I've personally have lived here for 3 years. I lived in the 3 bed then the 2 bed for 2 years. The property is always clean. I never hear any loud neighbors. So pretty quiet units. Also they have gates at the main entrance then a coded door in the big building. They also have elevators too .The maintenance guys are always working/ cleaning Monday- Saturday. Maintenance take 2 days tops! When my ac went out the same night they brought a big ac thing and then next morning fixed the ac So personally they always get things done fast and easy. Been in this place since 2020 honestly I love it. It's great community exchange over the course of the last few years management has changed as well however community is relatively clean, pet friendly a lot of pet disposal areas big nice clean refurbished pool. Gym could use an upgrade however good for what it is overall great living experience. With raising cost of rent going up still relatively cheap compared to other places that are brand new. We lived here for 4 months and got evicted for parking for 2 minutes in front of my door which is by another tenants garage and the lady came out in her robe being really rude to my guest that I had left in the car. Telling her she needed to move my car mind you my guest was a minor and could not drive My guest explained to her she could not move the car to wait a minute and the tenant repeatedly called her names and told her to move The tenant called Jessica Martinez the apartment manager at 9pm at night and she came to our door about this matter, which we weren't even parked there anymore i came out to this commotion and moved the vehicle 2days letter we get a ten day notice to evict the apartment and the notice noted that we were doing voodoo on the tenant and she feared her life there was no proof nor can we go to the office to talk about these Accusations Jessica Martinez just stuck to these false statements and we moved I recommend you do not live in this place. jessica is not a good manager and should be demoted. Along with the letter came the eviction notice 3 days later that stated we were aggressive toward jessica and we could not contact the office or staff lmfao. Old appliances that are loud and run down. VERY thin walls, can hear neighbors cough - literally. Dog feces throughout complex and small dog park. Management is slow to respond to issues, including their utility door that was unlocked and hit our car, scratching the car door. They re-did the interior of the pool, which was closed for 4 - 5 months. They sent my final bill (for cleaning) to collections 10 days after I moved out and received an email of the invoice. I tried to pay through their portal, but it wouldn't work. Very mismanaged complex. Poorly managed complex. There are newer and nicer complexes 1/2 mile - 1 mile down the street that friends live in and are much nicer. read more

The front office is so rude. Everyone in there acts like they can't be bothered with you. Mind you I have had 2-3 interactions with them. The only time they where pleasant is when I signed my lease. When I complained about my unit being cleaned properly, thick layers of dirty in the windows. The carpet hasn't been clean. The bathrooms had so much dirty in the seems. I had to boil water,to loosen the dirty. Maintenance, here is terrible. It takes forever for some to respond. I had a leak for over a week. Then when they do come, they leave such a mess. Trash is left behind. Trash from the repair and their personal trash. I wish I could post the video of whatever this stuff is that was flooding from under the walls. Do not recommend living here at all. At first glance they seem like luxury apartments but they're everything but that. Please don't live here. It's truly a waste of time and money. Management seems nice but will not always be like that. Maintenance will take forever to fix something then they'll most likely fine you for not having things fixed even though it's maintenance fault. Please look the other way. Utilities are high at this apartment as well and once you move out even if the apartment is left clean you won't get half of your deposit back. I've been here 7 months and it's honestly the best apartment i've had here in the valley. From Tempe to Paradise Valley to here in Phoenix. I've dealt with roaches in the past, haven't had any bug problems. Carpet was clean(looks brand new) and apartment was deep cleaned prior to move in. Judging on the past reviews i'd say they 180'd. Don't believe most of the reviewers, I mean are they trying to get into people's face? I have been living here for the past month or so, and I have only seen my neighbors once or maybe twice. I work, I have a life, and I try to stay away from others. 2. Staff is friendly some a little arrogant but hey is part of being in a community. 3. Submitted a few requests to get things done, I mean I don't expect the staff to be on top of it, but I do want things to get fixed most major things were taking care right away. 4. Noise: Hm... I live on the 2nd floor and under our neighbor's garage, so that's the only noise I hear when they come in, or they leave. 5. Parking - I wish I would have a two​ car garage, as sometimes I can't find a nearby parking, but there are plenty of parking space around the complex that you can park. Overall, if you want to be a noisy neighbor and you want to get in trouble, you would probably like any other place. I have had a great experience overall I enjoy living here. After researching this side of Phoenix, I finally decided on 9920 Apartments. It wasn't the cheapest, but it was the cleanest and I loved the idea of having a garage in this climate. I'm almost at a year on my lease and re-signed for another year. The complex is quiet, and, as a guy, feel safe walking around it at any hour. My unit was clean upon move-in and rarely run into any maintenance issues. If I do, the maintenance staff has always handled problems with 24 hours. Having lived in over 12 other apartment complexes, 9920 is easily among my top favorites. To be fair, as with any apartment complexes, there are things to consider as downsides. Currently, there is ongoing construction of a new wing that has been going on for well over a year. Also, it is true that the facility has changed ownership, but I have never run into any issues with the current management. They have always helped me with anything just like the previous owners. Lastly, there are a few times where neighbors have revved their engines at the wrong hours, but those are few and far between. Additionally, the management has done a decent job of placing notices about noise levels and restrictions. Overall, I have really loved 9920 apartments. I love living here and have been a resident almost two years. Love the layout of our apartment!!! The garage is so big and spacious, patio is huge, and very quite community which is a plus. They have a pantry for food and lots of cabinet space. Deea and Lisa are the best management. They take care of us and our very accommodating. They take care of all maintenance issues, and make sure I get all my packages. We are looking forward to signing another lease here Ricardo and Ernesto are the best and take care of all our maintenance needs and come over promptly. Never have to wait long at all. Deea and Lisa are assets to your company and they are irreplaceable. No one could ever fill their shoes. THEY ROCK!! Don't waste your money applying on line because they will deny you even if you were approved. I applied online and got a denial email. Reading more into the small print I learned I could ask for a copy of my application and see why I was denied. I think the company was resident verify. So you're entitled to a copy of your report to see what reasons you were denied so i got one from the company and saw I was actually approved. They said I was approved so why I was denied to ask the office. So I did ask questions of why one can get denied and I didn't fall into any of them. So when asked why I was denied they said they don't make the decision that the third party does and they go off that. So when I show them what the company sent me and why I was denied then no one had an answer. Front desk girls say we can bother out manager she's on vacation or she's pregnant and can't have street. The other colored manager went to say there's a glitch in the system and can't explain. No one had answers or why and would just say sorry that was weird. So don't trust them on the denial process and look more into it by calling the company because they'll keep your money and deny you. When you were actually approved . They put a eviction warning on my friends door because he knew me and told him to tell me not to make a fuss or write a review. Don't live here. This place is one of the nicest apartment buildings in the area. It has a park, a pool, a fitness center, free coffee and tea in the lobby area, etc... The crowd is very friendly and pleasant. It is kept very pristine, in tip top shape and so nice and quiet at night. This place is fantastic for families and kids, has many upgrades and things to do. The management is on point and the owner is frequently on the premises making sure everyone is happy and enjoying their stay here. I like that it is close to restaurants, parks and malls. 6 years ago, I prepaid 6 weeks in advance to leave 9920 apartments with the daily amount given to me by the manager in charge at that time. The reason to prepay as the home I was moving to had to call 9920 apartments themselves to make sure I was paid up to the time the new lease with them began.(yes, i paid double deposits and rent to move)However , now I see a collection account on my credit for unpaid rent. The unpaid amount is because the manager miscalculated the daily rate. When I questioned why I wasn't notified of the charge during the six weeks BEFORE I left, I was told the amount was probably too small. Then if the amount was so insignificant, why was it sent to a collection agency and on my credit. No response given for that question. The apartments have had three different owners in the past 6 years. What's going on with that complex? read more

The manager and staff are extremely friendly and helpful, and they always makes sure we're in great shape when we cross paths. This place "looks nice". That's about it. The staff and especially the office manager "amber" are completely useless tools. They treat you like a fly buzzing around their head for just asking questions. They are rude, impersonal and very dismissive. Upon move in, our unit was filthy, literally cigarette butts on the floor shredded carpet everywhere and obvious living filth that was never cleaned. There is more than a few snobby whites people that act like they are better than you even though they are literally living in the same type of apartment. If you have motorcycles, you basically have to walk them all the way to the front gate before you start them because the neighbors complain. There is literally no where to park your car past 4pm. No one follows the parking rules because the lack of parking space, then they have a nice little partnership with a local tow yard that comes and tows your car or truck if it's not parked correctly . Alley ways and drive ways are littered with vehicles parking overnight blocking access and limiting passage ways. So far only one person from the staff was nice and even apologized for the rude behavior of his colleague. There is a few nice people here but mostly shitty biased racists. $2500 for a three bedroom and treated like you are on housing. Almost bad enough to make me move back to my home state. Good thing Arizona is nicer outside the gates of 9920 apartments. That's about it's only saving grace. read more

Hands down the worst apartment complex I've ever stayed at/wasted money on. The double tandem garage was nice and spacious, great apartments themselves but the management is a COMPLETELY different story!! I advise you stay far away from this complex as it is like Germany in 1941. They are extremely rude and forget about requesting a fix to your apartment, they'll drag it on for several days until they "attempt" to fix whatever it is. They say dog friendly... forget about bringing a dog unless it's a chihuahua because big dogs are a nuisance to the management. Have a sound system? Forget about that because the neighbors will complain about a little sound at 6 pm and you'll get an eviction notice. I will never step foot in this place again nor will I ever for the life of me recommend this place to anyone looking for even a DECENT place to live. Once again, apartments are nice but the management makes the apartments as nice as a studio in north Phoenix. STAY AWAY!! read more

This is the worst apartment I've had the misfortune to live in since college (and that's saying something). Here are my observations: Roaches: the place is infested with sewer roaches. They are everywhere, including coming up through the drains in the apartment. When you complain about them, they claim their pest control service is going to do a "special treatment" for them, which doesn't do a thing about the problem. One of the maintenance guys even told me that he rags on the pest control guy about what a bad job he's doing. I asked about roaches before I moved in, and the manager lied to my face about it, saying they didn't have a problem. They even have the nerve to charge you for pest control on your monthly water bill! Parking: There is always a parking shortage for guests/people with extra cars. Right now they have built a new building in the complex, so people are parking there, but of course, as soon as the new building is occupied, there go those spaces. Noise: There are a lot of low class tenants with loud cars and no manners. The types of noise you'll hear: loud cars; car alarms; noisy, unruly, unsupervised children; loud music. There's even a four-wheeler looking thing being driven around the complex that is lawnmower-engine loud - I call it a white-trash golf cart... haha! If you ignore my advice and lease here, I'd suggest keeping the drains in your apartment plugged whenever they're not in use. That's what I do until I can get out of here! read more

I went in today to look for a one bedroom they had no vacant one bedrooms but everyone there was very nice and gave me a pricing sheet and showed me and my kids the exterior property. Lisa the leasing agent was very polite from when we walked in the door till we left. Deea the manager was very informative and knew exactly what I was looking for even though they didn't have any one bedroom apartments available. Great place wonderful atmosphere. Management has always been my issue in apts the white girl in the front is very professional i dont like naming people who arent but you can tell by the person but overall everything is nicely kept. This is by far the WORST place ever. I came as a visiting guest and parked in front of the apartment home. My vehicle was towed within an hour of being there. There were NO SIGNS anywhere within the area of parking! I had no clue where my vehicle was located! I had to walk around the facility to find a sign that was extremely small on the entry gate that you don't even see unless you are on foot because you have to enter the code 30 feet prior to the gate and by the time you get to the gate it opens and the sign is not visible ! The company quick tow advised me that this property allows them to come and tow cars at anytime because they are a private property and can do whatever they please. This is absolutely ridiculous and several neighbors all stated the same thing! I would definitely not recommend ever living here for the simple fact they set up contracts to have cars towed with no warning or notice ! read more

I used to living here back in 2015 with my husband and loved how quiet & private the area was .We had moved out after our lease ended for a good 5 months and decided to move back , instead I got rude remarks about credit scores and income which by the way I was making 3,400 monthly yet to Lauren/ Lisa said my credit score had to be 600 and up .. We ended up moving to a town house in Glendale .. Sadly they look down at everyone.. working at a fancy complex does not make you high class ! This is by far the worst place I have ever lived. Maintenance is horrible - you submit several requests about the same issue and they never fix them. The manager couldn't care less about the maintenance problems you are having or any other problem you're having with the apartment. Security is a joke - the guard stays in the security vehicle by the main office texting all night long - I once asked him how I could get a hold of security if I ever had a problem in my apartment and he seemed bothered by the question and then told me to read the number on the side of the car to get a hold of his boss. This "gated" community has the gates open most of the day and only closes them at night. All of this while paying an exorbitantly high rent for the area. read more

I have lived here two years and it has just gotten worse and worse. Husbands car has been towed 3 times while in our drive way or parked in front of our place in parking spot. The front office has done nothing about it. I have also had several packages missing from the front off and it took a long time to get to get a reoccurring toilet fixed. We have had to call several times to get someone out. in fact there are still a few minor things that never got done. We cant wait until our lease is up. I moved into 9920 Apartments in 2013 and I loved it. The staff was friendly and each maintenance request I submitted was processed and completed in a timely manner. I felt safe there and the office always worked with me whenever I had any one off situations. Stephanie is awesome and always did her best to help me she deserves a raise or promotion, she really cares about people and tenants. However, 9920 has undergone new management and they appear to be money hungry. They've raised the rent super high and screw people out of their money. I moved out and they pretty much claimed that my apartment was damaged etc. there were a few issues like the carpet but that was their fault because when I renewed my lease they were supposed to send someone to clean it but never followed through. The paint was chipped when I moved in there and the tub was painted and the paint started to fall off after I showered a few times in it. I would caution people when moving out because they'll screw you over. Also, the apartments are really nice but they're overpriced especially for that area. I moved and my insurance went down $56. I really didn't want to leave a negative review, but they screwed me out of more money than I needed to pay. They tried to go over the info with me but it doesn't make sense, it's like someone trying to convince you that the sky is red but you know it's really blue. read more

Let me start-Neighbors Garage under your bedroom unless you live downstairs so when they stroll in at night be prepared for you to wake up as your bed will literally shake.. Be prepared to get ran over. Cars speeding all hours of the night. If you enjoy people bumping music all hours of the night this is the place for you. It looks nice, but it's ghetto as it's better renting in the hood. The pool closes early and they are super strict after it's closed and will kick you out. If your a smoker be prepared to be harassed as this is a non-smoking community. Go green save the planet type of environment. They will harass you and kick you out. Trash service comes early so again if you work late and like to sleep it won't happen. The units inside are rigged so be prepared to have things break quit frequently. It's not piece and quit always loud so if you like quiet not for you. Office personal are terrible and rude they won't work with you. Price is way way to expensive for what you get. Do not reccomend! Stay clear of this place! It is over priced for what you get. The water pressure is very low and in the supper when you turn on the cold water it is so hot it burns your hands. So if you take showers you have to do it while the sun is down. Upon moving in the place smelled like smoke and the office said the attempted to remove it. The carpet was bad and we were sure to document it! The management keeps changing not sure why... Not to mention there is an office worker that really freaks me out I don't feel safe because I feel like she is stalking me. One night when the sun was down she came up behind while my headphones were in and I was walking my dogs and she startled me just to say the new keys were at the office. Though I appreciate the concern I knew the keys were there and was going to have my husband pick them up because I use the garage. They put on a good front when you are looking to move here but don't be tricked. They are robotic with responses and have the "there's nothing I can do for you" attitude. There is no genuine concern for residents. Love living at theses apartments. Very friendly and safe quiet neighborhood. Can not complain. Very clean too. Great places nearby for shopping and getting the essentials. The staff are great. The new manager Deea and her employees Lori and Lisa are nice and friendly always helping me right away. Packages are always there in the office to pick up, easy and quick because it's organized. I even get water offered everytime I go. They even threw a catered breakfast for all of us here living at the apartments. I had a small leak and the maintenance guys were at my door ASAP with friendly smiles. They fixed the problem in no time. We definitely do not recommend these apartment, because there have been numerous times when they have broke the promises set forth in the lease. For example, the pool and hot tub have been broken more often then they work. 9920 Condominiums also blamed it's tenants for these pool malfunctions, although, they were clearly do to unsatisfactory maintenance. The treadmill in the work out room was also broken for many months and wasn't fixed, despite our complaints. When we originally moved into these apartments they gave us one free month of rent, but what we didn't know is that they tack that month on to the end of the lease, so it has to be paid, regardless. I am in my early 20s and have decided to rent here for my first apartment. At first glance the apartment is beautiful with amazing amenities, but do not let that fool you. The whole staff is awful accept for Demi. They are all rude and do the bare minimum to help you. I broke my lease here due to a new job relocation and I am so glad I did, I could not imagine dealing with this staff for much longer. When I broke my lease I had many questions like anyone would and they seemed so bothered to answer any of them for me. Once I was fed up I asked my mom if she could speak to them seeing that maybe I am young and they had little respect for me but nope, they gave my mom even less respect then they showed me. My biggest issue was they wanted me to pay to get the carpets cleaned once I moved out, as far as I'm concerned they is there duty for when one tenant moves out to allow another one to move in, and to make it even worse they wanted the money to come out of my security deposit, and no where in the lease does it state that I am responsible for cleaning them. This is just the beginning of my issues, my sister and some co-workers also live in the building and have RAT problems. They were asked by the complex to keep it on the hush and that this is a new problem for them. But as I am reading past reviews I see many tenants have had this issue. I also have nats constantly flying around my apartment. The washer and dishwasher consistently smell like mildew. And the noise from the other tenants is unreal, kids are constantly running up and down the hall way.
