This place is disgusting. Apartments are infested with cockroaches. 8n knew about their cockroach problem before we moved in because they would schedule bug spray visits before we knew we had a problem. Then we gradually started notice cockroaches all over our apartment, crawling all over our dishes and silverware all things that we eat with. We complained to the apartment and they sent people to spray, but it never got better. Mind you the apartment's trash room is crawling with roaches, which is where all of these cockroaches come from. This apartment is absolutely disgusting and if you want a roach filled department, this is where you should move. read more

Living wise this is a great apartment. Maintenance responds quickly and amenities are really nice but as a student I really have to complain about the wifi. It is so bad. First of all it wouldn't even connect to my phone I had to call the wifi company which the 8n front desk said they had no idea how to deal with because it was an outside company. After calling the company I thought I would be able to help my friends connect to the wifi because they also can't connect but no luck. They would also have to spend 30 minutes on the phone with some outside company. Seeing as this is advertised as student housing they should really have working wifi. But other than the wifi it is a great place. But these days people really can't live without wifi. read more

They take advantage of college students and will overcharge upon move-out! They refused to show us receipts after several requests and just threatened to send us to collections. Carpet replacement was over three times what I was quoted by several replacement companies. They charge $35 for toilet seats that SHOULD be replaced regardless before new reisdents move in. They also charged $25 for cleaning out the fridge WHILE living ​there! Unbelievable! read more

I lived at 8N for a year and loved every minute of it. First things first: This is a student-based apartment. Therefore, it is going to be rowdy, it is going to get a bit unkempt, and the fire alarm will be pulled in the middle of the night. All of this is to be expected. If you are not in college... go somewhere else. 1) The staff is extremely helpful and kind. Dave - the property manager - is extremely informative, easy going, and easy to talk to. I had a roommate issue early on and he was able to find me a new apartment (all to myself for the last 10 months of my lease) with no hassle to me at all. in fact, he ended up saving me money and a lot of drama. Dave is awesome. 2) The amenities are amazing: Tanning, gym, fire pits, hot tub, Grills, monthly meals, paid utilities/electric/trash etc. The only bad thing about this is that once you leave, reality hits and this is NOT real life. (Most residents have a hard time swallowing that pill.) 3) Maintenance is always respectful of privacy and 8N often gives a heads up when they may be arriving. They are pretty quick and painless when they come in so most of the time you won't even notice. Any report is handled within 24hrs. I miss my apartment every day. You are right in the Haymarket, walking distance from everything, and shuttles will help get you through those cold months. Keep in mind. Luxury housing is unrealistic but definitely worth a try. 8N is great while you are still in college. read more

Be careful! Signed a lease for the 21-22 school year but ended up not returning to UNL. My option was to find a delegate to take my room in the apartment but they rented my room to another student. So even though I had nothing to offer to a replacement renter they are still demanding rent from me because they say I didn't find the replacement. read more

Renters: be aware. Caveat emptor for college student renters (and parents of renters). The very high rent is obvious and not necessarily a negative; some of the apartments in this building are nice, some of the amenities are attractive, and the location is easy for anyone working in the Haymarket. The big issues to keep in mind include - a) if there is even the slightest damage in your apartment, even the smallest scratch on the wall or lightest stain on the carpet, take photos and document immediately, report to management, and document/date that you reported to management, or you will be charged an arm and a leg for recarpeting or repainting, etc. after you move out, far beyond the cost of the actual damage; it will be your responsibility even if you had nothing to do with the damage, b) if you have concerns about safety, ask all your questions and get a full assessment of the limitations in security, lack of security cameras, etc before making a final decision or signing a lease, first floor rec or study rooms seem great until someone walks by on the sidewalk with a gun, non-residents enter the building, or you don't feel the security is up to the standard you are looking for, c) consider the additional costs of parking and/or paying tickets when budgeting. read more

This place is really overpriced, before we sign the lease they show us a really different apartment but when we move in we really were shocked by the apartment it has no store like what they said it was really tiny even got two the couch was really ugly and uncomfortable . Also, people who worked in the front desk are really mean and racist and the manager is really mean and he has no knowledge about how to treat people they are really rude and in the finals week the wifi stopped working and it take from them two days to fix it! DO NOT LIVE HERE. The WiFi does not work. You pay for a 12 month lease, but only get to live here 11 months. It seems cheaper than other apartments in Lincoln, but it's not. The TV has HBO and HD channels, but none of the work. The appliances are shitty and all the furniture was worn after just a few months. I wouldn't pay to live here. I would not recommend this apartment for college students. Over priced!!! They make you pay a whole month of August rent and don't move in until the 15th and you have to move out July 27 after paying the whole month of July. So disappointed. read more

Very disappointed with 8N Lofts. I am really frustrated with how the management chooses to handle things. They decided just recently over the winter break to change management and to not inform any of their residents apart from having flyers in the lobby that no one in the building will be able to see as they are all home for break. They also gave one weeks notice through these handout flyers that all residents will be required to pay their rent through a mail-in check, which if you did not see the flyer in time, you won't have enough time to mail in or get to the front office depending on where you are for the holidays. Very poor decision making on their part. I am also in agreement with previous reviews stating there is constantly garbage and trash in the hallways and the stairwells constantly smell of marijuana, which is not something I have an issue with but I think the management should. There is no way of escaping the screaming of drunken college students (which I understood was a given upon moving in, but still) in the courtyards which all your bedroom windows unless you live on the outer ends of the halls will be full blown to, making it fairly difficult to sleep at night. There is also no way of detecting what you are being charged over for on the website in terms of rent and utilities. Every time I go over on utilities I will check through what I am being charged for on the website (which is the ONLY place to view this) and all it says is "utility charge" and no further information, which is insanely vague and when I questioned the front desk in the clubhouse for help they flat out told me that the description of "utility charge" was all I was going to get in way of an explanation. I am just very disappointed with how they decide to run things. Not all of us college students have our parents pay everything for us and some of us actually care about the money we are spending on our living arrangements and have to work on top of school to do so, so I would really appreciate a little more consideration from their end. I also feel it important to mention that the building is essentially falling apart. The stairwells hold many cracks and breaks in the cement floors and the appliances given hardly held up in the nine months in which I resided there. Things were constantly coming apart. In my room, within two weeks of living there, my sink handle came clean off when trying to turn on the faucet to wash my hands. The hottub on the roof was constantly under construction and despite many promises from management via announcement emails that it would be done in a timely manner, we still waited nearly two-three months for it to be back in use. Not to mention the mutiple times it was cold/not running apart from those months. If you've ever desired to live in a cave or something of that sort, this is a great place to take residence for anyone housed within the inner sections of rooms, will have no view of the outside world when looking out the windows. It becomes very isolating and noisy, especially when security, being as lazy and incompetent as they are, do nothing to stop or quiet the parties and underage drinking that take place nightly within the building. read more
