This is the 2nd time I have used Jay with 4 Seasons Inspections. I had him inspect our home in Auburn about 5 years ago and this time for the house we bought in Renton. He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. To start off, Jay answered my inquiry about a home inspection promptly and set up an appointment the following day. When we arrived at the house, the seller didn't have the power or heat on, so Jay recommended we reschedule so he could do a thorough inspection. Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I think I'm still in shock over my experience with J. I could tell you about how this guy gave me an in-depth home inspection while I was out-of-state that made me feel like I was right there the whole time. 100% felt like that was some of the best money I've ever spent. I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! Update 6/14: From a communication, being on time Point of view, it was good. But next day after inspection, I discovered a few things that could have been easily figured out and not sure what happened and 4 seasons couldn't catch - the faucet for washer were leaking and once I turn them on it started to mess the laundry room. According to the report the appliances are checks so I'm not sure how this was overlooked. I had to call for an emergency plumber work to get them fixed Some of the suggestion I received from 4 seasons ( like B vents etc) , two different plumbers didn't necessarily agree and suggest that cost So, overall , it is a bummer from technical quality of work ------ I recently had the pleasure of working with James from 4 Seasons Home Inspections. From the very beginning, James was punctual, arriving exactly at the time we had agreed upon. James took the time to walk me through the entire inspection process, explaining each step in detail. He made it clear that he was open to any questions I had and even offered for me to accompany him throughout the inspection. J. Szczesny is a legend. We bought our home immediately with no inspection due to the competitive market at the time so we were extremely worried about its condition. His prices may be a bit higher compared to other inspectors, but trust me, he is worth every penny if you want the BEST quality inspector. J. inspected every nook and cranny of our home. Found many issues, educated us about our daily maintenance and how our systems work. This guy is super rude and very condescending. When we told him we were going with a different inspector since his price was not reasonable for the space we were getting inspected. Also, we didn't like his tone when he spoke to us. I mean, look at his response, "Pushkin cannot afford our service. " Even though a conversation we had did not involve what I was able to afford or not, we just told him he's more expensive than his competitors. He called us back right after we hung up to yell at us and spew foul language because we told him we'll take our business somewhere else. And then he found my email somehow and threatened to sue us because we left them one star on yelp. i'm so scared, I guess I should take back my one star. Trying to intimidate customers for leaving you a negative remark after yelling and cursing at them is not a good look. Hope you do better next time. He replied quickly, provided an example report that highlighted how detailed he would be and worked with us to find a date on short notice. Like many others here, I am so thankful that I called J to perform my inspection. He was beyond thorough and not only answered every question I had but also took the time to ensure that I understood what to look for if I purchased the home and how to care for it in the best manner possible. His findings were incredibly helpful. So much so that the selling agent complimented J's work and mentioned that he found a few critical items that were incredibly hard to find (ex. a low-e coating had failed on a window out of reach - yes, he caught that!) . To say that his knowledge of construction methodology, materials used therein, and thoroughness were exemplary is to say the least. Not only did he detect issues that will impact the final sale price of the home (for needed repairs), he suggested corrections that will prevent future damage/failure. The fact that he encouraged my brother and I (bro was a construction project engineer for a major telco) to follow him throughout his inspection demonstrated his desire to fully communicate issues and impressions. Trevor Loucks inspected the townhome that I am buying from the builder. I was told many times to not get an inspection as the builder would have got it done in any case and there will be hardly anything wrong. It's not easy to earn a 5 star review from me. The guys from 4 Seasons Inspections were awesome though. It is crazy to me how much knowledge they have about homes. It felt like they spotted every little thing. Not just the bad, but also the good! There were things I was worried about that they inspected and were quickly able to tell me that those things are not actually problematic at all; and they explained why. They spent nearly 4 hours inspecting a 1630 sq ft house, meticulously working through every aspect of it. They were friendly, respectful and very reasonably priced! There's a reason they have so many great reviews. The last thing I want to mention is that I paid to have them perform a sewer scope in addition to the home inspection, as the home I am purchasing is over a century old. Due to the older plumbing and some clogging, the scope was not able to be conducted. The owner was quick to offer me a refund on the cost of the sewer scope without me having to even say anything. If I have to do any more home inspections in the future, I will be seeking out these guys, and crossing my fingers that they have availability! read more
