This review is for 376 Redding Road in Lexington KY. The rent is cheap for the area but it wasn't really worth it. The apartment wasn't cleaned from the last tenant and if I had a choice I wouldn't have signed the lease. That was my mistake. You could tell the previous tenant has multiple pets because no matter how much we cleaned after moving in there was always a lingering smell. Leaking from the apartment above was never dealt with. Broken appliances and weather sealant around the front door was only dealt with after threatening to withhold rent in an escrow account. Mold, so much mold. We could only treat what was on the surface but from years of disrepair from absent property owners has lead to mold under the floor and rotting foundation. The generic lease you sign (which they most likely printed off the internet without reviewing) contains several items considered illegal per Kentucky tenant law. Seriously, don't rent here. read more

My family and I lived in a townhouse owned by A&P Realty. They were ok for the first 2 years. any issues they chose to patch it with a bandaid rather than fix anything! The big burner on our stove stopped working they wanted pictures and videos we sent them however we were instructed to use the other 3 burners. THEY lost the key to our home and our neighbors they told both of us our address was attached to the keys replace the locks and send them a set of keys, not to be reimbursed. when we left they harassed my husband and myself cussing him and threaa to go to my professional place if employment to complain!! My job had nothing to do with my home and further more I had a baby so I was unemployed at the moment. they would show up unannounced even though their contract said they were to give a 24-48 hr notice... nope, they just show up and open the doors. they change their rules and their agreement mid contract. My rent was 900$ they told me I should be grateful for the cheap rent and then they gave me an unprofessional eviction notice and claimed the rent was 100$ more than contracted price. They gave us an eviction because we told them we were moving. They wanted us out that day. It took 10 days we told them we would pay the days we stayed they said no pay the entire month plus the 100$ The deposit was kept, hiwever the house had no damages outside of normal wear and tear like new paint. when we moved in the place had not been cleaned and it was spot painted we were told not to touch the walls. We steam cleaned the carpets I have pictures that are dated yet they tried to claim we didnt even vacuum. they caused us emotional stress that was unnecessar. we were good tenants never late with rent and paid through the entire pandemic but the moment we said we were moving they flipped to a crazy that was unprofessional and unacceptable. If you can get away run don't walk. Do not give them deposits signatures nothing they will attack your credit with untrue and false claims of damage. Take pictures if everything because you will be charged no matter how well you get along with them. im not the only one I have spoke to several others who have had similar or worse issues. Just the worst. 1st experience was the plumbing backing up in our basement. It flooded exriment and grey water through half the basement took them 2 days to send someone out. My daughter had to sleep upstairs as her room is down there and we had to throw out everything that was on the ground. Land lord told me if the plumbing back up was my fault that it would cost me a grand. Plumbing was drain snaked and I was found not at fault. 2nd experience plumbing backed up again plumbers from the land lord came out again. Found nothing and I was found to be not at fault. Plumbers came out a few weeks ago for the same issue. I paid to bring them out this time as I didnt want to wait 2+ days with a basement full of grey water and feces. It cost me 175 not the 1k that the land lord quoted. The plumber ran a snake and informed us that the line between the house and sewer is broken and thats why the water keeps backing up. Next our front porch was caved in for almost 2 years. The land lord was notified and did nothing to fix it. I ended up fixing it my self when my wife got pregnant so that she didnt trip and fall on the steps. Siding has been missing from the roof for almost a year and a half. The land lord still hasnt fixed it. Our ac went out last summer at the hottest part of summer. It was three days before he had someone out to the house to fix it. After the first flooding of the basement blackmold began growing on one of the walls. The land lord has refused to remedy it. The land lord sent us a lease renewal in June 6 months after we signed our 1 year term lease in January and gave us 5 days to sign it to renew for another year under threat of eviction. Kentucky law says they sre to give us 30 days. Land lord is an absolute slum lord. If you decide to rent at 115 rough river run have the health department do a mold and plumbing inspection. Make sure you read the lease clearly and do not let them pressure you into renewing your lease until the term of the lease is up. But really if you find that A&P is the owner of the property dont rent from them. Turn and run. read more

Would give them 0 stars if I could. I was on a joint lease with two other people yet they chose to charge only ME with "damage" fees which were outrageous and false. It totaled to $2,705. They charged me $1200 in late fees during a pandemic and I had to contact the attorney generals office to get them to take that off because it was illegal to charge during that time. The rest of the fees were outrageous. They charged me $900 for paint and $500 for a door my roommate had already replaced. They've used awful language with me, ignored my calls and emails, and entered the house multiple times without a notice. once we moved in we realized the house was falling apart and even had roaches. They are just money hungry slumlords who shouldn't be allowed to work with the public. read more

I have never come across landlords like this one. I broke my lease and moved out 2 months early--which I understand is NOT good. None the less, they brought people in constantly and I was ok with that. After her sending me a rude message about my house (I was packing therefore things were on the counter getting ready to be boxed), I told her she had to wait until we were moved out. She started screaming at me in front of my kids and called me a b"#%, got inches from my face and called me and my family idiots and threatened to take us to court. She then demanded we have our keys turned in by a certain day, even though we had paid through the 30th. Never mind the whole time we lived there she didn't fix the downstairs bathroom--she just kept telling us to pour draino down it. It didn't help. Oh, and the nice little critters in the kitchen was a heck of a shock. I wasn't told about those either. The house looked nice, but they don't care and have no respect for their tenants. She turned psycho so quickly on us--I want everyone to know what I didn't going in! read more
