I live in Leydon Rock so a lot of businesses just see dollar signs. I need a simple survey done in an established neighborhood where it should be easy to determine boundary lines. I don't need a new survey filed. I just need to establish where the boundary lines are. The job should cost less than a thousand dollars at the most. But I was quoted $1,500 dollars plus the cost of filing a survey report that I don't need. I have a survey report that I will hand to the surveyor for reference to find and mark clear boundaries on my property. That should not cost $1,500 dollars plus filing fees. The business owner wrote a reply so let me clarify. If I erred in stating that the $1500 included the cost of filing a survey report then that makes the estimate of $1,500 without a survey report filing even more egregious. That means that he intended for me to pay $1,500 PLUS a filing fee for an official survey report. The owner states that the estimate is based on the size of my property but he does not not know the size of my property because he didn't ask and he says he is not familiar with Leydon Rock which has thousands of homes in the neighborhood. Curious that he is unfamiliar with such a large area. The fact is that I was quoted a high estimate without asking for any real details and that in and of itself is troubling, especially when the next quote I received was $500 lower. As for my venting, well I see it as educating business regarding what is acceptable customer service and acceptable pricing for service. Pay attention and learn what customers want and what we are willing to spend our hard earned money on.

When I called them to survey my daughter's residential lot in downtown Denver they showed up on the day, at the hour and to the minute they said they would be there, completed the job in less time than expected, and while there Justin explained exactly what he was doing and why. Their drawings were precise, well organized, and understandable. Even though it's difficult to precisely estimate a job because of unanticipated circumstances, their cost was exactly the same as was quoted, and compared to other Denver surveyors, was very reasonable. Well, in no time at all, it was "mission accomplished" with the help of Terry Leach. We consider him to be our friend as well as mentor at the end of our transactions. Terry assisted in listing our unique property using state of the art, professional photography, beautiful color brochures, spectacular home staging and open house techniques. His knowledge of the real estate market, along with his assessment of repairs needed to make the house sell at optimum price were very instrumental in finding the perfect new buyer for our home. Terry listened carefully to us every step of the way, which I would consider to be his very best skill. He is able to really hear what is said and interpret that into success in both selling and buying. For example, there was a point during the sale of the old property in which we told him, the prospective buyers were going to be willing to pay top price for our property if we just held out. He understood that, and in the end, it was not necessary to budge on the price and we received top value for our home. However, the place that Terry really shines is in the home purchasing area. I consider this to be his real calling. He carefully questioned each of us as to our list of requirements for the new home, and really LISTENED! He showed us as many homes as we could possibly see, and was very careful to understand the strengths and weaknesses of each property from our prospective. Each time we went out to see possible properties, he had fine tuned our search. For example, when going to see houses, I preferred to not know the asking price up front so that I could evaluate the property itself without the financial impact. My husband however, being the "bang for the buck" man, really wanted to see the listing Price up front. So, when we met up with Terry to go shopping, my paperwork on each house did not showed the asking price, while my husband's included all the financial information. Further, the lot size on each home became larger with each home as it appeared we really valued a large space and the number of bedrooms reduced as he determined that we did not really need 6 bedrooms, preferring a large living space instead. Shortly after beginning our home search, Terry found the perfect home for us. He identified it, prescreened it, and then arranged a showing. Of course we fell in love. Naturally, no real estate transaction is not without it's bumps in the road, but after some tense contract negotiations by Terry, we were moving in the sofa! One point I really want to make is that we entrusted Terry with higher end home transactions, above 1/2 million. Throughout the entire process we were always confident that Terry had our best interest in mind. At the end of the day, any homeowner, buyer, or seller would be fortunate to retain Terry Leach for their real estate transaction.
