DO NOT RENT HERE! This is the worst rental company ever. We reserved a property to accommodate 14 people as listed on their website and therefore have 14 amenity wrist bands to use the beach and pool. However, 5 days before arrival they sent an email saying we will have only 10 bands max and they will not move us to another property or supply the extra bands. They falsely advertised the properties, breached the contract and have the worst customer service possible. We recently stayed at a 360 Blue property in Rosemary Beach, FL (Seacrest). The house was nice, except that it had a smokey smell/odor when we entered the front door. We didn't notice it much once we were inside the house and didn't think much of it, until we got home and observed that all of our luggage and clothes wreaked of the same smell/odor. We had to re-wash all ours clothes and we have still not been able to get the stench out of our luggage, so we're going to probably need to throw it away. Other than the smell/odor issue, I would have rated the house somewhere between a 4 and 5. This low rating is due to the 360 Blue customer service. I called 360 Blue to report the issue within a few days after we got home, when it was evidence that the smell in the luggage was not going away. The representative said that she would speak with management and get back to me. Unfortunately, 360 Blue never followed up with me. Several weeks later, I called 360 Blue again to report the issue; this time it was run by management, and a decision was made that 360 Blue could not do anything about it because I did not report this issue while I was currently staying at the property, which is bogus because I didn't realize the extent of the issue until getting home, attempting to resolve the issue and realizing the smell would not go away. 360 Blue failed to take responsibility for issues caused by their property. BUYER BEWARE STAYING AT A 360 BLUE PROPERTY. If you don't have any issues, you'll be fine. But watch out if you have any issues with your stay, as dealing with 360 Blue customer service was one of the worst customer service experiences of my life. I am not the type of person who spends time writing negative reviews, but I felt compelled to do so in this case. First, all the communication I had when booking the property was done with Florida Luxury Homes, I asked for a quote that included the pool heating. I paid the amount given by assuming that it included the pool. After the hurricane, I emailed to check on the condition of the property and no one ever responded to me. A few weeks prior to arriving at the property, I sent an email out to and I received a short and rude response from Logan that I had not paid for the pool to be heated. I wanted my guests to enjoy the pool so I paid again. I received no check in information until 6pm the night prior to checking in, and an email from 360 blue that I had not signed the contract (that was never sent to me). I stopped by the "Mansion" at about 2:30pm at the day of my check in. I briefly checked the pool area and it was just a disaster. I arrived at the property at 3:45pm the pool area was never cleaned and the pool was col. My guests and I arrived to a dirty pool, dirty pool bathroom, the pool deck had chairs tossed around, there were foliage all over the yard, all the balconies were dirty and cockroaches at the pool bar area. YES cockroaches! Another call to 360 they sent 2 cleaners. My guests were arriving to that mess and cleaners around the house. Then a boiler starts leaking inside one of the bedrooms. A handy man and a plumber came, the leaking ordeal lasted until almost 9pm at night. The movie room didn't work either. Anotehr call to 360 to send someone to fix these issues. A handy man and a crew shows up to fix the problem and replace tiles on the pool. The pool was turned off FOR THE REST OF THE DAY. The workers were cutting tiles and prohibiting us from enjoying the backyard as I was supposed to have a BBQ and pool party. I did request the tiles to be replaced one year before my arrival when I booked the house. I simply did not want kids swimming with tiles falling off the pool. I left Vila Blanco clean and organized. Even the cleaners that arrived as I was leaving said that it was the most cleaned they have seen after a weekend of party. 360 Blue refunded my deposit, the $300 I paid for the pool that was not heated and $100 of the inconveniences. I honestly don't think that $100 for the inconveniences of arriving at a dirty house with cockroaches, non-working pool, movie theater, leaking boiler and construction workers is enough. I rented what I thought would be a beautiful home (26 Mist Flower Lane). Upon arrival, I was immediately met with a dirty home. There was a dirty towel on the kitchen floor in plain sight of the main entryway. There was dust and hair in the primary bathroom (which caused me to question the cleanliness of the entire home). This concern was later validated. The patio doors on the home were unlocked and open upon arrival (safety issue). Another issue with this rental pertained to the number of people that it can accommodate vs the number of towels and washcloths left for our use (completely unacceptable). And last but not least, the ice maker was not working and we'd been promised a bag of ice upon arrival (if said if ice-maker had not been repaired). Said repair had not occurred and ice was not delivered until day two around noon. Let me add that I rented this home to accommodate my family who was in town for my wedding. For an extended period of time it was obvious to management that the main door leading to the swimming pool was broken and needed to be repaired properly. Numerous apologies provided but a total disregard to the fact that it was there job to ensure the property they rent at weekly rate of $20,000 is up to PERFECT SHAPE, or disclose on the front end it is not and that the renter will receive a significant adjustment for the inconvenience. $200, offer, after a week of bringing this to their attention, is an INSULT on a $20,000 rental. Recommendation, confirm the status of the house and all major functioning items. Wow! We just stayed at a 360 Blue place - Coco Pucci in Rosemary Beach! The worst management company service I've ever dealt with. So many issues - parking spot blocked for a day and a half, app with directions to location outdated, Murphy bed not only broken but unsightly, dryer vent had at least an inch of old lint causing the dryer to blow cold air, they supply items for the bathroom that had the seals broken, oily substance all over the supplies in one of the bathroom- reached out to management company and their consistent response was thanks for letting us know. Probably the worst customer service I have ever seen in a business that survives on providing good customer service! read more

We booked through them for a stay over Labor Day weekend--at Seacrest Beach on 30A. I had never used 360 Blue before and did not even know they were reviewed on Yelp---had I known and read the reviews on Yelp, it would have given me pause for concern. Good thing I did not. Overall, in regards to the house we selected, we highly recommend it with the general consensus being that it was great, that we loved the place, we loved the 30A location and community and that we would stay there again. In specific regards to 360 Blue, we had minimal contact----we booked the place and they would keep us up to date via email. (Fortunately), we had not problems/issues during our stay where we had to contact 360 Blue so I cannot make a comment about response, etc. That being said from an improvement standpoint, I would suggest a paper copy of the info provided via the website or app be placed in the House. Due to our unfamiliarity with the app and/or reviewing the website, we missed a few significant information tidbits, for example, beach access point (good thing the public access was near), which we would have noticed if this information was in a booklet in the House. Two other points: (1) the design of the House is such that there are only bedrooms on the first floor, with the kitchen and den/dining/gathering area located on the 2nd floor. The House has room for 10 so if there are 10 people, there is no place for a sit down dinner for the entire group unless you do so outside in the backyard where there is a table for this purpose; and (2) there is no direct access to the backyard from the house----instead, from the first floor, you exit the front door and then walk around to the back, or from the second floor, you exit and walk down stairs which take you to the front where you then walk around to the back----this was odd to me. My review of the house description on the website did not indicate this All this being said, overall, in regards to the house we selected, we highly recommend it with the general consensus being that it was great, that we loved the place, we loved the 30A location and community and that we would stay there again, including would book our place through 360Blue read more

The absolute WORST. Roses are red, violets are blue, 360 blue will screw you too. Our extended family rented a beachfront home with a pool on 30a in Nov 2019 for July 2020. 360 Blue, to their own admission, mistakenly cancelled our reservation without warning or refund in Mar 2020. We only discovered the issue by chance in June 2020. They refused to correct the situation. Eventually, they refunded the 50% deposit, but it was obviously too late to rent a comparable place. 6 young cousins living in separate areas had been talking for many months about this trip, and were beyond disappointed. Stayed at a property with 25 others in Destin, Florida. We were called 30 minutes prior to check in to let us know pool heat was down and the hot tub jets don't work. Many of the guests found bugs in their room, and one unlucky soul woke up to cockroaches in their bed. When I contacted their support line, I was promptly blown off. ZERO STARS. I would strongly suggest to think twice before doing business with 360 rental company. AND - for those owners who rely on them to manage their personal properties, I would suggest you reconsider as they represent you as well. After multiple attempts (over 3-weeks time) to resolve our travel reservations, I am ultimately told "THE OWNER OF THE AGENCY IS AN ATTORNEY and that the contract is in their favor. They TRULY OWE US NOTHING based on its contents, and the offer(s) they are providing to renters are more than they should be receiving from them. How have we landed here.... Like many others, we were set to rent one of their properties in April. It has been a continual game of chicken with this rental group since the announcement of COVID restrictions; inclusive of beach closures, restaurant closures, facility closures and finally a shelter in place notice from the Governor of FL. They have changed their policies on the fly as more and more are effected - first providing refunds to effected travelers (which is the right thing to do given circumstances), now only leaving travelers with the choice to "rebook at one of their properties" within the next year. Now, with the option of 18-months if "its too hard to book in a year". However, in both of the last two options they keep $4000 of our money with only hopes we can work out a time to fly down later. I would also point out CREDIT in their terms is NOT A REFUND. It is a VOUCHER for their rental properties - under lose terms at best, period. The truth of the matter is we tried repeatedly to cancel earlier, knowing the health concerns were real. I was told all along that we could cancel, without a refund as the "fear of traveling" was my choice and cancellation policies in 60-days of arrival are breach of contract. With so many things shifting, we decided to stay the course then only to only learn that beaches, restaurants and facilities we now closed through April 30th. Again - we contacted agency "via email" (because you cannot get connected to the 877-number they've provided to discuss reservations) and were assured we were still "able" to stay at the rental property despite all the closures and warnings. The only option we have to cancel, would be granted in terms of a "credit" to rebook at a later date - despite the fact I filled out a form on their website earlier that day promising a FULL REFUND. We learned later that 360 BLUE ultimately changed the language in and reposted with a VOUCHER option only. Now, the Governor has stepped in (albeit a bit late) and issued shelter in place. We again try to call and cannot get through after repeated daily attempts to reach live person. However, we do finally receive an email (6-days prior to our arrival) letting us know that 360 BLUE has CANCELLED OUR RESERVATION as they cannot accommodate our rental due to recent restrictions. In the form letter sent, we are given now 2-choices; 1) Again, they will keep our $4000, and we can rebook at another one of their properties, OR 2) We can move our reservation back 1-week to 4/13 arrival instead (which, we all know they cannot accommodate either). After trying repeatedly to reach some on the phone via 877-number without success, we send an email in response to the 3/31/20 note we received. 48-hours and no response, so I try again to call (via a new number Ive dug up on the internet). I am told ... "SORRY, this cancellation falls after the 60-day cancellation window granted. We will only give you "credit" that you will have 1-year (potentially 18-months if really hard for you to come down) to utilize with us." I state that 360 BLUE was the one who ultimately cancelled the reservation, and not us. The contract terms being cited to us only outlines the terms if WE were to cancel. I then site the language in "their contract" which has provisions for a FULL REFUND should a reserved property be unsuitable for rental during confirmed stay. I am told that that too, does not warrant a full refund. 360's management have revisited the contracts, and the 60-day terms of cancellation apply to ALL of the terms and provisions of the agreement - regardless of who cancels. The last point I to consider as you read this, is that we had hotel reservations in the area for a couple of additional days - outside of our rental. LEGALLY they owed us nothing and they graciously cancelled the reservations and refunded us our full amount. They wished us well and to stay healthy. We, of course, did the same to them. We have every intention of coming to visit this area eventually, as we have heard SO many wonderful things. We will be 100% inclined to support those businesses that are, and have been protecting the interests of people in the community there, and those who are looking to visit. I will be far more skeptical of those who feel they "OWE US NOTHING" and that we should be grateful for what is being bestowed. Greed is a terrible monster. read more

We stayed at 39 Candle House Lane, Santa Rosa Beach, FL 32459 from 8/28-9/3/21. The reservation was easy and reminders were great! We called on the same day of the move in day and was allowed to check in at 1:00pm, 3 hours before the official check-in time. It was a very nice accommodation for people arrived early into Destin. The house was a nice 5-bedroom house for our family of 8 people. The house is only half a block from the community swimming pool which is very nice. The reasons I did not give 5 star to this vacation experience are as follow: 1. 1 bike's lock was broken so we can only ride 4 bikes on the first day. We changed our original bike ride plan and went out for a walk. The lock was finally fixed after we return from dinner. 2. 360 Blue should have advised us of the only 1 beach access near the property. We went all the way out to the beach access that was only 0.3 miles away. Little did we know that the beach access was closed for construction. We had to turn around and walk 1.3 miles to the other access because there is no parking. 3. We had invited some friends over for a grill out. Before our guests arrived, I found out at 10:34am that the house did not equip with grill utensils, even the in the check-in instructions show grill utensils are provided. I called the management and they told me that they will bring a set over. By the time our guests arrived around 12:30pm, we still did not have the utensils. I called back to the 360 blue office (the 855 number), a lady told me that they had place the order an hour ago and the utensils will be here in any minute. I asked her to confirm the delivery time, she put me on hold for a while to check with her management and proceeded to tell me that she would call me back, which she never did. The utensils were finally delivered the next day at 9:00am. We had a terrible time cooking our food that day. 360 Blue needs to improve its service level. For the "Majestic Sun" a property that prides itself n service I was disappointed in the condition of the room.... I understand current renters should wash dishes ..etc.. And no fault of management, BUT the condition of the condo has not been kept up.. 1) Stove top right hand large burner didn't work at all 2) We had to buy light bulbs for end table lamps 3) Mold in bathroom that should be addressed (at least paint it for aesthetic show) 4) Wallpaper peeling off 5) Throw rugs need to be changed ..I mean they are not that expensive 6) Minimal cooking pots & pans (another trip to Walmart) 7) Wifi band needs a boost..but I guess when you have hundreds of folks trying to access.. Renter and property owner beware-do not use 360 Blue. We rented 99 Compass Point Way #301. One of the reasons we picked this particular property was because bikes were included in the rental. We live over 11 hours away and not having to bring our bikes /not incurring the cost of rental bikes was a huge selling point to us. On May 13 we were informed that the HOA instituted a rule allowing only rental bikes on the property. I spoke with several employees of 360 Blue (Nick, Candice, and Allison) and got varying stories with each person. I was told that the bike racks at Compass Point were removed (they weren't), that renters could not keep bikes there overnight (they did), that they only allowed certain companies to have bikes there (they don't and many people had their personal bikes outside the entire week), and that 360 could not provide bikes for Compass Point (there were 360 bikes there every day and overnight). Because bicycles were something that was included in the original listing and part of why we chose this rental I asked if we would be compensated for the cost of rental bikes and was told that we would not, but they would be happy to send a list of local bike rental companies, costing us an additional $260. I understand that there was no additional charge for the bikes that were originally included, but it was a big selling point to us and something that 360 could have easily accommodated for a minimal cost. Secondly, another reason we chose this particular location was for the quieter, more private beach atmosphere and water view. On July 27, 4 days before we were schedule to arrive at Watersound, we received an email informing us that the HOA approved for the roof of our building and the building next to us to be replaced during our stay. I understand that this situation was driven by the HOA, but we wanted more clarification on the scope of the project and its impact on our 3rd floor rental unit. I immediately emailed Candice back with my concerns and never received a reply. My husband called and spoke with another agent about our concerns who promised to get back with us and never did. We spoke to several 360 employees trying to get a better understanding of the situation and what our options were (moving to another space, switching to a different week, a credit to be used later, or compensation for having a vacation in a construction zone) and were basically told we had no other options and to just hope that it wouldn't be as bad as it sounded when we arrived. When we arrived on July 31 there was construction material, a dumpster, and trailer parked in front of the building taking up all of the parking spaces. Our view was of workers, equipment, and materials on our building, the building next to us, the ground, and parking lot. The construction began earlier than stated in the original email referenced above and continued until almost 6pm at night. There were nails and debris on our balcony and debris hung off of the balconies and trees surrounding our unit. I would see residents in other units pulling strips of roofing materials off of their balconies and throwing them to the ground. The walkways and exterior stairs surrounding our unit had nails all over the ground. I called 360 and spoke with Allison to complain about the situation, who offered to send housekeeping to clean off the balcony, but at that point did not feel comfortable having 360 representatives in our unit while we were there. I understand that the timing of the construction was out of their control. However we paid a premium for an ocean view and our view was obstructed by construction materials, cranes that could reach four stories and enormous yard dumpster boxes. Trees and buildings were strewn with debris, there was excessive noise occurring beyond the hours included in the email, and the entire situation made our balcony (which is what had the ocean view) unusable. My husband and I spoke with several employees regarding the bicycles and the construction project and all of them were very sympathetic to our situation, but aside from apologies no one had an actual solution that wouldn't require us spending even more money (renting bikes or canceling our trip). We rarely spoke with the same person twice and even when I asked for specific contact information no one could provide anything outside of general number and email address. The 360 team is extremely adept and skilled at listening to your problems and saying what it takes to get you off the phone and then you'll never hear back from them. For us to book, we had to initially sign a contract and pay the full amount two months prior to our arrival. We fufilled our obligation by paying in full for an ocean view condo with bikes included that we would leave in the condition that we found it. 360 failed at fulfilling their obligations to the us. read more

Update: Based on 360 Blue's response to the review I posted on the Florida Better Business Bureau site, it appears that 360 Blue is now recognizing that where a renter's check-in dates were within the Florida Governor's ban (3/27-4/10) then the paragraph of the rental agreement that delineates its obligations in the event that neither the reserved unit nor an equivalent unit is available at the time of a renter's scheduled stay is indeed the contract language that applies. While that is progress, it would seem that the person who responded on 360 Blue's behalf is unfamiliar with the relevant language and terms regarding those obligations. The contract states: "Subject to availability for maintenance, owner usage, or other issues that may render the accommodations unsuitable for rental ,and/or subject to the property remaining as a 360 Blue accommodation at the time of the stay, guests will be placed in the specific unit set forth in their Agreement, or otherwise provided with a full refund or an opportunity to stay in an equivalently priced accommodation if available. Notwithstanding 360 Blues' efforts, if the specific unit reserved is unavailable for any reason, guests will be limited to a full refund or similar accommodation at their election." Per 360 Blue's response, "Our contract terms, that she agreed to and signed upon making her reservation, state that in the event a reservation is not able to be fulfilled our obligation is to offer alternative accommodations either via a different home or different dates." I have no idea where the language 360 Blue has provided regarding its obligation comes from, but it's certainly not from the actual contract I signed. Under the terms of our contract, I have elected to receive a full refund. I continue to expect and to wait for 360 Blue to provide that refund. read more

Had a reservation at Watersound for March 21, 2020( yes as Covid 19 was breaking out). Got an email from 360 Blue the Tuesday before we were scheduled to arrive saying that we could cancel because all of the pools and other amenities were closed on property. In addition Florida's Governor has greatly restricted restaurants and bars. When I called to cancel because was concerned to travel out of State in the current State of Emergency, I was told that I would be charged the standard cancellation fee of $269 plus tax. The manager told me that this was decided by the owner and there was nothing to be discussed. In the email sent saying that I could cancel and be refunded there was nothing about a $269 cancellation fee. Anyone who rents from them beware. Also how do you charge tax on a cancellation. At 11 days out, the contacted us and informed us the home we rented for our annual summer family vacation was canceled. 14 people, with no where to go. There were roaches in the kitchen, the dishwasher was broken, furniture is old and dirty and mold in the showers. Not what we have come to expect with homes at this price point. My family has vacationed in Seaside area since early 2000's and we've rented through 360Blue double digit times. Received call day before check in of 23 July explaining back door had issues and would not close properly, although was still operational. Upon check in: Back door (access to private pool) had several inch gap when fully closed - called 360Blue and was told back door was not operational. Asked for manager who contradicted info and told us to use back door. Third floor had two window AC units (sealed with blue painters masking tape) due to central AC issue. No propane tank in BBQ pit - called 360Blue and left message (after 15 min wait on hold) on status and never received call back. Later located tank hooked up to fire pit. One burner on stove worked. AC repairman showed up unannounced on Monday AM and told us AC would be shut down for several hours for replacement. My wife pushed back and service repairman wanted to argue about it. 360Blue showed up next morning unannounced to collect window units. Overwhelmed, underperforming and terrible communication. House was adorable but I literally had to buy salt and pepper and a wine opener and a spatula and things that should definitely be considered staples in a high end rental when I got there. House also had a weird smell when we got there so we let it air out before bringing in our things. We liked the home the first year we rented it despite some issues, they didn't rent it out the next year so we assumed the issues were fixed. This home came with a golf cart, otherwise we would've have rented one being it's harder to get to the beaches here with all of your things for 13 people. The golf cart never worked. After numerous calls, emails it is now day 4 of our vacation and the golf cart still can't be used. We tried calling around to rent and everyone is booked. The business hasn't helped at all only saying the "vendor" will stop by, still hasn't. Our pool is overflowing, not draining as well. A few other issues. The two units the families agreed on were a lot more than we've budgeted in years past, so it was going to be a stretch to make it work, but felt it was our last family vacation with our daughters; a college sophomore, high school senior & freshman. We would be sharing the cost of our unit with another family, so I made the first down payment with my credit card, processed it & filed it away. Was sick at the thought of the cost, but pulled the trigger... life goes on, work, school, soccer, graduation... I receive calls all the time from 'toll free numbers' never thinking it was of importance or 360 Blue & my personal gmail account, well, my trip was booked, so I wasn't concerned about the balance. I see an email about the balance needing to be paid in full by May 27. I email the link to my friend to pay her portion which was the due date & she didn't notice the email. So, June 20, our travel dates were 7/16-23, I emailed 360 Blue to see if there was anything else we needed to do for our upcoming trip & on 6/24 saw the email where they cancelled our reservation due to non final payment & rebooked it to another customer. I acknowledged that it was a total miscommunication on our part & inquired for alternate options where I was told they could switch us to a different rental then told no, since the owner already received the funds we'd have to rebook the same unit, for the same price before the end of the year & needed to let them know our decision by Jun 28. The only dates available to rebook was the week prior to our travel dates and two different weeks in August when all of our kids would be in & away at school and the rest of the year the unit was blocked... As you can imagine, I made several attempts to see if they would reconsider extending the rebooking to the following year to find a date that would be a win-win for us all. I was repeatedly put on hold when I called, in email given the same option to book on the dates they gave me & that we must tell them our decision by Jun 28. I called repeatedly & requested via email for Penelope or Austin to please call me, etc... as the dates won't work for our schedules. My dad suggested I file a dispute with my credit card company, which I do & received a full credit... Two weeks after our vacation, I learn that 360 Blue appealed my dispute & won since their contract clearly states what I clearly missed... Longer story, longer... I'm not sure anyone is as foolish as I am to NOT read the fine print, but it's disheartening when a company who wants to hire people who 'love making people happy and want to help everyone feel great' take advantage of a family simply because they can. And, this is only my disgruntled opinion, as 360 Blue claims to have reached out to the owner to see if they would consider extending the rebooking, but given the service & tone of Penelope & Austin, I can't imagine how that conversation went... This is the helpful part! We did meet a lovely condo owner & his family who own a condo in the same Legacy complex who suggested in the future I book through ecbyo.com & in his words, '360 Blue charges its owners more fees than others.' If you've made it this far, I would love to get in touch with the owner of 3880 E County Hwy 30-A Unit 401, maybe there's a chance they would consider a date that when we can make work. We rented Coco Pucci in the west lofts 2F. There was a smell when we entered the unit. It smelled like septic gases so we flushed toilets and ran all drains including washing machine, dishwasher and sinks. The smell did not go away. After calling and emailing 360 Blue our rep Justin indicated that they had had issues with smells in this unit before. This confused me as all the reviews on their site were 5 out of 5 stars. Turns out they remove negative reviews. The smell was so bad we ended up staying in a friends unit because it smelled toxic. They sent out a nice guy to try and find the issue and he also indicated that they have had several issues with this unit and smells. I tried to work with 360 Blue to work out a discount but they refused. I disputed the charge with my credit card and will never rent from 360 Blue again. They knowingly rented us a unit that had issues and then strung us along and wouldn't offer another place to stay or give any compensation for the fact that we had an unlivable unit. Besides the smell issues the unit is in need of updating. The shower curtain was dirty and the furniture was old and uncomfortable. There was not one drawer to unpack your clothing in the bedroom. I could have gotten past all that if the smell wasn't so bad. They are not accredited by the BBB and their rating is a C-. Stay away. read more

I would not recommend this management company 360Blue or Kathy Simpson Properties who uses them. I had booked the property 166 Seacrest Drive through Benchmark that was sold and purchased by Kathrine Simpson 3 weeks prior to the departure. Kathy promised to rent it to me through her real estate agent Missy Ormand of Engel and Volkers 30A because, according to her real estate agent the owner refuses to work with Benchmark so Benchmark was canceled my stay. First, I would like to apologize for everything you have gone through in regards to your reservation as I know it is very stressful so close to your arrival date. I know you have spoken to many people about this reservation so I have been made fully aware of the situation at hand. Unfortunately, since the previous rental company cancelled and refunded your reservation prior to 360 Blue being involved, there was no way we could have held the dates or created a reservation for you, as we didn't know about your prior booking. I believed 360Blue would stand by one of the mottos on their website: "we will always value integrity over self interest by treating people right and providing the best solution - even if it means forgoing our profit. We know that popular decisions are not always the right ones and the right decisions are not always popular. However, doing the right thing and staying true to our core values will always take precedence." Wow, I would love to say 360Blue did the right thing, but they did not. A verbal contact is a legally binding agreement. Missy Ormand asked that I send my contact and verbally committed on behalf of her client. All parties were made aware of this; all parties are guilty of breaking it. Our family was treated like a transaction over human beings and there were no comparable properties available 3 weeks prior to our departure. For all who are being shocked at the reviews on 360 Blue, they changed ownership a couple of years ago. 360 was one of the best management companies for a long time. When my family first rented from them they were small. Then they got bigger. Then they sold out. Now it looks like everything they do is based on getting the cheapest services from their sellers and providers to you at the highest price. Our family rented from them every year for about the last 6 or 7 years. Never a problem until last year. The house was always clean and stocked. Bedding was all in order, fresh sheets clean towels. Everything worked. My family rented from them again last month in Seaside, my part was $2500, the property was about 14k total. For the money, I'd just as well stay in Panama City Beach at a less expensive property. We will in the future. Or we'll vacation somewhere else entirely. The house was not well cleaned, bathrooms were cleaned like cheap motesl, the bedding and towels were cheap or old, stained and smelled of mildew. Confusion on getting in, difficult to get ahold of anyone to get any help. We thought our less than experience last year was a one time foul up. It wasn't. The property was in a beautiful location, everything near and convenient within walking distance. The house was nice outside. Parking is a pain for extended family. This company has gone way down since they were bought out a couple of years ago from an out of state company. 360 was run by locals before. They need to take the locally owned and operated off of their advertising. No longer a company to deal with. I suggest looking elsewhere. Reading YELP reviews on other management companies I see 360 isn't the only one going down. Sad to see what big corporations and corporate greed can do to a locally owned business. read more

Not renting from this management company again. Air conditioning was not working when we arrived and then after spending a couple of hours and money preparing our dinner for our last night at the property we realized the oven wasn't working. We had to run out for take out and the company refused to give us some money back for all of the uncooked dinner we had to throw away or for the take out order. Customer service to me is about the little things - hearing your customer and trying to find a solution to welcome their business in the future. We won't be back!! read more

We rented a 4 bedroom home in Seaside for a long weekend. The dishwasher was not working, and the a/c stopped working on our 2nd day. The management company was quick to get repair folks out to fix. However, they did not repair the dishwasher, and actually left something open so we couldn't even use the kitchen sink after that! So, on our 3 day vacation, we had no working a/c for a nite and no working dishwasher for 2 days and no working kitchen sink for a day. Yeah, sometimes things happen, but when it's this much "stuff", that is not coincidence,that is a sign of a bad management company. All the people we worked with were very kind, but I really would have preferred not to have to be on the phone and meeting with a total of 5 people in just 3 days to resolve problems with a vacation rental! read more

If I could leave less than 1 star I would!Words can not express how upset I am with the place that I rented for my daughter's bachelorette weekend. They arrived on a Thursday only to find the place with multiple palmetto roaches running around (7 different ones in different areas of the lower level - we have videos). We called and we promised that someone would be in touch with us asap. That never happened! My daughter and her friends left the property because they had no intention of staying there. I left multiple messages and no one called back. I finally had to call again the next morning, only to be told that "you know this is Florida and we have those here". Absolutely unacceptable! I asked the lady if I was staying at a 5-sta hotel like The Four Seasons and I saw a palmetto bug (common to the area or not) that they would say sorry ma'am, this is Florida and we have those here. I also asked if you had 7 of them in your home would you be ok with that? I have been given such a runaround over this and they keep making excuses. This property cost $2300 to stay and I can't imagine why you would not want your expensive properties to be known to have bugs of any kind. In one of our phone calls to them, they were playing the recordings of what I had left from the call I made and they were laughing in the background. It's no wonder their ratings are so low and I will use VRBO or AirBnB in the future, don't waste a dime of your money on this. read more

We had booked 82 Vermillion way many weeks ago and were very excited for our 6th visit to Watercolor and 30A. We were so rudely treated when we approached the 360 Blue management on an issue with a pool heater no longer working on a premium rental that we had for the week of 3/16-3/16. We have been renting premium rentals through 360 Blue for over 6 years and even with that fact they were completely unwilling to compromise with us on finding an alternate house that would allow the kids staying in the house to use the pool. The weather outside is in the 60s and the pool is less than that rendering the pool and outside area completely useless. We paid a premium to secure a heated pool rental and the fact that they were only willing to refund us $175 for the entire week was completely unacceptable. 360 Blue did not inform us of the issue with the pool heater and we had no time to change our reservation to another property. The managers we spoke to we outright rude, did not honor or even respect the customer. The 360 Management refused to listen and hung up multiple times when trying to reason with us on how to rectify the situation. We are out a great deal of money and will never be staying in a 360 Blue property again. read more

It's hard to reconcile the negative reviews of 360 Blue with our own very positive experience. I've dealt with many rental agencies over the years, and I can't remember a time that I was treated as well. The folks at 360 went above and beyond to accommodate our many questions, requests, and any issues, and the response time to all was honestly amazing. I was treated to friendly and personal service, always promptly. The home we rented, "Vitamin Sea" was gorgeous, very clean, and stocked full of anything we might need. When I first arrived, I noticed the AC on the 3rd floor was not working. I called, nearly closing time, and was assured it would be fixed or accomadations would be made within hours. Literally 8 min later, the maintenance team arrived. That NEVER happens in my real life. The issue was more involved than they could readily address so the team called someone else who arrived within minutes as well. The HVAC guy stayed for as long as it took (maybe an hour or 2, he was quiet and discreet) and the ac was fixed. It couldn't have been handled any better. I've seen reviews about cockroaches...we saw them late at night outside. I never once judged 360 for this...it is Florida, afterall. I know from living in Florida how hard it is to completely eradicate them. Unless you find an alligator in the pool, or ants and roaches are falling out of the cabinets, some pests should be expected. One more thing, I researched extensively, and 360 Blue had the best prices. I was hesitant to trust a company I hadn't yet heard of, but will never use anyone else again when I visit Destin. read more

Third time is a charm bc this is the third time this has happened to me in three years. 360 Blue was beyond rude and unhelpful on my recent trip bc the bride and her maid of honor were denied access to speaking with a manager when they were trying to resolve a list of issues that occurred. Had the issues been resolved in a timely matter, esp with a better attitude, then it all could have gone a little smoother. The issues are: refrigerator broken, issues with checking out on Monday morning, dead battery fire alarm beeping all night long, sheets on the guest house pull out bed had stains/food crumbs/bodily hair (video provided), door alarm going off all throughout the night and the man who arrived to explain to us what was going on was in no way helpful. Abosolately beautiful home but using 360 Blue to book this property unfortunately did n live up to it's name and "Seas the Day." read more

The idea they would boast themselves as a luxury rental company that state on their website that they "always do the right thing" and have "never been easier to reach" is the grossest misrepresentation I have ever heard. I would never recommend anyone book a house with this company after the poor communication and customer service we received this weekend. From having to beg for information we needed before even being able to check into the house and during the planning process to the bitter end of the disastrous weekend when we were denied access to a manager who had promised us a call the day we were checking out...I cannot caution you enough to think twice about working with this company. Vacations have never cost more than they do now, and you should take your hard earned money somewhere else where your trip won't be interrupted with constant issues from dirty sheets, fridges that won't cool, doors that won't shut leaving you to listen to a screeching pool alarm for hours, and missing dinner reservations because you do not have the information you need to utilize the golf cart you paid for. If you don't heed my advice and have the poor experience I can guarantee you will have based on their recent 1.5 star rating on yelp, do not expect any compensation or rectification or even the decency of a manager's phone call for an apology. read more

I have changed my review from two stars due to there was a prompt response to my comments in Yelp. Certainly will use 360 blue in the future again. Two extra stars for good customer service Reservations was easy, and follow up emails were also efficient . However, for over $1500 per night one would expect at least a small paper tissue in the house, perhaps couple more dishwashing detergents considering it is a chef kitchen. for house for many bathrooms and showers perhaps soap larger than a half silver dollar or at very least couple extra soaps. I do t think anyone would care about extra few dollars if it eliminates a trip to store. This is cheap shot for a place offering supposedly luxury vacation homes. BTW. The master shower drain was clogged so bad that just turning water on for few seconds would flood the shower. I guess they just use towels to wipe the shower and not really wash and clean otherwise how you do not see the issues with drains. Outdoor furnitures were really filthy. I doubt if they had been cleaned for like g time . The house need some work and good deep cleaning. read more
