My wife and I purchased a 25 year old house in Pagosa 2 years ago…read more All the walls had been freshly covered with new stucco, and the flat roofs showed newly treated trim all around the parapet edges. We saw this work as a sign of good maintenance. We moved in in November 2021. During the spring and summer of '22 we didn't notice an roof /stucco problems. That changed dramatically in the Spring of '23. Two Leaks caught our attention. Then closer examination showed that the the newly sealed parapet edges were failing all around the roof. The new white 'elastomeric' sealer was cracking and peeling allowing water to get behind the stucco walls causing cracks and de-lamination. We found the original receipt showing that El Rey had done this work in September 2021. The owner came to visit and quote repairs. The warranty was only for one year; it had expired. The El Rey owner denied doing any work other than the stucco; and would not take any responsibility for the failure of either the stucco or edge seal work. The receipt was clear-- El Rey was responsible for both jobs. The house owners had passed away. The estate executive handling the sale did not inspect the work and did not properly hold El Rey accountable for the quality of their work, or require a warranty suitable for the nature of the job. All of the elastomeric sealer had to be removed and re-done. It was evident that the sub-surface had not been cleaned or prepared to allow for the new sealer to properly bond. The seal work done by El Rey was cosmetic at best. The sealer released and peeled up in big sheets. This sealer was critical to protect the stucco from water damage and to protect the roof drains from leaking. We have experienced a related major leak that caused severe damage to our interior roof. We spent over $10,000 and 200 hours of labor this past summer correcting these problems. Next year we will assess the status again. We still have to repair the stucco damage that has occurred. If you get a bid from this company, or have them do work: A) Get a warranty sufficient to see that to work holds up for a least a few years; B) Make sure they properly prepare the sub-surface so that all paint and special coatings they apply bond strongly. There are tests that can be done to check bonding in only 24-48 hours.

A short time ago we called this business to check our hydronic (In floor) heating system. We…read moreSPECIFIED that was why they were being called. m&r sent two young native boys/young men to check the system out, and give us a report. These two people stood in front of the heating unit looking at it, and doing nothing more. We asked questions about the system condition, and how to check, and operate it. Neither of m&r's people had any idea what to check, or how to check it. We asked if they had an AMPCLAMP, a meter for measuring current draw. They did not. All they had was a common VOM, which would not tell anyone anything. One of the two simply stood looking up at the machine, saying nothing. We asked the "Knowledgeable" one , who was holding the useless meter, if the circulating pump was running. This kid put his hand on the pump, and said that it was running, which was obvious. M&R charged us over THREE HUNDRED DOLLARS for NOT doing what they specifically hired to do. M&R should be ashamed of what they did to an elderly, limited income, couple. This is not a "Shill review", posted by employees, and friends, it is our first hand experience. NEVER HIRE M&R (DIS) SERVICE! One star is far too many.
