Seven months out, and they charged a booking fee of over $300 and a $200 cancellation fee on a four-night reservation. We never actually stayed in the Rosemary Beadh home that we booked through 360 Blue. But given the heartless nature is their business, we would not do so In the future. We rented a vacation home to commemorate the tenth anniversary of the death of my son, to have some family time to share. Unfortunately about 10 days before the rental, my 95 year old dad was hospitalized and I am his primary family member and caregiver. I reached out to 360 Blue asking that we be able to change our dates to a later time. I am aware of their policies around this. I dI'd not request to cancel, just to modify given the circumstances. I also offered to pay the difference in rental tate for a later date. Every representative with whom I emailed or talked refused to even consider helping. Not one person would even let me speak to someone who might have the authority to grant this exception. Bottom line, we were not able to go and I ate the $2500. Our stay with 360 Blue was by far the most disappointing experience we have ever had in the Destin/ 30A area. After vacationing here for years, we were excited to spend some time with our family (ages ranging from 7 months old to 62 years old) at the Emerald Coast. However, the entire trip was thwarted by the lack of care and responsibility by the company. During our stay we experienced: Receiving word at 10 AM the morning of our check in that the house we had fully paid for no longer had air conditioning. From there we were told that we could either stay in the unit with no AC or move to a different property that was off the beach and that we would not have beach access or receive any kind of compensation. Feeling as if we had no choice, we checked into the secondary property. After having to track down the property company for almost a full 24 hours, we were finally granted beach access, however, in order to access the beach we had to make multiple trips to take everyone, which is not ideal with young babies and kids. Because of this we were not able to enjoy the beach-- which we paid a premium for in the house price. Upon checking into the new house we discovered that it was not clean. Hair was all over each bathroom, saw multiple cockroaches in the beds, the floors were filthy, the dishwasher(s) were broken, the handle on the refrigerator was broken, the pool had clearly not been cleaned, and the coffee maker was covered with green and black mold when we tried to use it. At no point were we ever able to speak directly to a property manager during this disaster or offered any kind of compensation to make up for our trouble. The customer service team was as helpful as they could be, but only after repeatedly calling management before we finally heard from someone. We have rented properties through other companies in this area and will go back to them for future use. I truly don't know how this company is still in business. The lack of respect, hospitality, and humanity are unfathomable. Do not rent from this company if you want to enjoy your vacation. Last couple of things to add Henderson Villa unit 9/71 Dolphin St. were the houses. They knew about the air conditioning issues weeks prior to our arrival. When we were notified the day of, we were told it was only a 3rd floor issue. Not the case it was the whole house. One of their solutions was to give us a full refund and to find new accommodations elsewhere....... read more

We stayed in Branchwater- which we re named Rankwater . swing out front was nasty, crusty rug, inside and outside furniture was NASTY dirty- w stains and dirt everywhere - had to sit on blankets and towels. Cigarette butts , underwear, corset & another outfit was left in the master . Bedding had stains (yellow ) all over . Blood on blanket- mouse droppings inside bench w beach blankets - spent the first 24 hours dealing w this. 360 management was not "available" said they would refund the "cleaning fee". WE were the ones cleaning & covering couches, swings etc w blankets trying to make it look nice for our other friends that were arriving!!! would not RENT from 360 Blue ever again!!!!!!! Do not rent from 360 Blue. I rented a property they manage and paid in full for a month's stay. Two days before we arrived, they charged an additional $14,000+ to my credit card. After multiple phone calls - no one answers their phones - I got through to a Guest Ambassador (I won't share his name, being kinder to him than he was to me), who told me he would forward my information to accounting. Five days later and in addition to no follow-up on their part, there is still no credit and now the $14,000+ has gone through on my credit card - limiting my credit line as I headed out for a month on vacation. When I emailed the guest ambassador today, his response was,"I have forwarded the email again to my accounting department. They are the ones that will be refunding the credit card." That's it. No apology, no checking in, no real guest service at all. I will not rent from 360 Blue again and would recommend that you don't, either. read more

We rented a home on the beach for Labor Day well in advance (January) for our large group. A month prior to the trip, 360 Blue called to tell us that the owner pulled the house of the rental market for no known reason. They did offer another house that could accommodate our large group, although an hour further from our originally booked destination and NOT on the beach. Although the house was lovely and newly built with high end appliances, we were not offered a discount on the home rental for the inconvenience. In fact, when we did ask the employee was quite rude and obnoxious about the requested discount for the inconvenience this was causing our family. The employee basically stated this is the only option, take it or leave it. When I asked to speak with his supervisor, he said there was no one else I could speak to. Although, I understand that 360 Blue is not in control of owners pulling out of the market, I do feel they have the ability to provide better service and compensate for the inconvenience of such situations. So cancelled on us 17 days before arrival and lied. Told us the rental had been sold. I followed up and saw the house had not been sold since 2014. Called back and then they called saying not sure why we had to cancel. It may be because it was sold or maybe because they decided not to list with us. I have no idea. Really? I have stayed here several times before without incident but this time the standard was not acceptable for the price point. We paid $7000+ for the week. Refrigerator: We arrived to find the refrigerator was not working and a random fridge shoved in the dining room. There was no working ice maker or a way to have any ice! Cleanliness: The floors were dirty on our arrival and we scrubbed the kitchen floor ourselves the morning after we arrived. The comforters had spots on them. Towel in the master bath had brown stains on it. Garbage was strung around the garbage receptacle outside upon arrival. Linens: There were no linens provided for one of the Murphy beds. We tried to call service but it was after hours. They gave a phone number to text as an option and we did with no response. We had to call again to request linens. Dishwasher: A couple days in we discovered the dishwasher wasn't working. We called service to check on. They did come out immediately and they got it to run after multiple attempts saying u just had to push the top drawer in hard. Needless to say the dishwasher only ran that time and I could not get it to function. So I had to call service again who came out and found that indeed it was not working and so I am spending the day dealing with service who has to put a loaner/replacement washer in. Meanwhile the dishes are stacked on the counter and we are in the house because it's a rainy day with two service men amongst us because it's an open design. I stayed in a 360 Blue property in Watercolors Fl from 27 April-1May 2023. There was a roof leak that required remediation. A team came into the house and placed a dehumidifier and a forced air dryer. The equipment was very loud and intrusive. The master bedroom door could not be closed and the bunk room was not usable at all. The property, while very nice, is not accurately depicted on the website. Most of the art, accessories and high-end linens featured online are absent. Some of the furnishings are different. The home you see online is not the home you enter as a guest. This was marketed as a premium property that I paid a premium price for. Worst of all, despite numerous calls to discuss my concerns, a member of the 360Blue management team refused to call me back. I dealt only with receptionists or employees who were apparently not empowered to make decisions or address my concerns. The people I did speak to were courteous and professional but could only relay my concerns to management. Management was absent and displayed was I assess to be extreme cowardice. 360 Blue did make a modest compensation offer but, in my estimation, it fell well short of my expectations. WaterSound Crossings C-427 100 S Bridge Lane...this review is long overdue. We stayed here in the peak of summer. We had stayed with 360 Blue on many occasions, but we splurged for this condo to host the 5 of us, including my 74 year old parents. Our HVAC didn't work and management did not address it for over 72 hours. We ended up having to go to another property to sleep because our unit was at 80 degrees. Problems happen, but my frustration is the lack of care on their part, especially when you are paying such a high price. I spent much of an entire day waiting on maintenance to address the problem...they never came. Rather than telling me I would not be taken care of, the property agent continued to give me false updates. At 9:30pm, that's when I found out we would need to go sleep elsewhere. Lastly, they profusely apologized and stated they would take care of compensating the problems that had arisen. They did not keep their word and never sought to compensate us. This is not the quality I had experienced from 360 Blue and it makes me question renting from them in the future. Yes, the view from this condo is lovely, but if it's unbearably hot inside, who can stand to enjoy it. read more

Do NOT rent with this company!!! We booked a home during Spring Break of 2020 early in the year. We subsequently were emailed by the company that we would receive a refund since, due to COVID, we would not be able to use it. When we reached back out later, they let us know that they changed their mind and would not be refunding the money and we would have to take a credit instead. At this point, we did not want to use them at all. Finally, when we decided to try to use the credit, everything is booked up for the summer and we cannot use it outside of summer as our kids are in school and we both work. They will not extend the credit a few months to help us out. Their reasoning for not issuing a credit is that they did not want to go out of business, yet they are completely booked so that reasoning no longer makes any sense. Since this, I have heard nothing but bad reviews. Many of my friends and neighbors go to 30A multiple times a year and now refuse to use this company due to terrible service. If I can give a zero star, I would. Unfortunately this is the worst company to rent from the money they charge. We rented a gorgeous home on pictures (122 N. Winston Lane at Inlet Beach) that was cockroach infested and had sewer issues upon our arrival. Danielle from 360blue initially was working with us and it took her a day to get the server issues resolved. During that time we were unable to use the toilets, showers, and faucets. We had to take ourselves and our kids to the cafes in the area for that. There were cockroaches on every floor. 360blue, again Danielle submitted an order to get those treated, in the meantime they have us a bottle of raid to kill the roaches ourselves. At that point on day 5 our case was handed over to a Justin who had a pest control come out - at that point we were not comfortable to get our home sprayed with small children inside. The pest control guy also felt uncomfortable doing that, he only sprayed underneath the sink area. We requested that we be moved to a different property on the second day and we were told over the phone that they will look into it to see if that is possible. Aside from that, the place was filthy and dusty and had mold in all the showers and sinks. Please don't waste your time. These people don't care about the health hazards and toxicity of their rentals, they just want your money. We rented Natchez compound for our family. Upon arrival we get a call while waiting for luggage that the AC is broken and waiting on a blower. We have been here 4 days- unresolved except they think the window units must be perfectly ok. Then we had what seemed like a gas leak smell in the carriage house. Because 360 is so slow - pretty much unresponsive- we waited around 1/2 for gas company to come- OUR CALL. It was not a gas problem but even the 360 maintenance guy confirmed that it smelled like gas- either way- we can't use it because the smell it too bad. Next problem a refrigerator lacking shelves. Already tiny for a large home- but hard to use with 2 missing shelves. No response- then we find out the dish washer does not work. 4 days- no response (that means anything). As we were enjoying our morning- a random man opens the door with the code- no uniform - he doesn't identify- he apologizes as he quickly he gets into a personal car and not giving a name. 360 still not responding other than " we called the prop mgr- but have a nice day!" Still don't know who that was- Other that these big issues- the house is run down- windows and cabinet front very dirty- mismatched thrift silverware- and not enough- $4 pans- no napkins. Unbelievable. The funny thing is that we are about as chill as a renter could be- this just went WAY beyond patience.. highly recommend avoiding the company. read more

If you are within your cancellation window, I highly recommend taking advantage of that. Right now you get last priority to rent beach chairs, so you have to use public beach. Pool space is limited, so you are out of luck if you don't get in. Don't bother try asking them for relief, as they are unwilling to help. Nothing like booking a beach trip to a resort and not being able to use their beach and have a rental company willing to work with you. My recommendation would be to delay any decision to book a trip with this company until after COVID has passed. Learn from our mistake and save your money for now. read more

Rented from them - unit right on the beach that was to include 2 chairs and umbrella for entire week stay. We arrived - La Dolce Vita (chair and umbrella company) said 360 did not renew contract. We called 360 and had to leave a message. In the meantime, we rented 5 chairs and umbrella thinking 360 would make this right - not the case! The next day 360 explained that we did indeed have 2 chairs and umbrella. We spoke to beach crew again, they acknowledged that we had 2 chairs and umbrella - they were never set up nor did they ask us how we should address this. Every morning when I arrived at my 5 chairs and umbrella, the worker just said I had to call someone at the main office - ofcourse, you can not get them on the phone or receive a return call. On our last day, we were told there is nothing they could do to fix this. I spent $800 (and added tip) and 360 wouldn't make it right and La Dolce Vita wouldn't make it right - they didn't even put out the extra 2 chairs and umbrella that were promised. We reserved a rental for April 2020. 360 Blue canceled our reservation due to the executive order banning travel to Florida when COVID hit back in March. As part of the cancelation, 360 Blue (per the policies in the rental agreement) agreed to provide refunds to those guests. Shortly thereafter, they changed their policy and would only provide a credit. We have attempted to rebook twice, but the rental prices have gone up over 30-50% more than we originally booked for the same property. 360 Blue is going against their own rental agreement stated in section 17: (17.  Subject to availability for maintenance, owner usage, or other issues that may render the accommodations unsuitable for rental, and/or subject to the property remaining as a 360 Blue accommodation at the time of the stay, guests will be placed in the specific unit set forth in their Agreement, or otherwise provided with a full refund or an opportunity to stay in an equivalently priced accommodation if available. Notwithstanding 360 Blues' efforts, if the specific unit reserved is unavailable for any reason, guests will be limited to a full refund or similar accommodation at their election.) We have now had to involve an attorney and will be filing a complaint against Florida's better business bureau following multiple requests for a refund in accordance with their rental agreement we signed, but they are NOT honoring. They are have held our money for over 15 months. This company has caused undue stress on me and my entire family during what is already difficult times. They show beautiful pictures of the private pool & spa -- unfortunately owners won't let renters turn on heat?!?! What?? Spring in this area requires a heated pool!!! Then, one side of oven won't heat to temperature -- been waiting since check-in for it to get fixed! I'm pre sure that it won't happen while we're here!!! But here's the topper ~ this morning they started demolition on the property next door -- yes, that's right -- a big crane starting tearing down the house next door!!! Customers who rent a property managed by 360Blue, as we did, need to be aware of how extraordinarily bad their service is. We rented in Watercolour, Florida and even at the most basic level they do not deliver. When phoning them, not only do they not answer, they lave you hanging on for 5 minutes before transferring you to a message service. I did resort to sending emails on 3 occasions but not once did I even get the courtesy of a reply. Our property , on Sunset Ridge Lane, was dirty on arrival and from day 1 we saw an increasing number of cockroaches every day. On the one occasion they responded a maintenance guy arrived and offered to clean the floors. While he was there we pointed out that every tyre on the 4 bikes was flat. He agreed to inflate them and, in the process, burst one of them. He assured us this would be repaired quickly but this never happened meaning we only had use of 3 of the 4 bikes for the duration of the holiday. One of the beds collapsed on day 1. We were told it would be replaced. Again, this never happened. The welcome pack was an insult in that it might have been adequate for a couple but we were a group of 8! When I reported a constant banging noise they never responded but when I chased up, they said somebody had been and repaired it. This was simply untrue. We mistakenly left some precious items behind when we left. We contacted them to have these items returned but they refused. I cannot imagine a worse service and, as regular visitors to the area, we will never rent any property managed by this excuse for a service company Sadly the owner will not be made aware of how badly they are being let down by these agents but I'm certain they would be as disgusted as we were. We are having an absolutely terrible experience with 360 blue and a property they manage. Over the years, we've stayed in the Destin area over a dozen times. We've stayed at hotels, condos and houses. This year we stayed at a high end condo townhouse complex called the Henderson villas. Our townhome had six bedrooms and the total bill for one week was a little over $14k. On the day of our arrival (Saturday), we received a call that the elevator wasn't working due to a storm and it would be repaired Monday morning. We were disappointed because my dad is 79 and can't climb stairs but we adjusted and our my parents in the lone 1st floor bedroom. Not ideal that my dad couldn't go up to the movie room or any other part of the place but we didn't complain. When we arrived there was incredible humidity all over the place. Like floors were slick with humidity and they had water collecting salt bags everywhere. Not great, but again we didn't say anything. We aren't big complainers and we're on vacay so don't let it get you down. Elevator guy did not show on Monday at all. No call from 369 blue or anyone else. On Tuesday afternoon he shows up. Glad we were here by chance but no one told us he was coming or what time. He works on elevator for HOURS and finally gets it to work but the lights are out and he has no lights. It was Wednesday before we had an elevator with lights functioning. But the fun was just getting started because on Wednesday the house started getting hot. At first I thought maybe the elevator guy and doors open upstairs but no. The 1st floor and 3rd floor of our unit lost their AC. Tried to call 360 blue and their phone says they have service issues so maybe email and then cuts you off. So I emailed. They said someone would be out. Guy comes out and can't fix it. Says 3rd party will be out. 3rd party never shows and we received no phone call from 360 blue. It's 85 in the house and humid!! We thought we'll they'll fix it tomorrow. 3rd party shows up in the afternoon is there pretty much all day so we had to make sure someone was around all day. 3rd party eventually leaves and the AC still isn't working!! But he doesn't say anything. Just left and 360 blue doesn't call either. So now it's Thursday night and the 3rd AC has went out. Whole house is 85 and not one time has 360 called to check on us. I honestly can't believe this company is in business. I've NEVER wrote a review good or bad. Just not my deal but they are SO AWFUL I couldn't not write one. Edited to add: Their response is an outright lie!!!! They never fixed it!! It hasn't worked since Tuesday. We were a Saturday to Saturday rental! In the last 6 years or so, our family have used 360 Blue almost exclusively for a 30A get away 2 or 3 times per year. Lately their Ambassadors have taken quite a few steps backward. Two weeks ago we were trying to book a last minute trip since it was deep into the off season (and we were deep in snow). After trying 4 or 5 times to reach someone and leaving messages on the answering machine; we finally spoke with a rep. Over the next 3 days we spoke with a total of 4 different 'Ambassadors'; none of whom returned our calls when we asked questions about the properties that they couldn't answer over the phone. You decide.  I have never posted before but do so today as a means to educate our fellow travelers and homeowners of the many upscale and beautiful properties managed by 360 Blue.  I did not want to write this review. It's been nearly a month of hoping 360 Blue would listen and provide a resolution my family of 40 travelers could feel satisfied about.  They did not.  In June 2021, our extended family (repeat customers of 360 Blue) rented 3 large homes in Watersound Florida. This is our experience. We arrived to our home at 409 Coopersmith (this was the 2nd time renting this lovely home) to find the home under a total remodel, including building permits on the door. The home was uninhabitable. The day prior we received our welcome email giving us house access and internet codes, there was no indication of a problem.  We called the 800 # and it was over an hour before we physically spoke with a representative (long hold times often ending with phone disconnecting or directed to voicemail). While waiting on hold, I stopped a 360 Blue Service van asking for help, he too had difficulty reaching an appropriate representative. Once in communication with phone representative we requested a supervisor name or direct phone number. We were told that was not allowed.  They instructed us to email, or call the 800#.   We waited. Three hours after our arrival time, we spoke for the first time with a Aliza Sotnikoff. ​She offered us 2 hotel rooms (for 10 people) and stated they were working on a replacement property.  This conversation ended when the phone disconnected and no return call was received. On Sunday morning, we received a phone call from Shaun Crosby who stated he found a property.  The home was very nice, but 2 miles from our family, not near the beach. Not the experience we had planned for our family reunion.  Aside from booking flights home, it was our only option. We spent Sunday waiting until 4pm to move in to this accommodation. The only resolution offered by 360 Blue was the price difference between the home we had paid for in full 60 days prior and the cost of new home rental, minus 1 nights stay (as we only had a 6 day stay).   This effected the guests in our home, but also the extended family who rented the other homes in Watersound.  We spent the first night crammed on their couches and used their homes as "home base" throughout the week We use vacation rentals often, and understand the business. We understand homes change owners, management companies etc.  By not being informed that this home (which has been under construction for all of 2021), we were not given the choice to cancel or reschedule our trip.  Two days of vacation were lost.   You decide.  If you are a potential 360 Blue customer, you decide if its worth the risk to plan for luxury vacation rental and have this be the acceptable resolution to a "massive communication mistake."  If you are a 360 Blue home owner, you decide if this is how you want the guests of your home treated.  Reflect on paying 50% upon booking and in full 60 days prior to arrival for a 16K/per week property and receiving this type of poor communication and lack of care or customer service. Even little things, like failing to reimburse us for lost groceries, refusing to move our rental bikes to the new property and canceling the golf cart rental. The poor communication has continued. We have attempted to reach out to 360 Blue Management, in hopes to find a final resolution which would give us confidence to use 360 Blue again, and the difficulties continue. No direct phone # given.  Per management, "I know this fully impacted everyone in your party and we can not apologize enough for that. However, this does not change the refund amount that we will provide. I have reviewed this with other members of Management and we will not be able to provide anything further than what was already refunded." It's so frustrating, we want to return to this beautiful area and incredible home. Unfortunately we can't trust 360 Blue and their ability to successfully care for their customers. We rented 360 Blue Property "A Little Salty" the week of May 9-13, 2023. The home is really pretty and nicely appointed. However, there were so many problems with the home we will not stay there again. 360 Blue Property Management is clearly not managing this home. Renters beware. When we checked in there was no internet. We called and someone came out to turn on and off the router...which we had already done. He told us that he could not help us and someone came out the next day. In the afternoon. Took about 2 hours to fix. This was the beginning of finding appliances etc did not work. This house has not been checked on in some time. Our food spoiled in the refrigerator. It was tepid inside the fridge. The freezer gave us super soft icecream and the ice maker stopped working altogether. The stove had 6 burners and a griddle but only two burners worked. Knives were dull. Pool light was not working.Outdoor shower did not work. The golf cart parking brake did not work. The living room rug was filthy. We were overwhelmed with all the calls to 360 Blue we would need to make reporting issues with the house to fix things that shouldn't need fixing if 360 Bue was doing its job. We gave up. After getting home my daughter emailed a list of all the issues with the house. We were expecting a small refund for no wifi for a day and the pool not being heated even tho we paid for it. The rep my daughter talked with was rude and said, "How do we know you aren't lying?" I called at this point and got a different rep who was pleasant but was completely powerless to help. She had a woman named Serita call me back. Serita said that since we did not call with all the problems there would be no refund. I would never use 360 Blue to manage a property of mine. That house was built in 2020 and every appliance was broken. They were nice appliances too. Just too much broken in this home. I will be very wary of any property managed by this company going forward. A word to the wise: If you rent thru this company and the home has an issue REPORT IT IMMEDIATELY. I doubt you will be compensated but at least you will have done the smart thing. read more

Where to begin? From the moment we booked this property, we knew we were likely in for a poor experience. This was extremely disappointing, as members of our group have stayed in 360 blue houses many times over the years and had absolutely wonderful reviews...it appears something has happened to customer experience and quality control in the last year, which is especially obvious here from their 1.5 star rating and countless negative reviews just in the last few months. Our complaints started with a lack of email communication when we booked months ago, and ended with the most appalling display of customer service I have ever experienced after the trip. Because of the poor communication from the get-go and emails and guidebooks that were not received, we did not have the information we needed for the experience we paid for IE booking chairs on the beach, use of golf cart, etc. They boast "reaching us has never been easier" on their website, but we experienced quite the opposite. When told they would update our contact information to a different email in hopes we may start receiving the information we need, they failed to do so leading to issues on our trip day 1. We weren't able to use the golf cart for the first 24 hours of the trip, for instance, leading to us missing dinner reservations because transportation was so difficult to find in the area - costing us more money trying to rely on uber and lyft. The door that led to the pool didn't close properly, triggering the pool alarm, which is extremely loud and proceeded to go off sporadically every 60 seconds for 2 hours when we first got to the house. When we asked someone to come fix the lock/door, they came but never fixed the issue so we couldn't properly lock the house when left. Later that evening, we had to risk our safety climbing on tables and chairs (house has 15 ft+ ceilings) to take the batteries out of a smoke alarm that was going off in the middle of the night. We also discovered dirty sheets in one room with stains, hair, crumbs, etc. When we went down to the beach our first day expecting our chairs to be ready waiting for us like every other chair rental service provides in the area, we found nothing. They were on their lunch break and we had to stand there in the heat waiting on our chairs to be put up. If we had known their policy, we'd have been able to plan for this, but again we never received emails that explained the process. There were cockroaches in multiple bedrooms and our fridge took over 24 hours to cool (they did provide another one promptly when we called to report this - I would say this was the only issue they rectified quickly).   We understand things happen, and 1-2 of the issues were resolved or at least attempted to be resolved in a timely matter, but the hours spent prior to our trip and during trying to track down customer service to report issues with the property and having to beg for information we needed took significant time away from the expensive vacation we paid for. To have such an experience and be told a manager would call the day we were checking out to discuss the issues and not only NEVER receive said call, but be completely denied access to even a conversation with this person after frankly begging, is unlike anything I have ever experience. I was disgusted a manager flat out refused to give us the decency of a phone call we were promised - that was definitely a first. This was not the vacation I promised my group, and I would highly encourage anyone considering 360 blue to look elsewhere for rental properties, because we should all expect better of a property management company that takes care of houses costing 1k-5k + a night. Their core values include "doing the right thing" and "leading with distinction" - well doing the right thing is not promising a top notch experience and then after providing a horrible one, not being willing to make it right with compensation or even just the decency of a phone call. read more

To follow up from the response from 360Blue, we inquired of several guests at homes right around 28 Beachberry Ln, and they did not have the issues with roaches that this home has. It seems that either the pest control company is doing a poor job, or the team at 360Blue has not kept up maintenance. Also, I noted that my review solicited by 360Blue does not appear on their site related to the home we stayed in. Rather it only appears on their website, which potential renters of the home aren't likely to check. This means that other will rent this home and have the same issue, unaware of the serious roach infestation. Do not use 360 blue properties. The condo is really nice, but the 360 blue service is just terrible. We got here early and knew the place wouldn't be ready early, but on time would have been nice. Not only was the place not ready by 4pm, as stated in our agreement, it wasn't even all that clean. We had an issue with parking, both spots were taken. We called the number several times and no answers. I have been just hanging out and out of curiosity, I've called the concierge number over 30 times. NO ONE HAS ANSWERED, NOT A SINGLE TIME. Anyways, here's what Clair from 360 Blue said to me "well I didn't park in your space." Very helpful. We tried to book a reservation through their service and left a message on Tuesday. Shocking, it's Thursday and no one has called back. I don't know what these owners pay to 360 Blue, but they should get their money back. read more

We rented what looked like a great house for 16 and...it was! House was beautiful and precisely as advertised. Was pleasantly surprised with the level of glassware, dishes and accessories in the house that made cooking for a group a pleasure. Also, beds were extremely comfortable - all slept very well. Upon arrival, there were a couple of minor repairs that needed attention (pool heater, WIFI) and the 360 Blue team was on it. The level of service and attention to our requests was excellent. We stayed at 10 North Spooky Lane in Blue Mountain Beach when on our one week vacation over the Memorial Day 2024 ..We had 13 people staying in this house. The house was ok. What REALLY UPSET ME was 360 Blues total lack if handling my request by phone to them to come and fix the units ice maker in the refrigerator.. I told them numerous times that we cant even have a glass of iced tea but they never sent anyone to fix the ice maker the entire week we were staying in this $11000 rental. oh and on top of that the unit had a large under the counter ice make we were not allowed to use. After the third day of calls to them I finally just gave up. Had a sticker on it that said "not for use by guest ". Now that was total BS. They insulted me by offering to bring over a seven pound bag of ice each day for us to use. I told them that doesn't help me much with 13 people in the house. it was very inconvenient but we had to go to the store every day and buy three bags of ice. So we spent at least $75 on ice and had to drive daily to go get it. My family will never again do a rental through 360Blue. read more

We stayed at the Surf Shack on 34 Seaward dr. Santa Rosa Beach, Fl. The cleanliness of the house was sub par the ice maker and water and ice tray on front of fridge had black mold, dead bugs in cabinets, mouse droppings on kitchen floor. Upstairs ac was set to 69 and never dropped below 75 degrees downstairs unit also never dropped below 71 degrees. This house shows a nice out door space but you can't get to ping pong table because of over grown trees and bushes. All outdoor furniture covered with ants. You couldn't set anything down outside that didn't have ants all over it. We also had trouble with getting complimentary chairs called twice and 360 could only offer us the advice to see beach attendant. Also tried to rent golf cart through concierge and was told all good would email receipt. I didn't receive an email so I called 360 blue a few days before our arrival and received email back saying the reason I didn't get an email was because they didn't have any golf carts. read more

We booked a home with 360 blue in August for watercolor for the week after Christmas. They informed us on October 25 they were canceling our fully paid for rental and refunding us due to them selling our rental home. They have no other properties in watercolor available and now we are left without a place to stay for our vacation in 2 months. This kind of service is unacceptable!! Please be warned that your rental contract could be null and void per their terms at any moment, and leave you with no where to stay. read more
