The selection of flats on Keatons Hackey's books is a little limited but then these are interesting times when it comes to property. Located just near Primark on Mare Street, Keatons almost resembles the famous Foxtons buildings but in a more autumnal palette. It's not hard to spot and definitely worth popping in for a chat with the agents if you're looking for a flat in the Victoria Park/London Fields area.

Due to a bad recommendation I originally tried to sell my property through Foxtons and they were a shambles. I don't mean to be rude about them as that's not my style but Keatons are in at totally different league. Over the last 11 months, since I got in touch with Keatons to sell my flat it's been a roller coaster of emotion, but I'm now delighted to have exchanged and looking forward to my move into a new home in a few weeks time. I've got to specifically mention Stuart Milburn who really was amazing. Through out the whole conveyancing process Stuart has been the one person who keep everything together. Dealing with my solicitors, the agents of the property I'm buying, and their seller, my buyer and her solicitors, the surveyors, in fact every one involved in the whole process, Stuart was the constant calm. Having fallen through once due to my original buyer pulling out, and then almost falling through again on the day before exchange it was Stuart's level headed totally professional mediating that convinced the seller of the house I'm buying to stick with me and keep the whole deal on track. Very impressive, thank you Stuart. To the bosses of Keatons, that guy is gold dust!

From my very first meeting in Aug 2017 at the Ealing Branch to a follow-up-care phone call I received just a few minutes ago (Janu 2018), Mr Rastogi has been so caring, courteous and has always maintained the highest level of professionalism. He has not only remained honest but managed my expectations well when giving me mortgage advice. I have been overwhelmed by the additional help and care that Mr Rastogi has shown whilst I looked for a suitable property to purchase. He often went out of his way, at no extra cost, to search for properties and sent me email links to properties matching my criteria, he even spoke to estate agents on my behalf - a task that can be rather daunting at times. This is an exceptional service and a wonderful example of 'understanding the needs of ones client' The 'life time' membership fee is well worth it if you are fortunate to have Mr Rastogi looking after you. Oh wow, another person dealt with Bahrul at Barnard Marcus. I last spoke to him a few years ago…read more Bahrul is one of the most incompetent & dishonest people I've ever had the misfortune to meet. Usual story of things not working & not being fixed, losing keys, losing paperwork. He got the names of people he worked with wrong (obviously my name too), couldn't use his work phone, computer, printer. He was always shabbily dressed and stank of stale cigarettes and strong body odor. The fees levied before even signing up for the 12m lease were outrageous, but I foolishly didn't question them at the time. It turns out some of them were simply made up and those that were "standard" the prices wildly inflated. Even signing up the lease required me to make 30-40 phone calls over about 6 weeks. He would constantly promise to do XYZ by the end of the day/week etc, and never did anything. Let me stress this, ANYTHING. I had to literally go into the agents multiple times to sort out the most basic of things because he was so disorganized and incompetent. During the lease, multiple issues were never fixed (leaking roof, broken/leaking radiators, apartment never cleaned before moving in etc). Even paying the direct debit required hours of my time because they "deleted" it after 2-3 months. After 12 months, Bahrul called to ask if I wanted to extend the lease (I did for 6 more months, but the owner was going to let me stay on a rolling basis). He said I had to pay the extension fee of £150. I said I wasn't going to do that. I got another call 10 minutes later saying if I paid within 7 days I could get a discount. I then asked Bahrul if I had to pay this fee, because it seemed they had just made it up. He finally admitted it was an optional payment. I said I would take the option to not pay it.

Suffice to say that I was on the phone to my solicitor on the point of pulling out, when I was talked off the ledge (on separate occasions) by the lovely Elaine, Emma and Stacy. From the beginning there was a high level of professionalism. All maintained a sense of humour and, as individuals made my house sale seem like it mattered to each and every one of them. The valuation was realistic and fair as was the advice I received before as well as during the sale process. I would highly recommend the use of their services, especially if you value local, independent minded firms who employ grown-ups with personalities. Also their offices are dog friendly!

TERRIBLE FOR LANDLORD & TENANT…read more This horrific company advised our tenant to throw away any items she did not wish to keep without consulting us (almost £700 worth of kitchen supplies, hoover, etc). We only found out on the final inspection. M&P categorically refused to take responsibility. At that time, we had long since de-instructed M&P from managing the property as our tenant had become increasingly furious with her terrible treatment nearly a year earlier, providing reams of email evidence verifying extremely rude replies and ignored correspondence. At the same time, M&P advised our tenant was "difficult." We saw no evidence of this in the email chain and - along with their mistreatement and disrespect of my wife - we could only conclude that they were terribly sexist, thinking that because our tenant had complaints that she was "difficult" when in fact her complaints were raised in a fair and reasonable manner. M&P refused to refund our management fee, despite all this. We made no request for refund of the lettings fee: this is only £300 we were talking about for three months of management. When the tenant moved out, we severed our business with them and requested £579 back which they held on acount. They confirmed this amount in writing and agreed to send it back to us IN FULL. Then, over the Christmas holidays, they shorted us around £150. This is by no means the full extend of their incompetence: though they were exceptional when we first used them three years ago, they rapidly deteriorated. They regularly irritated the tenant before last as well, and have shown my wife to regular sexist mis-treatment throughout, increasing in severity and disrespect. This is a terrible boys club with no morals, no accountability. DO NOT USE THEM.

The property was previously put on the market with the other estate agent in Orpington for a while but However they failed to sell it and unfortunately it took quite a while to sell and I have to go back to Robinson Jackson Agents , where I initially bought the property 6 years ago . I cannot thank and praise John, Sharon , Steve and the Other branch partner of our Orpington branch enough as despite of all the worry & frustration . Sharon & John were very efficient, polite ,honest and maintained email and telephone contact throughout these difficult Pandemic worrying time which made me and my family feel we were in good and capable hands( Robinson Jackson) During this difficult time Sharon & John were helpful and came up with Alternative solutions and reassured us that they were doing everything they could to progress with the sale of our property . I can genuinely say that we as family absolutely made the right decision in going back to Robinson Jackson Estate Agents to market our property, which we bought from them and the agents met all our expectations as promised.
