Nope. Don't use them. Sorry. They are nice people to deal with during the inspection but they miss lots of things. Inspectors need to be held accountable. Unfortunately they are not. Issue 1. Was told plumbing in master bath was inspected. It was not because there may have been things in front of the pipes, yet they checked off that they were inspected. Guess what...pipes were leaking into the wall. Had to have bathroom wall removed, closet wall removed, mold cleaned up, carpet torn out and vanity tossed. When contacted they admitted they missed it. Went through their insurance company to try to get the problem taken care of. Insurance company said it wasn't their fault. That the pipe could have started leaking after the inspection because of the date on the photo I sent was 20 day after the inspection took place. The copper pipe was rotted all the way through. The clean up company was amazed that the house did not flood. Their company said I was at least entitled to my money back. Waiting for my money back, still have not gotten it. Issue 2. The drain pipe for the washer is 3 inches away from an ungrounded plug. Never noted in the inspection report. Again they could not see it because they could not move anything to look at stuff. This was behind the washer. I could see it. My Attorney said they were allowed to move the appliance to look at that, but they did not. When I asked them about that I was told that it was fine because my house was built in the 50's and the codes were different then. Really? I don't think so. You missed it. Now, issue 3. There were some things noted on the outside of my roof. I will give them that, but...I have some mice issues that took me up into my attic to set traps. When I go up to the access to set the traps I find plastic sheeting in one isolated area in my attic, with water on it. The sheeting is clearly water damaged and the previous owners clearly knew this area was an issue but did not disclose it. So I go to my inspection report. This is what it says: Observations: * Could not access the entire attic due to not being able to disturb the attic insulation. * Could not access the entire attic due to size restraints. There is an opening that I went through and I am 6' 215 pounds and these are smaller guys that did the inspection. I mean what the hell? So now I am stuck dealing with yet another major issue because of negligence on the homeowners parts and laziness on the inspectors parts. Issue 4. The bathroom vent in the master bath, vents into the wall. Seems like something an inspector should have pointed out. Not even noted. Issue 5. Refrigerator. Checked inspected. This is small, but the ice maker and water dispenser, don't work. Found that out after I took possession. Again minor but when something is checked inspected and doesn't work then it should not have been checked inspected. If you don't care about getting a good report for your new purchase, then use these guys. They will point out if your plugs are not grounded well or if there are cosmetic things that need to be taken care of. I mean they made sure my counters were good and noted it. I mean they took the time to make a note on the counter conditions in the kitchen. Materials: Plastic Laminate Tops Noted. Observations: * Appeared functional and in satisfactory condition, at time of inspection. So if you want a good inspection of your property of things that matter. Go someplace else.
