked to change the exterior color of our front door, since we originally selected the color based on having stone. After I wrote a letter to upper management they finally agreed to let us change the front exterior door color. Guess what! When we did our final walk thru before we settled the never changed the color of the front door. I wrote a letter to management four days ago, regarding other issues( bath tub and exterior stucco cracks) and have not received a reply yet. Our 60 day warranty list is very long , so hoping all of these issues are fixed soon. If you are looking for a builder, that could care less about details, then William Ryan is the builder for you. We have built with three other builders in both VA and FL and I can honestly say William Ryan Homes is at the bottom of the list for their attention to detail. On November 30th, 2023 we purchased our home in the Lanier acres community. We absolutely love our home but extremely disappointed in how our warranty was handled. When we came for the walkthrough prior to closing we had expressed that the backyard needed to be rolled to even it out because it was very dangerous to walk. Well when closing came it was never done. Our building supervisor promised us that it will be taken care of. Months went by and still nothing. We found out that we have a new building supervisor. We received a survey and we expressed this same concern as well. When I walked down the road I asked the supervisor if he could at lease give me some dirt from what they are digging so I can at least fill in the spots so we didn't get hurt. There was another gentleman with him and said that they did receive an email to look into this. They did dump a very small pile of dirt and we filled in some very large dips in the ground. Again we submitted our 11 month ticket and I spoke with a Chris and explained to him that since it's too late to roll the grass that it needed to be professionally fixed. He told me that since they can't get a truck back there but he would give us some dirt. I explained that my husband has ulcers on his legs and I have neck and back issues and we are 55 and older that we can't do this ourselves. He dumped a small pile of dirt and told me to sign the ticket that it was taken care of. I told him it was not taken care of he said well we gave you the dirt that they gave us to do ourselves and that's all we can do for you. I have family members from out of state that I was going to recommend them to buy houses through your company but after how this was treated I will never recommend anyone to your business. Unfortunately I have to leave one star as this builder builds poor quality homes and is very dishonest. Customers are so unhappy here in Cross Creek, that the sales person told new potential buyers not to talk to neighbors because we are crazy. What's crazy is that we closed on 7/2021, it's 3/2023 and WRH has still not addressed items identified during the walkthrough because they are too busy building low quality homes for other soon to be upset customers. My biggest issue is the poor tile installation (lippage, crooked tiles, uneven grout lines) which nobody is taking responsibility for even though I've had multiple meetings with WRH, the floor subcontractor and tile manufacturer. read more

This company will lie a lot. Some of the folks are cool but the company only cares about numbers. Also be careful of the reviews on here because a lot of them are fake especially the positive ones. They were told to post positive reviews to counter the negative ones. The negative ones sadly are the ones that are accurate. I would HIGHLY recommend you stay away from this builder as this has one of the WORST quality homes you could imagine. They cut corners and treat their own people like garbage. So yeah if you want to put your hard earned money down the drain be my guest. But be careful. read more

Buying a home with William Ryan Homes at Cross Creek is like going to a fine dining restaurant where the menu looks beautiful and the service starts out great until for your surprise you are served lunch meat instead of the beautiful Porterhouse steak you ordered. The worst part is that neither server, the manager or the owner can understand why you are not happy with your meal no matter how many times you try to explain you expected to get what the menu showed and described. read more

Built a spec home from WRH in the Parrish FL Cross Creek community in 2021 and of the 4 new builds I've ever done this is by far what worst quality home I've ever seen not to mention the poor sales, building and warranty process. SALES PROCESS ----- (poor customer service) Ash Yassa the salesperson automatically shuts down any change requests from customers before he's even checked with staff internally. This shows that he doesn't value customers and is just there to sell homes and protect the builder. BUILDING PROCESS ----- (lack of transparency or flexibility) I agreed to purchase a spec home that WRH was advertising to be completed by late May 2021. Upon signing the contract they immediately pushed that date out as they hadn't even broken ground. I had an agreement to sell my home with Opendoor and could select my closing date based on the projected completion date of my new WRH home. A few months into the building process I asked for a new estimated completion date and Ash told me that Corporate had instructed him to no longer provide estimated completion dates to customers. This was absurd as this is something all builders for years have provided with the expectation that it's an estimate and how can I plan the coordination to move and sell my existing home without this date. I escalated this to WRH management, speaking with Eric Mullins (Construction Manager) and he was very rude and told me they are not changing the process for me. I responded saying that makes no sense as you are changing the process given this date was advertised and updates had been provided previously to me. I pleaded that this doesn't make any sense, how is a homeowner moving cross country (2,100 miles) supposed to coordinate a moving company and sale of my home if you are not keeping me updated on this date. His response was that per the contract they will notify me 21 days prior to the completion/closing date. Secondly, the spec home was priced with a custom interior paint option ($2k) and I asked Ash Yassa the salesperson prior to signing the purchase agreement if that could be removed as we would be painting the home ourselves. He came back saying they could not remove this with the reason being that changing this with their subcontractor would be risky as the change request will get lost and and mistakes would happen to sour their relationship with the vendor. Basically demonstrating their lack of care for the customer and confidence in managing simple change requests for things that are months away. In the end, Ash said that if we didn't want to stick with that paint color/option, maybe we shouldn't purchase the home. Interestingly enough when it came to adding over $10k in other options there was no pushback even though these items also required a change request. Simply put WRH was more interested in adding $$$ to the home vs. taking away options that would reduce the sales price. Lastly, WRH scheduled our walk-through 2 days prior to closing. I expressed concern, how are they going to fix things before the closing? Ash told me this was their process and that these items would be addressed in time. We also had an issue when Ash delivered the photos that showed a vented hood was installed above the cooktop when in fact our sales contract called for an overhead microwave that we upgraded. When I contacted Ash he said this was expected, the microwave was back-ordered, and that they installed the vented hood to pass occupancy. This was a complete lie as later I confirmed with Eric Mullins (Construction Manager) and Mark Monti (Superintendent) that WRH got things mixed up and thought our house had a vented hood just like the model they were building at the same time as our home. There was also a huge drywall bump-out above the kitchen cabinets specifically for the hood that was not required for an overhead microwave. I inquired about removing that bump-out as that is not what we saw in the model home in Ruskin that had an overhead microwave and looked out of place. Again Ash immediately pushed back on this. In order to get this removed, I had to hold $$$ at Escrow to ensure it was done or I would not close on the home. This was the only item WRH addressed prior to closing, none of the walkthrough items were taken care of as Ash had originally promised. WARRANTY PROCESS ----- (poor communication, miss-management & follow-through) 9 months later after closing on my house on 7/23/2021, I'm still playing cat and mouse with WRH to get items from my walkthrough fixed. This has been an absolute nightmare as I'm unable to comfortably live in the home I paid almost $500k for, instead, I'm living in a nightmare construction site and WRH has had 2 warranty support people quit without notice due to the stress and failure they have set them up for. The newest warranty person Jerob informed me that WRH doesn't even keep track of what has been fixed/not. My biggest issue is the FLOORING as it looks like a child installed it. read more

I closed on my home in Lake Lucaya in Riverview, Florida, in Sept 2016. Including initial grade, drainage on east side has been worked on four times and still during the rainy season, water stands over 48 hours, staining walk and sometimes algae grows.. Ryan Warranty now has twice declined to do any further work. I have submitted written and photographic documentation since after Hurricane Irma in 2017. Now I am submitting an estimate from one who works in drainage and I am expecting Ryan to pay. Before fourth "fix" was finished one rain came and I took picture the next morning. Huge volume of water on ground. What good is warranty? This is not landscaping. read more

My family and I built a brand new home in Las Palomas community, the first house under the ownership of William Ryan Homes. Closing date was June 11, 2020. Yet, on closing there were still holes in the bathroom tiles and wall, missing fixtures (grab bars that we paid extra for, bathroom soap holders, etc.), a sliding door that makes loud banging sounds every time you close it, a combination lock that they haven't given us the code to... totaling up to 13 issues that still needed to be completed. We thought that they would come by soon after that to fix those things, but nobody would even call us back. It is now June 30th, and the field manager was supposed to come today at 2pm, and then he pushed it to 5 pm, and then he said I'll call you tomorrow because I have an "emergency." Clearly, William Ryan rushes to close when they were not ready. Once they close we took a backseat to their next sale. What good is a warranty when the builder is too busy for you? My Husband and I closed on our home in January of 2018. One of our big concerns was having a variety of houses around us, we did not want to live in a community where all the houses were the same. We went with William Ryan Builders which owned the majority of the lots in the development we were building it. We settled on a model that had 3 elevations and we picked the second one meaning we paid more to have that elevation. We were told that the same house model could only be build on an adjacent lot if it were a different elevation which was one of our concerns. We thought this was great. Well to our dismay a house on the adjacent lot to us ( adjacent meaning the lots touch) is being build, same model and elevation as ours! I thought this had to be a mistake so I contacted someone from William Ryan and was told because the house did not face the same was as ours that it was ok and met William Ryan guidelines! I cannot voice enough that this is not what we were told. We were told they could not be on an adjacent property! The fact is we were lied to for them to make a sale! I have tried contacting several people and I keep getting referred to someone else! PLEASE BEWARE when working with William Ryan Homes get it all in writing! read more
