Hiring T-Square properties to manage our Bellevue condominium complex was a HUGE MISTAKE. "ABSOLUTELY WOULD NOT RECOMMEND".... As a past HOA president who dealt directly with T-square properties on a continuous basis, I can confirm that many of the complaints posted by other dissatisfied clients are absolutely true. T-Square properties is notorious for being lazy, purposely ignoring tenants emails and repair requests, and hiring awful 3rd party venders. "PLEASE THINK TWICE BEFORE HIRING THIS COMPANY".... -------------------------------------- This is a response to "Mark R's" reply to my review of T-Square... Yes, all HOA board positions are voluntary. If you can not devote the adequate amount of time needed to correctly fulfill the HOA president position, you then have no business in this position as 45 other condominium owners are trusting both you and T-Square management with the upkeep and care of what amounts to be for some the largest investment in their finical portfolio. There is no need to double or triple the HOA dues so to make the most basic and needed repairs in our community. For you to propose or even think about increasing HOA dues by double or even triple is absolutely absurd and further demonstrates that you do not belong in the position of HOA president of our community. If this HOA needs to prioritize the repair of low budget repairs due to "budget issues", this just confirms that are HOA monthly fees are to low and need to be increased so to support the budget needed to correctly fund this complex. As president of the HOA board, you along with T-Square are responsible for the upkeep and care of all common ground areas within the property among many other tasks. There should be no need what so ever for a survey from community owners in regards to "general maintenance and upkeep" of all common areas, and this includes the railings on all walkways. You along with the other board members and T-Square management should be beyond embarrassed that you have allowed the hand railing to get to the point where sections are completely rusted and caked with green mold and have become nothing more then an eyesore for owners. Yes, T-Square helps provide recommendations of vendors, and solicits bids for the board to consider. What good is it to our community if the recommendations by T-Square or vender choices made by the HOA are of companies who lack the common sense to do the obvious. *Example: The light cover in "D Hallway" was officially requested to be put back on after it fell off over 2 months ago. After 8 weeks plus, the repair (put the plastic light cover back on) still has not been made. RW Andeson maintenance had two opportunities to make the repair over the past month while cleaning D building hallway, but instead completely and purposefully ignored the light cover sitting on the floor while he vacuumed around it. Only "excuse after excuse" from both T-Square and yourself have been provided while the lighting cover continues to sit the floor with the interior of the light fixture being exposed. *Example: The very large broken tree branch that is hanging in the trees right next to the driveway has been there for over 3 1/2 weeks. The landscaping company has completely ignored it the last three times they showed up to clean the property. As HOA president, is it your plan and the plan of T-Square to wait until this large tree branch falls through someones car windshield as they drive by and then sues the HOA board for negligence? *Example: The hand railing with all the rust. The HOA board had the buildings and other areas painted a few years ago and purposefully chose not to have the hand rails painted. As HOA president, is it your plan and the plan of T-Square to wait until someone gets "Tetanus" from touching the rusted hand rail, then has to go to the hospital, and then turns around and sues the HOA for negligence? In regards to your own review of T- Square, thank you for confirming the large amount of turnover of T-Square property managers that both the HOA and owners are forced to deal with.
