Our area, The Seasons in Woodbury was hiring them to manage the HOA in my neighborhood for few years. They have done a horrible job of taking care the landscape in our area. Trees and flowers died each year due to lack of watering, trimming... Grass only cut once every couple weeks. Each year the HOA is increasing without the proper care they put in. They are overcharge $10 late fee for HOA even you paid them in full. They sent us a letter but do not have a proper bill pay to. Called Michael Mattson, the name on the letter and left numerous calls and they did not even care to call back to resolve the charge since it kept adding up and now even charged extra $20 and threaten us with the letter saying my account will turn over to collection while I already paid them $227 for this year. I will talk to my area representative and better find another one to manage our area. This is a horrible company, just like others saying, do not work with them. read more

A few months ago, I was talking to Deanna Star of this company on hiring their services for property management. I had a few positive meetings with her to get some information about their services. On one of those meetings, I made a comment about their contract terms saying that some of the terms in their contract were needlessly harsh and could have some areas for improvement. Next day, I got a message from her saying that they don't serve the City that our property is in and will not work with us. This company is not open to positive criticism and have discriminative practices as far as I experienced. Don't be fooled by this firm. Worst property management I've ever worked with. I'd like to warn all future tenants to think twice before doing any business with them. Once they you on board and sign you up for auto ACH rent deduction, they don't care about your needs as a tenant. Maintenance is slow or even neglected at times. They change the terms of the renew contract without any adequate prior notice to the tenants. Their every operation entails "admin fee" which is nothing less than a hole in your pocket. If they have admin fee for everything then why do they even have salaried employees for I wonder. All in all, you'd be better off renting properties with someone else. Original post: 33rd has been under contract for property management services for our townhome association for about 6 years. Overall we've found each of the 7 property managers we've been assigned, as well as most other staff, and especially the owner Tom Sedlack, to be unprofessional, unaccountable, unhelpful, and arrogant. They've consistently failed to complete standard break/fix tasks. They've failed to follow clear instructions outlined in meetings minutes. They've erroneously charged homeowners fees, and engaged vendors without the board's direction. They've failed to effectively communicate with the board and homeowners, and have never provided professional advice to help the Board's decision-making. Our associate has lost money and incurred ongoing roof damage due to 33rd's negligence (or incompetence.) Luckily, our contract is expiring soon so that we can pursue a contract with an established, trusted firm. read more

My roommates and I are all nurses with stable incomes of $60,000 yet we do not meet the income requirements because our monthly income isn't 6x the individual rent. We all make more than enough to cover the $750 rent three times over but because we don't each make $6500 a month they will not consider us. I have been with 33rd Company since 2010 and for many years they were a solid reputable company that managed my 3 BR 3 BA townhome without many issues. For the last several years, service has been terrible. I have a tenant that is delinquent for the 3rd time. I asked my manager A.K. to not allow the lease to renew after the 2nd time they were late. Imagine my surprise when I asked about the status of the turn over only to find they dropped the ball, tenants are month to month, and now they are 2 months late on rent. I was able to express my dismay with Eric whom I told him I am leaving to find a new management company. After some back and forth I found out Eric and A.K. are no longer with the company. Now I have a guy named C.J. that has never returned a single email or call just like A.K. did. I own multiple properties and have had experience with multiple property managers, and Michael Mattson is simply the least responsive, most elusive, and most frustrating property manager I have ever tried to communicate with. The move in process was quick and easy. Our original lease with a different company fell through due to the owners selling their home and we need a place in two weeks. We were able to get the process going and moved in within the two weeks. The company has a keycode to get in so you don't have to wait for anyone when moving in. Very hard to get a hold of, snow removal is terrible, and then the final straw...We never received a move out checklist but were given a move out date. I regret ever signing a contract with this company. After reminding the owner that I hired his company and that he worked for me, he responded with, "no, I work for the tenant". Really? 33rd Co. and I agreed to part ways and not renew our contract. They decided to be less than honest with both me the property owner and the tenant. 33rd Company told me that the tenant gave notice and would be moving out at the end of the lease. 33rd Company told the tenant that I was taking the property off the market and it would not be available for rent. 33rd Company informed the tenant that they would have to move but would be more than happy to rent a different property to them. Out of spite, 33rd Company lied to the tenant and made them move because they didn't want the tenant to rent directly from me. I've been a property owner for over thirty years and have never dealt with a company with as little integrity as 33rd Company. So far we've had luck with this company. When we needed some repairs a handyman (Steve) was prompt, polite, and fixed everything that we needed to have fixed. The scheduling process was simple. The only thing I would "complain" about is the cleanliness of the unit when we moved in. We had to clean more than what is reasonable (kitty litter and cat poop splatter in one of the closets, dirty blinds, sticky cupboards). Well where do I begin. First off I'd say that they are just like today's main stream media...they will accuse you of something before they even have the facts. I've been living under their "management " for 5 months and they have yet to look into my complaints but will act on other's complaints on the spot. There is a sense of racism going on here as I'm harassed repeatedly weekly sometimes monthly about things that actually never happened. My lower neighbor is favored since she's been here for (x) amount of years and she owns her unit. She also seems to be racist to which 33rd won't correct her wrong doings like getting in my face and yelling at me because my first months there my dog would bark and whine for a bit as I left for work etc. being a new environment this is normal but not to her or like her standing at my door for 30 secs to a minute just purposely trying to aggravate my dogs. I'm also mean mugged from HOA board members and get false complaints filed on me more than once. If you rent here and have complaints they don't care since you don't own. I was told that they can't take our complaints seriously because I'm just a tenant/renter....even though I'm the one living here. If I could rate no stars I would but let it be known they do not care about the renters by any means and they don't care about racial slurs or problematic neighbors. I'm the only Asian person in my building and I'm the one receiving false complaints on top of everything else...prior to our next door neighbor was Asian and he was harassed quite a bit too with the same issues from the same individual. 33rd is by far one of the worst HOAs I've been apart of/seen. read more

We moved to the Twin Cities from a different state 3 years on short notice and we weren't comfortable buying a home at the time. We are still trying to decide which area to buy in, and have decided to stay with a rental for the time being. 33rd Company has made the decision to stay with a rental much easier for us. They are very professional, are quick to set up repairs as they are needed, and do a great job managing the tricky task of customer service and keeping the homeowner happy. Initially everything seemed good. I am not going into great deal just highlight a few things. Yes, I agree their vendors are expensive; but, more importantly, I frequently did not receive details of the work completed, even when specifically asked for details, some service requests took too long to get completed. They do not like being asked for details of the repairs - do not like being challenged as this is considered 'inappropriate conduct' and a reason to end their contract without notice. I wrote three times asking for an answer of our tenants decision to extend or not. It was then they responded the tenants were told to move out at the end of their lease. They are good and bad, but in the end we became very frustrated by them and wish we had chosen another management team. The tenants they found for us always paid and left our house in good condition. They were very professional at bookkeeping and contacting us when need be. When we moved out however, they kept telling us we needed to have work done that was already done or unnecessary. I'd installed a smoke and carbon monoxide detector in an area of the house before we moved and they emailed us a week later that we really needed to have them installed in that same area (?!). A birch branch in the front yard broke and was hanging down on the tree. They said it was very unsafe for the tenants and that they hire a service to remove it. The bill they quoted us was insane. We said no and two weeks later (more or less), my wife visited with our real estate and he literally reached up and twisted the thing off. At times they were convincing and we'd approve it and then, WHAM, we'd be a lot poorer than we were. Eventually we just told them 'no' as much as we could. We felt they were in the business of making money for contractors in the end and it felt dirty. There was no trust between them and us within a month of them renting out our house. Our previous company kept poor records and made regular errors in our financial records. Rita and Cara have been working diligently to get as much information as possible, going back to them multiple times and meeting with us to go through old records and set up new financial reports exactly as we need them. As a continuation of my initial review, 33rd Company put new roofs on all townhouses in the complex last year. The roofing company they hired, installed the roofs improperly!! As a result, MANY homeowners incurred water damage this Winter. 33rd Company has been trying to shift the blame to the homeowners from the start of all this. This company is now management (a word used very loosely). Apparently they run interference and misdirection campaign for HOA board. They get paid and shield the Board while refusing to identify or contact person who directing their actions and paying them homeowners money. Currently-gargaes are leaking and there have been electrical fires in several including mine. Paid for pot hole repair and 10 thousand only got the smaller ones filled while the large dangerous holes remained. Snow plowing is slow and sloppy Replaced the step and you should see how awful-it appears was done by off book crew and not done well The residents of the complex have been with out heat because not required after 4/15 and you would not believe the positions they have taken which mostly are that they have their money you have a problem that is not of concern to them, purchase portable heaters if you get cold (I have that gem in an email). Have not even been able to get an answer about by what authority heat would be turned off at all when 36 degrees out. One says city (city says not true) another says HOA agreement and Dec's and associated documents but I could not find that and they can not cite so am going with it is a lie. Who in Minnesota would contract away the right for heat in April anyway? Just real poor quality people all the way round. Do not recommend doing business with anyone who has no integrity and feels no obligation to do job well. So we are filing with Attorney Generals office a fraud case and reviewing the paper records meanwhile we wait for the next election of Board members. Sad really read more

DO - NOT - TRUST - THEM! I have never had so many problems in my life, and I have been renting for years, both nationally and internationally (I am from Milan). They are extremely rude, never accommodating, absolutely horrible at communicating, they respond only when it's convenient for them, and they are sketchy. They have NO IDEA what customer service means!!!!!!!! I have never been treated like this before. My only advice: STAY AWAY! I was about to rent a property from them, and what they did to me was absolutely obnoxious - they made me pay for application fees, and then ended up giving the condo to someone else because I refused to send the security deposit immediately (after they sent me a WRONG acceptance letter with wrong starting/ending dates!). I tried calling them a million times to let them know that the contract they sent me was wrong and to have them change it before sending any money, and they NEVER responded. They contacted me a day after just to say that they had rented the condo to someone else since they did not receive my security deposit on time. LOL. My review of the property management staff is unchanged BUT I wanted to point out that Michele Novotne, their broker, did a great job handling the sale (to a particularly picky and demanding buyer). We have used 33rd company to rent out our house in Minneapolis for the past 5 years. Initially I was impressed with the company. They seemed experienced and only getting better. My satisfaction with this company has steadily declined over the past 3 years. My major complaints are that 33rd maintains a policy which excludes me the owner from doing any maintenance, interior or exterior, on the property even when ample notice is given to tenants. They also have a policy that prohibits me from hiring my own contractor unless this contractor is first thuroughly screened by 33rd. They claim that this policy is in place to protect the tenants however I do not believe that this is the real motivation. On one occasion I wanted some work to be done on my property and I contacted 33rd to handle it. The work was of poor quality and it was not what I had asked for ahead of time in writing. Perhaps I should have insisted on screening the contractor used by 33rd. Thirty third gets the job done however I believe that as they have grown they have become increasingly harder to deal with. If you want to turn your house over to a management company then 33rd is the place however if you care about your property and want to keep occasional tabs on it I suggest looking at one of the other management companies in the twin cities. read more

After moving out of town for the Military in 2015, my wife and I placed our townhome in Woodbury, MN in the care of 33rd Company to manage our property as a rental. After 3 years of the same tenant, the tenant moved out. I was preparing for or deployed to Afghanistan for most of this time and did not have the ability to inspect the property however I had confidence in 33rd based on their through inspection with lots of pictures prior to the tenant moving in. I was notified a few months ago the a/c needed to be repaired and after talking options with their maintenance folks, I authorized the a/c to be repaired. I asked the maintenance coordinator how I was to pay for this and he told me it would come out of future rent checks. Instead, 33rd took $3500.00 from my checking account without even a courtesy call to let me know it would happen. I emailed 33rd to call me to discuss their decision to conduct large transactions without any notice. They never called but instead sent an email with my contact say they had the right to take it, which they did but did so in an unscrupulous manor. I chose to terminate 33rd at that time. After taking possession of the keys, I enter the home for the first time to discover the tenant had allowed a dog to urinate all over the upstairs destroying the trim and the carpet while producing an overwhelming urine smell. 33rd had been showing the property to possible tenets in this condition and never told me about the damage. I have since tried to follow up with 33rd with multiple phone calls and emails to Cara Klatt, Director of Operations to stop the tenants deposit from being returned only to be ignored. 33rd is either incompetent in property management or deliberately hid the tenant damage and didn't tell me while putting the property on the rental market and conducting showings. As I write this, I am sitting in the field with the military trying to figure out to do with the damaged property next. read more

I see some low marks submitted by others, and I offer that no company in today's environment can be perfect 100% of the time; however, my experience was. The following is my support for the rating I gave this company. I began my relationship with the 33rd company property management company in 2007. At that time, leasing was a more attractive option given the decline of the housing market. I met with the owner and was impressed with his background, experience and my trust was enhanced by the fact he attended the US Naval Academy and flew for the Navy as a fighter pilot. His company offered a comprehensive plan that included, more due-diligence, resources, then I could ever have access to. My home was in a high end neighborhood, and I needed assurance that the tenant selection would yield a quality client. My fears were mitigated by not having to worry about rent collection, background checks and overall care and maintenance issues. Since 2007, they secured three different tenants and worked with me on a change of ownership in Feb 2014, and my rental income was never interrupted. Living out of State I also benefited by the tax deduction that allowed me to visit the property twice a year. Doing business with 33rd you will have a partner you can count on. The one star rating is for the lack of responses to emails and phone calls. I was reaching out to find out why snow removal hasn't happened for the past month and still have not received a response...at all. They got paid for December but are not doing their job. And that their properties ARENT section 8 approved . If your properties aren't approved they ARENT livable for anyone. I am in the process of filing a claim against this company THOUGH I'm happy I've come across their reviews because they're barely over 2 stars. Which says a lot about this company and if you look at their team on the picture you see not any diversity . Not any company with any real compassion or decency wouldn't accept section 8 or housing sub vouchers. I haven't rented from 33rd Company and won't. I tried to set up a showing. They ask all kinds of screening questions before even setting up a showing. In my opinion, that's inappropriate and indicative of a restrictive and possibly even discriminatory rental company. Then, when they did schedule the showing, they didn't confirm until the day before and never shared an actual contact number where I could speak with an actual person. Then, they didn't show up and still never contacted us. Afterward, I got one automated text notifying me the property was off the market and one thanking me for viewing the apartment (even though, as stated, they didn't show up!). They were incredibly rude and inconsiderate throughout. I'm glad I'm not renting from them and will warn everyone I know to avoid them. read more
