DO NOT MOVE HERE - Broken Appliances, Unresolved HVAC, and $6,745 in Exit Fees If I could give zero stars, I would. I've had a nightmare experience at 17 South Apartments in Charleston, SC, and I'm writing this in hopes that others don't fall into the same trap. Dryer Broken Since Move-In - Never Fixed From day one, my dryer was broken. I reported it immediately, but despite multiple maintenance requests, follow-ups, and promises, it was never fixed. I had to take my laundry elsewhere for months--despite paying for a unit with in-unit appliances as advertised. Not once did they offer a replacement, repair, or alternative solution. HVAC Issues - Ignored The HVAC system barely worked. I was either freezing or sweating through Charleston's extreme seasons. Again, I filed complaints and maintenance tickets--no resolution. Living in these conditions was not only uncomfortable but unacceptable for the price I was paying. Slapped With a $6,745 Early Termination Fee Out of frustration and health concerns, I made the difficult decision to move out early--but only because the apartment was not livable due to the unresolved maintenance issues. In return, they charged me a whopping $6,745 in early termination and penalty fees. Imagine that: they failed to provide working appliances and HVAC, and I'm the one stuck with the bill. BBB C- Rating is Deserved They currently have a C- rating with the Better Business Bureau, and now I understand why. They do not respond effectively to tenant concerns, and they seem more interested in collecting money than providing a safe, functional place to live. If you check the BBB or review platforms, you'll see I'm not the only one who has experienced this level of negligence. FINAL THOUGHTS I strongly advise against renting at 17 South Apartments. You'll pay for luxury, but get broken appliances, unresolved maintenance, and absurd fees if you try to leave. Management shows zero accountability, and their customer service is abysmal. If you're considering moving here--don't. Save yourself the stress, the money, and the regret. read more

They are awful, no one calls back and the office staff is just horrible. They are so rude when they want something and non responsive 90% of the time. I do believe they need to be investigated for what has been happening with safety features, gas leaks, no hot water for days, mold in apartments, leaks from air conditioners, electrical issues and dryer vents full you can see from the outside. Lived here for a year back In 2023. Had my room setup all nice and thought I was going to enjoy my stay. About a couple months in my window started to leak. It significantly got worse and got over my bed and rug. I called management ALL YEAR to come fix it and maintained would come by and just pain it. They always said tneed to get something else and I wouldn't see them again. Also I was dealing with mold. Management also knew about my situation and did nothing, came by to review said they would fix it then just ghost me. I ended up having to deal with it and temporarily fix it myself. I was done At the end of the year but they charged me a 400 dollar cleaning fee! Because of dust on my fans!! I went and complained and the lady at management was completely dismissive and did nothing expect argue . Saying I didn't do enough. Absolute trash. Writing this now because it pisses me off 2 years later I didn't more about it. read more

The apartments themselves were not bad. The maintanence was nonexistent. The stairways always smelled of dog urine and feces. Dog fecses littered the grounds, garbage was always piled up at the compactor outside. The problem I had was once we had to move the treatment we recieved from managment was deplorable.. For example we knew we had to pay two months rent and a fee for breaking the lease early. We were not told what that fee would be until we recieved notice that we were in arrears for the fee we had no knowledge of. We gave notice the end of July, moved the middle of august leaving the apartment empty and clean. We paid the early release fee and August and September's rent. We could never get an answer to any emails or voice mails we left about the deposit. Today we got a statment itemizing over $500 in additional cost to be deducted from the deposit. None of them were reasonable, but it is impossible to talk to anyone about this. Whomever manages this company should be ashamed of thier shoddy management and unhanded way to collect extra monies not owed to them. read more

We had a 15 month lease and are so excited to be out of that place! The air is fresher, food tastes better, the works now that we do not live at 17 South. Management is absolutely useless. They will lie directly to your face with a smile and the property manager that was supposedly working there during our time living at 17th South may have in fact be imaginary. You can even try to get communication from them in writing. They just won't respond after the initial promise to look into things, etc. They do not enforce any common courtesy amongst tenants (do you like listening to a reving motorcycle with an aftermarket exhaust for 15 mins at 6am every morning? If so, this may be the complex for you!), do not clean common areas, and fail to actually provide the services you are be billed for monthly (pest control, valet trash service, etc.). Before we left, management went so far as to try and get tenants to rat each other out for a chance to win $50, so you know, they are clearly into fostering a real sense of community. The "courtesy officer" works nights, so is not actually on premises when he would be needed, and even when he was, he failed to address any concern. Further, from our few encounters with him, he was incredibly biased and potentially just a straight up misogynistic stereotype (cannot say that for sure, just based on our few interactions, that's how he read). His incredibly unprofessional behavior was brought to management's attention multiple times, with us actually requesting a meeting with all of us just to get everything cleared up. Of course the "courtesy officer" failed to show up. Janet and Kevin did absolutely nothing to help resolve what started to feel like unsafe, aggressive behavior by one of their employees. The apartments themselves are actually nice enough, if cheaply made, and are definitely overpriced but where isn't anymore, right? Everything else though made it absolutely horrible to live at 17th South. Seriously, avoid it if you can. You'll be happier for it. read more

Please learn from our mistakes and rent elsewhere. We were residents for two years before this new horrible company took over and let me tell you they will nickle and dime you for everything. Let's rewind... when my husband and I moved in the major draw about this place was all utilities (internet, water and electric) were included for a flat rate. It made things super easy and with hot Charleston days it was nice to not ever go over for AC use. While the original management company wasn't the best this new one takes the cake for being absolutely horrible. First off there are no security cameras anywhere besides inside the "clubhouse". They have no printers for resident use, they took the tv away in the main common area and the gym has had a whole rack of weights stolen which shows how unsafe and unmonitred this complex is. For the crazy amount they charge people for rent there should be cameras around the property especially being half the apartment is in front of a not great neighborhood. No one picks up after their dogs so there is dog poop everywhere and people let their dogs walk around without leashes which is a huge safety issue and again does nothing to stop this. The gym was 24 hours with your key fob and then all of asudden it was broken and they still haven't figured out how to fix it so you could only work out when they were open (so good luck if you have a 9-5 job) There "secure" package room is always unlocked because the door is broken so anyone can just walk right in with thousands of dollars worth of packages just laying there. They have residents who are using their units as airbnbs and charging 400+ a night and they are doing nothing to stop them which in our leasing agreement was stated is ILLEGAL. We saw so many random people coming and going.They were told about this and sent the links and everything multiple times and they just don't care. The ladies in the office are so beyond unhelpful and they are beyond rude. After paying rent on time and never ever paying late they tried to raise our rent $450 dollars! Making a one bedroom barely 900 sqft apartment almost 2k. This place is unsafe, our building basically had a frat house upstairs and they would rip open the locked main door which literally takes away any security you have from people just walking in your building. There are people who walk around and look in people's cars, someone was shot near my friends apartment last year it's horrible and over priced. We would always hear gun shots and never once felt safe. They no longer offer all in utilities since this new company took over so now it's even more insanely expensive and good luck them handling any issues or concerns in a timely manner because they wont. My husband and I left our apartment sparkling and better then we found it and their petty selves had the audacity to charge us 15 dollars for a few scratches on the stove stop in an apartment we lived in for two years. They should have been paying us money back being for it being over 3 months that our amenities were un able to be used because they wouldn't get someone out to fix the key fobs! This new company is just out to make money. Another issue while the wood plank floors in all rooms are great you will hear every step your neighbor takes no matter how quiet they are. There are far nicer apartments and I would suggest you run far from this one. They will do nothing but give you a headache and wish you didn't rent there. I wouldn't recommend this place to anyone and if your a good tenant who does everything right they will take advantage of you so don't even bother. Our one bedroom apartment in two years went from first year 1350, then 1450 then they wanted 1900 not including utilities which is criminal and about a 24% increase. 17 South has went from bad to worse and I hope if your reading this you really take the time to make sure you want to lock yourself into that headache for 12 months. They also now charge you to pay rent no matter what way you choose to pay rent. They do not put their tennents first and we learned this majorly the last three months of us living there. Don't be fooled by the amenities.. the fob system has been broken for at least 6 months so the clubhouse (aka gym, restrooms at the pool, etc) can only be accessed during normal hours (when we're all also at work) so I had to join a gym and there's been no concessions made for this inconvenience. Plus, since the property was sold (Septembe-ish) the site maintenance has dropped dramatically. There is a growing pile of large furniture items around the dumpster, often piles of bags outside of the trash compactor, and not to mention the overflowing dog poop containers. Additionally, there is a growing concern about the German roach situation in the buildings.. I can't imagine that the trash heaps are helping the situation, I just hope pest control is still making rounds. The layouts are nice and the high ceilings are great, but at this rate it's not worth the price since we're basically paying for an amenity-less apartment at a trash dump. I know it's in "West Trashly" but I expected more for $2,250 a month and the beautiful tour experience. read more

Really odd reviews of this place. I've lived here for over 6 months and don't have many complaints. Only a few. Let me tell you the best parts of this place, starting with the noise. I cannot express how great the soundproofing is on the concrete walls. I sleep easily every night and don't have to worry about loud neighbors. I've had some grossly awful experiences in other places in W.A. but not here. The indoor hallways and the key fobs to enter buildings makes me feel safer too. They maintain the insides of the buildings fairly well. You can't always predict residents being dirty but i've noticed the staff vacuuming and cleaning the halls before. The Amenities they provide like the workout room and pool area are far superior to any complex in West Ashley. Paying everything in one bill is nice too. They include water, electricity, internet and trash valet into rent so it comes out to one total and not 10 subtotals. The staff can sometimes take their time with requests but at least they are accommodating and nice. My washer stopped working recently and they have someone coming tomorrow to fix it and they let me use their guest suite until I have it running again. There is also a new dog park they just built which is awesome. The only negatives is that right behind the complex is a not so nice area. I mean literally earlier today there was a shooting about 2 blocks down the road. Sometimes you can hear people yelling and screaming from that general area. But that's kinda just west ashley for you. Nothing like that happens here in the complex but it's a little unnerving walking around at night knowing that stuffs right around the corner. Oh but if you're brave enough there is a nice recreational area right down there with a soccer field. Just don't leave your kids unattended. Also some of the residents can be not so considerate here. Some people don't pick up their dogs mess and they can be a bit rowdy in the parking lot, revving their engines or shining their brights into literally every room at 11pm (this is happening as I type this) but again I feel like that's a west ashley thing and not this complex's fault. The rent is higher than usual for west ashley but you get what you pay for, a damn goods night sleep and feeling safe in your locked building. And the inside of the apartments are beautiful. The marble counters, drawers, the balconies, high ceilings, hardwood floors and the separate air-conditioners in each room are really nice touches that make you feel like, if only for a second, you might be living somewhere else. read more

This is the WORST and most unprofessional complex I have ever lived in. Not to mention the staff was very condescending when there was an issue and you asked for a resolution but also uncharismatic. This apartment complex is absolutely worth your time living here! The amenities are nice and the units are great. The staff have been incredibly friendly and helpful with regards to addressing any maintenance items I've needed. Additionally, the location makes it easy to get to anything you could need in the area due to nearby grocery stores and highway access to get to other parts of town! read more

You do NOT want to live here! You are better off paying more somewhere else. Here, you are getting what you pay for which is poor living conditions and terrible customer service. There has been an alarm going off in our building for 2 full days now. When I called management the first day, I was told it would be fixed the next morning. That night I had to wake up every 3 hours to go in the hall to silence it. The company supposedly came to fix it today, but the alarm started going off again after they left. I contacted management several times after it started up again. Initially they told me that they would take care of it and that maintenance would be coming by to shut the alarm off overnight. I called maintenance to have them come to shut it off and when they came 2 hours later they told me that they would not be coming at all overnight. I asked for management to contact me and got no response. Of course they will lie and tell me one thing during business hours and then tell me another thing once they close and I can't contact them anymore. They do not care about their tenants here at all. On top of that, the buildings are infested with roaches. We have even sprayed outside the apartment ourselves and it has done nothing to help the problem. We also haven't had a working dishwasher since we moved in. There is an unknown substance on the dishes when they come out and there is dirty water left in the bottom of the dishwasher. We called maintenance and he told us that this is normal and he couldn't do anything to fix it. We have been doing our dishes by hand since then. read more

Very pet friendly, along with a beautiful area that is safe for walking your pet. There are many places in Charleston to rent, but by far this location tops them all. I would not even give them one star. Horrible staff. Response time to any request is on their time, not within 24 or 48 hours, but rather when you are gone. This place is turning to crap quickly. I've lived here for about 4 months now and I love it! It is still under construction but they are rapidly working to finish up. Coming from out-of-state we looked at SO many other rentals and this one definitely stood out in quality. When people visit they are always impressed. Even though the complex is new it still feels homey. While every new place experiences a few hiccups at first, they've been helpful to try and address any issue. I'll write a pros & cons list to try and help others looking or incase management wants feedback PROS: * Kitchen - love my kitchen! The cabinets are spacious, soft-close drawers, and just really great quality compared to others (although I do wish the pantry shelves would slide out so I can find stuff easier). * Bathrooms - nice features & spacious * Closets - lots of storage space * Floors - plank flooring is easy to maintain and pretty (although dark so dust shows up) * Balcony - our building has really awesome spacious balconies * Parking - always available as of now * Package room - super convenient for safe keeping of packages * Gym is kept clean and has the basics (would be nice if they had fewer treadmills and additional machines though - stepmill or spin bike please!) * Pool is super pretty, excited to use in the summer * Feels safe, exterior is well lit and there are interior halls with key fobs for added security * Location is great because it is tucked away off Carolina Bay Dr so you can easily use those quiet walking paths or go across to the Ashley Greenway for walking dogs, running, biking etc * Weekly pest control as needed * Staff is always SO nice (Taylor & Lindsay in the office are super helpful!) * Eco friendly bldg and all-inclusive rent (not having to worry about electric bills/internet/water!) CONS: * Leaks - 17 South uses ductless AC, and you can change the temperature per room - great right!? While the living room one works wonderfully, the wall bedroom units have unfortunately leaked a few times and got on our stuff. They might be adjusting these for the the new buildings, but just something to consider when placing your furniture as they put them in the middle of the bare walls, so you most likely would place a bed or dresser/TV under one. We knew we didn't want to sleep under them so we had our things there that got wet. Maintenance (Daniel) has been determined to help the on-going issue and brought out a tech to adjust the hoses, so we're hoping it to be resolved soon since summer is approaching. We also had a few water spots come through our wall when it rained badly but I believe they fixed an exterior seal, as it hasn't happened again. * Lacking a few amenities other complexes have (recycling center/bike rentals or racks/dog park/garages or storage units/car wash area/fire pit) * Bedrooms are on the smaller side and those ceiling lights are weirdly dim (we added lamps) read more

I've lived here for about a year now and boy has it been a train wreck. The maintenance people here do everything in their power to enter your apartment and sometimes it's without warning. If there is a warning, it'll be for something unnecessary like to check to see if "everyone's toilets flushes" but nobody is complaining about the toilets. They do this all the time and have maintenance peeking in your apartment through the exposed windows as if you're not home but little do they know, you are home. I'm just tired of the amount of privacy that is taken away from you once you sign the contact. The leasing office is always clueless and never take your maintenance claims seriously. I had 2 tickets put in to have my door replaced and nobody ever came after I put in both tickets within a 3 day period. Take it from me, do not live here!!! It seems like a great idea in the beginning but you will hate yourself for it. Wish I could give this place negative stars. I hate you people that work here!!! read more

One monthly payment for rent and utilities is very nice until you submit an online payment, get email confirmation of payment, and find out a month later about a problem with your payment. I was in and out of the leasing office and pool area almost daily with no mention of the problem from management. They removed my payment history, amount due, and online payment processing tools from my account in the residential portal going forward and was forced to make monthly rent payments to them with certified check or money order for exact amount due. The only way to obtain the exact amount was to speak with the property manager in person. No invoice and no more easy online access. They made it virtually impossible to obtain an exact amount, call my bank to have daily ATM limits temporarily lifted, withdraw money from an ATM not already limited by that financial institution, safely carry ~$1400-$1500 in twenty dollar bills to a random gas station or Walmart for money orders in the exact amount given to me that same day. No one but Walmart will issue money orders at or above the $1500 federal reporting threshold. If the leasing office was closed or no one was available to accept my money orders that same day, then this entire process had to be repeated the next day. No Cash, no personal checks, no credit cards, and absolutely no money orders accepted for anything other than exact amount due. Assistant manager and employees on loan from a sister property would occasionally accept my money orders only to be returned to me a day or two later with some pitifully unprofessional explanation and an insincere apology. 17 South has makes it abundantly clear that luxury, high end, and next level are not synonymous with excellent customer service nor concern for the overall customer experience. Looking for a community where neighbors are strangers, residents are openly encouraged to spy on one another, and weekly emails encourage you to talk about your neighbor instead of talking to them? If so, your search is over. 17 South Apartments is the model for next level toxic living. Its claim to be revolutionizing the smart apartment living experience is a very enticing concept for the consumer. Unfortunately, this isn't about you and never was. Revolutionizing smart apartment living in this context only benefits the overall management of the property by minimizing workload and by shifting all rights and power of execution entirely to the Property Manager. read more
