Ray Girgis is by far the BEST home inspector that my wife and I could have wished for: I conducted a thorough research combing through articles on picking the best home inspector prior to hiring Ray. During the research, I studied every officially ASHI certified home inspector profile within Middlesex county / East Brunswick. What follows are a list of observation points that I loved about working with Ray: Credibility: What sets Ray apart is his structural engineering (P.E.) certification - a rare bonus because MOST home inspectors would ask the client to hire a structural engineer if they find a structural issue during the home inspection. This can translate in major savings if the above scenario occurs as Ray scans the house as a home inspector - with a structural engineering background! Attention to Detail: Rays report was 97 (!) pages - compared to an average of +40 pages. The key word is "Engineers". I had used another company do my home inspection, and when they spotted a potential structural problem they said I needed to hire a structural engineer to look at it because it was outside their purview. Thankfully, I called Ray. He was very responsive, gave me his PE license which I verified on the state web site, came out the very next day (a Saturday), and found that there was no real structural issue. If I had hired Ray in the first place, he would have done the whole house inspection as well as the structural engineering report for less than I paid the other inspector. I also want to mention his personable demeanor and responsiveness to questions. Buying a home can be very scary, and the other inspector treated my questions as an unwanted distraction from getting his work done. Ray came down to 524 Jamaica Blvd toms river n.j on Saturday,he was a little early which helped me all around. He went around the entire outside of the house. Than he went in the garage and looked at the foundation CHECKED for termites,he went up into the attick and checked out ac unit, inside and out. He checked the washer and dryer, the electric garage door opener. He checked every window and door. He checked out all of the faucets, and plumbing. He took his time and took time to explain all of what and why he was inspecting. We had plenty of questions and he again would break his explanation down too make it easy for us to understand. Ray was so thorough! Checked every closet and got down on his hands and knees! Very impressed with his knowledge and expertise. Worth the extra money as he is not only an inspector but also a structural engineer and can give advice as to future improvements and risks or structural damage etc. He saved my husband and I from buying a disaster of a house. In fact I think the seller wrote him a nasty review over it but the seller was a complete hack. Did everything himself so there were major structural issues, risk of carbon monoxide poisoning in the basement if one of the systems fails because it wasn't done to code. Our inspector (Ray) conducted a thorough and exhaustive inspection of all vital systems including structural (roofing, decking, foundation, attic support, fire retardant protective sheathing, etc), mechanical (heating/air conditioning, plumbing, electrical, fire/life safety, weather protection, etc), and tested for radon gas. He also painstakingly went through every cabinet, drawer, closet, room by room, and explained on the spot what concerns (if any) he had about conditions. His report was transmitted to us within 48 hours and was a comprehensive review of all items inspected. He flagged those concerns he considered most significant and requiring immediate attention. I have personally been through over a dozen such inspections and this was by far the most comprehensive, and his explanations of his findings and concerns were clear. Our buyers had concerns with some cracks in the walls near two door joints on the second floor that came out during the home inspection . The buyers wanted a Structural Engineer to review the walls and write a report to give them piece of mind that there are no Major issues. Ray showed up on time as promised. He took pictures and thoroughly inspected the walls and closets and other walls. He then inspected the 1st floor and then the basement.
