Not a horrible apartment to live in because the actual apartment is relatively nice. HOWEVER, the management staff is horrendous. They are incredibly rude and do not care about any concerns. The desk girls are super nice, but the management does not train them properly. If you have any questions about leasing, do not ask them because they will tell you incorrect information. AKA, when I was subletting my apartment, they said once I sign the document, the lease is no longer in my name, then I was required to pay the entirety of the next months rent. They will charge you an excessive amount for anything and everything. Management should be fired. The woman who works in the office is completely and utterly disrespectful. The leasing office is also close at virtually any convenient time. There are cracks in all the walls, the ac units are horrid and freeze over... in summer. read more

These apartments are in a very convenient location and overall very nice from an outside perspective. If the management wasn't so horrible, I would be rating this 5 stars. I understand shutting off the A/C in the winter, but it is ridiculous how on warmer days it gets to about 80 degrees in the apartment and theres nothing that can be done besides leaving. Another main reason I give a low rating is because the wifi goes out multiple times a week. It has been a reoccurring event for months and nothing has been changed. It's not even worth using the study rooms here because I have been down there twice now where the wifi goes out as I'm trying to work (once I lost over 30 minutes of work). The only reason I renewed my lease is because of the location, but I recommend to just save your money and live somewhere else because all the constant issues make living here a nightmare. read more

internet goes out twice a week for hours at a time with no explanation, apartments are 80°+ inside because we have no say on our AC/Heat. Telling me "oh but the pipes freeze!" doesn't make it better. Paint splashed on just about every piece of finished wood (floors, cabinets, etc).I can deal with the fire station, but I'm getting tired of the high pitched leaf blower at 9 AM piercing right through my paper thin walls. Rent is expensive for what you get and staff is okay at best. I literally made an account just to leave this review. I would say the location is the only good part--but it's right next to the busiest fire station in Lincoln, so I can't even say that. Expect sirens all day and night through walls that feel like literal tissue paper. Everything else about this place is a nightmare, and I would rather live anywhere else. Honestly, the way they handle fees and move-out charges is probably borderline illegal. The construction is laughably cheap--you can hear everything through the walls: conversations, TVs, footsteps, and more. Parking is a disaster. They only have enough spots for maybe 1/6 of the residents, so expect to pay for campus parking. I got multiple tickets issued just a minute or two after my meter ran out--or even four minutes before they're supposed to stop ticketing. I'm pretty sure the entirety of Park&Go lives on the first floor judging by how aggressively and quickly they ticket these apartments. Amenities are mostly a joke. The hot tub is lukewarm, with literal pieces of concrete falling in. The gym? For most of the year, only one or two treadmills worked. Elevators broke at least once a month, repairs were slow, and internet was out for 24 hours at least once a month--hope you don't have online classes. Valet trash? The hallways smell like garbage 24/7. Management is often rude and unhelpful. They gave me a used key that broke in the door. When I went to get a replacement, I was charged $50 for another used key, with no choice but to pay immediately because I was locked out. I later found the exact key brand new on Amazon for $15. Move-out charges were outrageous. In their email, they wrote: "Your drawers were not wiped down. The pictures show dust, hair balls, and some crumbs that were left in there." Yes, a single hair and a speck of dust cost me $40. These fees are excessive and feel like they operate in a gray legal area. You also cannot run your A/C for a reasonable amount of time without threats of additional fees if management finds out. The walls look like a five-year-old painted them--drips all over the floors. Everything feels cheap, and they charge unnecessary fees while requiring multiple subscriptions just to pay them. In short: great location if you like being near campus and sirens. Everything else is a headache, and I would highly recommend looking anywhere else unless you enjoy constant noise, broken amenities, terrible parking, rude management, unreasonable A/C restrictions, and fees that are probably borderline illegal. read more

Seriously predatory move out charges- my roommates and I were charged $162.50 to replace the Sofa and $80.00 to replace the Side chair. (pictures they sent us are attached) Not to mention individual charges for things like paint which should be considered normal wear and tear. They made over $970.00 off our move out fees. If they continue charging in this manner I would not be surprised about a lawsuit. Other than that, - Elevators were out of order frequently- including during scheduled move in and move out days. I would not reccomend this place if you need ada access, they are only serviced monthly. - It is close to city campus and a bus stop which is nice - They do not take plastic recycling, only cardboard - The coffee mashine is frequently out of coffee, though the area is kept pretty clean- you also need to bring your own cup - Its right next to a firestation and police station (loud) Overall maybe a 4/10 experience until the move out fees are charged- and yes, they seem to charge everyone- especially out of state students. NO DO NOT MOVE HERE! 2year years after my daughter moved out we are getting a letter that we are being sent to collections if we don't pay $22.00 from May of 2023 and July of 2023. First of all she moved out in May and closed out all Made up charges! They kept her deposit and they also made her pay 250.00 to release her appt to the girl taking her place. do not move here, they will charge you god awful amount of money when you move out. my daughters lived here for 2 years, and we expected some charge for paint and cleaning the carpet but they also charged us to replace the mattress and cleaning services for the upstairs bathrooms and downstairs common area. we cleaned all of this so well before we left that you could eat off the floor. we did this for this simple reason. now they are being charged almost $900/each for everything. this is absolutely ridiculous. My daughter moved out and left the place spotless, yet was charged a cleaning fee for her bathroom, which she spent more than an hour scrubbing to perfection. They also charged her for a crack in her bedroom ceiling that was there when she moved in, which they probably won't fix because it's a money maker, as they probably charge everyone for it. I asked how my daughter could have caused a ceiling crack, and they had no answer, but insisted we pay. We refused. Now, two years later, we were forced to pay because of a pending real estate transaction. I call this extortion, but I'm helpless to stop it. They win. As long as you don't want to sublease your unit I suppose it's ok, but you can't trust what the managers tell you. They hire new,and the story changes. Our experience with them was poor. It will likely be a better experience in the second year. Our experience e has been no recycling service, first five weeks with no elevators or mail service. Whatever you do, do NOT move here. They advertise as luxury style apartments, but they are built very cheaply, and the hot tub was always broken, and the elevators were out of order quite often. The people at the desk seem nice and they are but they are students themselves and it's the corporate people working to extract the most amount of money out of the students possible which is really screwed up. They will say that they can be contacted to do a walk through when you move out. I made a special trip to Lincoln from out of town for this walk through and they sent student staff up and they said that everything looks good. Later they do another walk through and find small watermarks and will charge you to replace whole pieces of furniture totaling $100s of dollars on move out. My photos that I took upon leaving did not show the same damage. Their whole business model is predatory on young college students. If there were negative stars that would be my rating. This place preys on poor college students they charged my kid because some other kid left recycling in the wrong place, no warning, no explanation, that was the first red flag. Then upon moving out Academy Lincoln made up charges billing us for stuff we did not damage. Their business model seems to be to squeeze the kids for their hard earned money and then threaten them with a collection agency and poor credit if you don't pay them for their trumped up damage. We could not get them to listen to reason. I kept asking them for proof and they could not provide any. Enough was enough for us we moved out as soon as the lease was up. But let me tell you what, Academy was so bad that I took the time out of my day to write this review to prevent future UNL college students to be scammed out of their hard earned money. This is worst managed apartment complex I have ever been apart of. It seems like they hired a homeless man off the street to run this place. They will literally fine you for the most dumbest things and I'm talking a ridiculous high fine for the pettiest of things. Whether that be charging you 25$ for not closing your lid on your trash can in the hall way or LITERALLY charging you for them to clean the apartment when you move out. My room was cleaned very well on move out and I was charged over 100$ for cleaning fees. I was fined hundreds of dollars upon moving out it hurts my brain to even just think about. Now let's talk about the quality of their rooms. The walls are so thin it sounds like you are on the side of the street next to the brass rail in a cardboard box. Their security team is so bad it feels like it's being run by a bunch of monkeys. The only good thing about this place is the location. But to be clear I would rather live on the hard cement next to the Nebraska union with only a blanket and a jug of water. There are much better options for student living around lincoln that this place shouldn't even cross your mind. Please DONT live here. Don't give them more money. This place takes screwing college students to a new level. Besides the fees you have to pay when you move out, the fees they make up when they do the expection is substantial. I kept that apartment spotless while living there so for anyone who didn't have OCD I can't imagine what you will be charged. They are untrustworthy with cheaply built apartments. When I lived there I could hear the conversations of people at the pool and what my roommate was watching three rooms down. The elevator in the parking garage shakes, there are pigeons everywhere and it take 5+ minutes to get out of it. The parking garage is so tightly wound that the chance of hitting another car is likely. They don't fix anything in a timely fashion but they have the nerve to try to charge you for things that aren't your fault. They don't clean your apartment before you move in, but when you move out they want to charge you for cleaning fees. The buildings are poorly built, one of them is leaning. The first year I lived here the ceilings had cracks in them and my windows were leaking. My roommates and I made management aware but they didn't do anything until two days before we moved out which I believe is completely disrespectful. The place comes off as nice but after a closer look everything is cheap and falls apart with the slightest touch. The messed up thing is they put together the apartment so it passes inspection and then they charge renters when the stuff falls apart. I couldn't live in my apartment for an entire semester (and still had to pay rent) so they could do repairs....after I was told not to move in until late August so they could do repairs (and pay the full months rent) 4. After the repairs I came back to holes in the walls, damaged furniture, and a layer of dust and drywall covering my floor. I was assured I would I would not be charged for this (of course I cleaned the floors) at the end of the lease...they lied and I was charged for everything. 5. My bedroom ceiling was leaking and the maintenance guy said find somewhere else to stay so he could come back tomorrow. 6. Parking in the garage? Have fun taking the stair to the top floors...elevator hasn't worked since the place was built 7. Speaking if elevators...watch your step on the weekends you might find yourself stepping in puke. I have lived here for almost 2 years now and have enjoyed every minute! I have an 8 minute walk or less to my classes because of the convenient location. The 24-hour open access to amenities is awesome and almost no other student-living apartment complex includes free use of all these amenities in their rent, on top of that they are pet-friendly! read more

I have been a resident for the past year and unfortunately made the mistake of renewing my lease for the next year as well. While the location is decent, the cost is absolutely outrageous in comparison to what is delivered. When I moved in, the place was still grimy from previous residents to include mold in my shower. The provided furniture is falling apart. The elevator in the building and the parking garage are constantly broken. Our air conditioning unit breaks frequently and takes days to get repaired; it has reached 80 degrees in here in the middle of the summer. We had friends move out who were charged in total almost $1000 in damage fees to their room and when asked, management couldn't give a clear answer as to why/what was damaged. If you choose to live here, document damages on move-in THOROUGHLY. I wish we would have known. If you plan to use a bike as your method of transportation it WILL absolutely be stolen almost immediately and their "secured storage" is the equivalent to a kiddy gate. They are constantly running giveaways and deals- maybe cut that crap and offer actually reasonable rent?! The management sucks, they are unresponsive and don't seem to really care about the residents, or their maintenance staff for that marrer. Just piss poor quality. read more

Then they switch up on my and day they can't promise early move in even after they did when I signed a lease. then after calling several times they cleaned and prepared all the apartments and had people who were not asking for early move in move in before me and kept the date THAT DID NOT WORK at all for me. If I could give this complex a negative score I would. It is a complete scam that constantly nickels and dimes poor college students to death. The General Manager is never available and students are left to run the complex. The elevator was broken in the parking garage for over 3 weeks in the dead of winter. The walls are paper thin which I'm sure was planned so they could issue charges for noise complaints. My son moved in early so his apartment was never painted but then they wanted to charge $220 after move out to touch up paint, cleaning and trash to be hauled away. They continue to harass students with e-mails threatening to turn them over to collection. I believe the UNL students should ban together and hire an attorney because over $100,000 charges were handed out to students after move out day this summer. If I could give this place a 1/4 star, I would. they were the most unorganized, run down, piece of crap establishment I've ever had the displeasure of staying at. It's truly upsetting to see that they would rather have their sign changed from "Aspen" to "Academy" rather than attending the elevators in the garage, not to mention that they made the residents park on the top floors--imagine having to climb 5 flights of stairs at 8:30am 3-4 times a week just to get to my car because I had to drive all the way to East Campus. My pipes froze completely two winters ago and took DAYS for them to unfreeze--no toilet water, no sink water, literally slept in LAYERS because it took forever for my apartment to reheat and ended up getting a cold. Who puts the pipelining on the OUTSIDE of the building?! In NEBRASKA?! That is unacceptable. No recycling service. The people who stay there act like they've never been raised to clean up after themselves. Don't bring a pet there either, they make you pay a non-refundable $125 (didn't even tell me why) and then a ~possibly refundable~ $250 on top of that. That's only if you leave your apartment spotless when you move out. Which, if you have a dog, is a JOKE. Out of the nearly $500 I had to pay, I received $80 back. I payed almost half my rent to have a dog stay at my apartment only to receive a 1/4 of it back? The only thing they have to offer is the audacity. I regret even renewing my lease.
