Windsor Homes unethically stole $49,000 from me with their predatory sales contract!
Their sales people are manipulative, high pressure, and unethical. They are no different from unethical used car salesmen, except the penalty you pay is much higher! As soon as I started negotiating with them, they claimed they had another customer interested which scared my wife and pressured us into signing the sales contract, and the very next day I told them I had made a mistake in signing the contract. They did not care and they told me that I will lose my $49,000!
This is a warning to anyone thinking about buying a home from Windsor Homes: their sales contract is extremely predatory and solely one sided. You have NO rights, after you sign their contract, and the sales team does NOT care about you at all! Their contract has NO option period (there is no way to backout of the contract, the second you sign it) and absolutely no way to back out of the contract (if you have trouble with financing or anything goes wrong) without losing all of your earnest money. I spoke with sales agents, the directors of sales, and a VP of the company, and none of them cared that they were going to take my money, just because I had signed the contract. No work was done by them, other than producing the contract and signing it. They claimed that I caused them to miss out on selling the property to another seller, because I signed their contract. This is baloney, because I notified them 24 hours after signing that I wanted to back out. If they actually had a customer, the second customer would easily have been able to purchase the home. But, obviously they were lying! There was no other customer!
I had to hire an attorney to look over the contract, which he said did not conform to the standard Texas real estate commission (TREC) contract, in that they do not allow for an option period (i.e. they do not give you a few days to change your mind, like the standard TREC contract does). He said they created a very unfair contract with zero protections for the buyer. Also, they required 5% earnest money, which is EXTREMELY HIGH. Most sellers require a 1-2% earnest money payment. This money is at serious risk, if anything goes wrong with your sale! They also forced us to have the deal close in 30 days (big mistake). 30 days sounds like a lot of time, but if anything goes wrong with the deal or you have any issues with financing, you will either lose your earnest money, or they demand $500 per day compensation from you! NO JOKE! 30 days is not much time, if you have ANY issues with financing. They know this and require a 30 day close, so that they can steal more money from you, if you have issues!

I highly recommend not doing business with Windsor Homes in Texas. If you do have to do business with them, do not put down more than 1-2% earnest money, be very skeptical of their high pressure sales tactics, and get a lawyer to read and modify your sales contract to give you some protections. A home is the most expensive purchase you make. It is foolish to sign a purchase contract for one, without getting legal assistance in reading and understanding the contract.
