It's the cheapest thinnest available. You would think with the price of the room that they would try to save money elsewhere. But they didn't. lol. Ok. I'm done with my rant. Anyway, other than the toilet paper my stay was great. The room was clean comfy. The HVAC worked great. The TV options were lacking. I couldn't get the football game so I ended up watching my phone. I was too lazy to walk a block or so to the bars to find the game. I wanted to lay in bed and watch the game. All in all, I will definitely try to stay here again if I'm in town again. The location sold me on this place. Oh, you have to pay to park which stinks. I'm from a small town and not used to that. Maybe it's a normal thing and I'm just not used to it. As many times as it had happened over the years I think it must be Hilton policy to wake guests up. Housekeepers knocked once and entered the locked room with a DND door hanger at just before 10 am. I was asleep and my wife had her headphones on so she didn't hear the knock. Check out was at noon, so I was catching a little nap since we got up early and went to breakfast. That's super annoying but it happens a lot. I love the hotel and would return. But if you don't want to be disturbed, you should make a special request at the front desk. They were competent.

We had a disgusting stay at this property. The carpets were sticky and smelled of stale beer. There were sharp items in the carpet. Soap dispensers were ripped off the walls in the bathroom. This hotel was dirty and it stunk. It was also extremely loud. I mean LOUD. It should be operating as it does. Cole, the "manager" reached out to waste our time with a bunch of fluff about how they will "try to improve." When we requested a modest refund, no response was given. That shows exactly what this hotel is and how it operates. Cole is as unprofessional and as dirty as this hotel. What an absolute joke. Avoid it at all cost!

It was decorated with Tim's heirloom antiques and the garden was picturesque. As soon as I booked the stay, Tim emailed me confirming my stay and asked if I had a check-in time in mind and any dietary needs that he needs to be aware of for breakfast. This is a one bedroom Bed & Breakfast and Tim truly treats you well. It is very evident that he enjoys what he does and he takes care of his guests. Walking in, he offered me iced tea and gave me a tour of his beautiful home. There is a story behind everything and he can tell you all about your journey around the world. There is no TV in the room but he has a huge collection of movies that you can watch in his "den." I woke up to the smell of coffee and a delicious breakfast served on fine china over candlelight.

The people working here have to know that the shade is problematic and that there would be no chance of sleeping past sunrise. The doors are so thin that I was awoken at 6:30am to someone shaking ice in the hallway. The hotel can't control people but walls are very thin and ceilings are low. This is clearly an old building that has been remodeled, not remodeled well though. The bed was comfortable and the air conditioning worked well. The front desk folks were very courteous except for night manager who was just young and awkward. They stay in business because they have a captive audience with U of Kansas across the street. The facilities remain uncomfortable because they can be. There is a restaurant but we didn't try it.
