if I could give no stars for them I would. i have death with shady companies before but never one as vile as this one. Katie is dishonest and has no ethics. She expects her tenants to abide by her lease agreement but she is unable to follow it or the Florida statute on landlord/tenant agreement. Part 2 of chapter 83 says, If the landlord fails to give the required notice within the 30-day period, he or she forfeits the right to impose a claim upon the security deposit and may not seek a setoff against the deposit but may file an action for damages after return of the deposit. Katie failed to do this on my daughter's rental. She accepted a request to vacate the apt from me, I returned the keys as the lease stated. . And the lease had been up for over 60 days. We have spoken many times. My daughter and I even had a 3 way conversation with her. Where my daughter gave permission for her to talk to me. But as soon as the subject of money comes up, Katie can't talk to me and she comes up with ridiculous reason why the deposit were forfeited. This company is awful. They use plexiglass on the windows and the home is in a high crime area. They do not treat for roaches or rodents. They do not clean the carpets between tenants, or paint the walls. I too would give less than one star but here is your review. A+ Realty is Not professional. We rented a trailer and at no time did they ever say that there would be an extra fee for the use of their portal. When we looked at this rental there were dead roaches everywhere. The walls were dirty and there was a hole punched in the wall. Not the condition to show a rental. They said there was a portal that we could use to schedule maintenance if we needed it. At no time did they say that there was a fee for this portal. That is deception at its core. Our rental was supposed to start on the 31st of August but we cannot even move in until the place is cleaned. It is now September 1, the place is still not cleaned and we are being charged $40 extra $$ for the portal plus $25 for renters insurance, which I had not planned on spending. Save yourself the trouble. Go somewhere else. They blamed all this on the hurricane but where I was it did not even rain. I had sunny skies all day. I called today to cancel the maid and clean myself. The office person just wanted to fight and be rude. I was only calling to let them know my plans. At the time I was trying to be nice. She got defensive. My son did not approve of my decision. So he called them back to ask them to send the cleaner. While he was on the phone they told him I called to argue with them. They sent me a link for the portal and we are being charged for things they can't even explain. In the original listing, it says there was a carport big enough for one car. There is no room for any car as the cement steps leading into the house are there. Now I have to wait until Monday to move in and I am still being charged for rent. If I don't pay my rent or deposits and pet fee then I am in breach of contract but when the management company does not fulfill their part I have no recourse. Photos to follow. A+ Reality has poor service when you need a repair. They charge you $50 each time your rental needs a repair. We ended up paying $150 for the door to our so called master to be repaired. They never did get it fixed correctly even after 3 tries. They never cleaned the carpets before we moved in. The dirt was so bad that there was an inch of dust on the fans. My cleaning lady and I had to put drop cloths down to clean the fans and to change the filters at our expense. The oven in the range was rusted, the refrigerator froze foods in the back of the fridge, the dishwasher worked but barely cleaned the dishes, and the worse the smoke detector didn't work. This was our year in hell. We left the place one hundred percent cleaner then when we arrived, expecting to get our deposit back. I am a military wife and have cleared quarters on base without any problem. They kept $200 dollars out of our deposit because the carpets needed cleaned, a broken blind which was broken before we moved in, and the one that really burned me up was the smoke detector was broken. My advice is to run as far as you can from A+Reality. Not professional because they go through employees like water. There was even some yelling in a back office when we dropped of our rent one time. Not responsive because they never fixed what needed to be fixed or only gerry rigged things and every time they did show it cost us money, not the owner of the unit. read more

Owners, renters, beware of this company..I rented from them for 3 years, the third year I had no lease, they kept giving me excuses for not sending us one. we always paid our rent early every month, even during Covid. Yet they charged me an extra 100.00 one month, said they were raising the rent, the next month the rent went down 100.00. Then they charged us 100.00 for lease processing..what lease, never got one for 2021-2022..then my husband passed in August 2021, according to A+ they were never notified which is untrue, I did not send the notification letter certified which was a mistake..we have vacated the property, I have not seen my last months rent, or my security deposit returned. I have tried repeatedly by letter, phone, text, email, to contact them, no one will talk to me or call me back,,nothing..I figure they owe me 3200.00. Also, we moved in January 1, 2018. The thermostat was broken so we had no heat. We called on January 2, 2018 as the first was a holiday, to come fix. They gave us the runaround stating the heating and air company was too busy to come out. Then they said that they were coming every night that week. It wasn't fixed until January 16, 2018. So no heat until then. After the kitchen flooded and we raised a big stink, they decided to fix the thermostat. They kept blaming the heating and air company, I personally called the heating and air company on January 15, 2018 to ask what the problem was and A Plus never even contacted them until January 12th- the day of the flood. And that's just 2 weeks in...... AND they will charge you to fix items that were damaged prior to you moving in. BEWARE...... read more

Disgusting and poor service! I wish my brother had checked the reviews of this company before he entered a rental agreement with them - sight-unseen! He and his family moved down from Virginia. We all arrived Thursday 1:30 am to find the yard uncut - over 2' high and full of fire ants (of which my brother is highly allergic). We opened the house to the smell of dog urine - half of the family has asthma and a rescue inhaler had to be used by half the family, including myself. We were tired from the road and went out to Wal-Mart real quick to buy Febreeze, thinking the smell would go away. It did not! The next morning we found dog urine on the walls in the two bedrooms that would be the children's rooms (children 6, 5, and 1 years old). Wasp nests all over the outside of the house (which again, my brother is highly allergic to), gutters filled with debris, pine needles, and weeds, the foundation of the house washed out in many places due to the gutters being full, the garage light doesn't work, and the side garage door frame rotting out and showing signs of flooding during rains. The inside of the house smelling horrible, the floors sticky and dirty, adhesive all over the tile by the carpet and dark with dirt, the filter of the A/C caked in dust and mold, the vents spewing out dust, the bathroom floors still having human urine stains, the faucets of the guest bathroom leaking, the toilets not filling up, ants and spiders throughout the house, plaster missing from the wall edges. Mold on the carpet on the back porch. It looks like no one cleaned the house since the last tenants moved out! We notified "A Plus" Realtor Management immediately and were told they would do a walk through on MONDAY (5 DAYS LATER), but were told to submit pictures and an email with the issues - which we did. Were still told that no one could come to check things out for 5 days! Three young children are expected to live in their rooms that have DOG URINE on the walls and soaked into the carpet? This company should be called "A Plus Slum Lords"! Wish I had seen reviews like this prior to renting. Horrible company, bad customer service. They try to blame previous issues on their current tenants, they never respond back, and when they do they are rude, and don't hesitate to hang up on you when your trying to tell them your concerns. It takes months to get them to cooperate. Most things are never fixed properly. We were left 4 days with a backed septic at one point, refused to put us in a hotel. Very argumentative over everything. House infested with roachs upon move in, took over a year to get them to help with pest control, and when the finally did, pest control quit showing up telling us they never got paid, and we were never contacted. Yard full of glass and metal. Our garage and dishwasher have been broke for over a week, they came and looked at them and have yet to return a call on getting them fixed. Run, far away!! read more

This is a HORRIBLE company to rent from! We rented a house from them for three years. At the end of the three years, they never even bothered to notify us that the house was being listed for sale by the owner and that our lease wouldn't be renewed. Our pool has been leaking for 7 months and hasn't been fixed. We pay the water bills and have had to fill the pool 2 or 3 times a week because of the leak. Multiple repairs have not been taken care of even though we've reported them several times. They charge $100 to prep leases every year, although all they change is the dates. (I know this because my lease had the same exact mistake every single year.) If the rent payment is one day late, they charge a fee to drop a letter off at the house telling you it's late (the leases include a 3-day grace period). We have even had them charge us when the rent was on time because they didn't realize we had put the check in their mailbox! They do house inspections every 3 months and have even had an inspector look through our closets and drawers. DO NOT rent from this company if you can avoid it. we rented a house for 3-4 years and my main issue was they forced us to live with a moldy wall since the day we moved in...we were promised it will be fixed before we moved in, then within a week then that turned into months then years. even with their constant "inspections" NOTHING was repaired except for the repairmen half assing the old rotting cupboards and drawers that broke within a week again. also the sliding glass door they took a few months to completely fix, they were cheap and only replaced 2 rollers at first, globbed oil on the track and left. the door went back to barely being able to be opened within a few hours so we complained and after a few months it finally fell on my toe which broke it. thats the only plus about this crappy company, (you will get half ass service if you complain enough) alot of people who also rent from here said thats more than they got... its bad when you over hear "a+" and you say "realty?" and we all start complaining. I was forced to call the actual owner of the house and he had no idea the place was in such poor condition so he called and they eventually came out within a couple weeks to half ass the wall. (they put the moldy insulation back in the wall) they refused to believe another window was leaking and took so long to replace another window that someone had the nerve to come in through the window and poop and pee in my drier and turn it on while we were on vacation. they sent their receptionist "Stephanie" out for an inspection once and she insulted my house with a snobby attitude...i was babysitting 2 toddlers at the time with my daughter on the day and time she insisted which was early and at breakfast time so of course theres going to be breakfast plates on the counter while im trying to point out all the problems they still neglected to fix and she had the nerve to say "maybe if you clean up you wont have all these ants" first of all the ants were never in the kitchen much, they were in the bathroom and laundry room coming out of the light fixtures and we would find about 20 of them in the toilet in the mornings, she also complained about the trash in the yard before and when we showed her a video of how bad the floods get over there and all the neighbors trash along with it all she had to say was get rid of our daughters swing set because insurance reasons which was somewhat understandable...i understand their cheap but they yet again were making excuses to avoid issues. towards the end i gathered that they failed to fix anything because they were too busy fixing up 14 houses to rent before they fixed our major health hazard. a roofer came out and almost fell through a part of our roof and im not waiting another 3-4 years to get that fixed nor do i have any more room in our folders for all of the respiratory issues between the 3 of us. i could give so many other complaints but i would be here for hours...basically if you like lies, negligence, snobby employees, moldy walls, taking days off work for no one to show up for repairs, and repairmen who half ass everything, cough all over your dishes and think smoking their cigars inside are ok after hearing an extremely sick child then this place is for you...since we moved there has been no respiratory issues. read more
