On 8/11/2016, we did an inspection on the property. At the time of inspection, soil was dry but there were signs of water intrusion in the crawl space (large cracks on the soil). The rear ADDITION crawl space was dry and no signs of water intrusion. We recommended/did the work on (11/18/2016/) for underpinning to prevent further settlements of the foundation, pad footings and seismic retrofitting upgrade. L.A. city final inspection approved and signed off the permit on 12/16/16. Early 2018 the new owner called us to do another inspection and we responded on 1/19/2018. During the entire inspection, our inspector found out that the new owner renovated the bathroom in the ADDITION. New plumbing pipes were also installed. The crawl space ADDITION was now showing large cracks on the soil due to water penetration causing also the concrete piers and vertical posts to settle. There was no recommendation of lifting the house because by that time of the first inspection the house was plumb and level. Post, piers and beams as well are in good condition and no recommendation for replacement. Photos of before and after were taken and attached herewith you can notice the difference of the 1st inspection 2016 and the 2nd inspection 2018. We issued them a 20th year warranty for the underpinning and retrofitting work that is covered in the contract only. And their issue with us about water and wet soil has nothing to do with our warranty and this is a different issue.
BBB contacted us regarding the complained and we responded and submitted the necessary docs. needed as a proof of our work, and we did not get any response back and it is listed CLOSED/UNRESOLVED by the BBB. read more
