Since I am an out-of-state investor (I live in CA), I needed someone I could trust, Sandra Dell fits that perfectly. Before I even signed the paperwork to IPM to begin managing my properties, they went checked out the properties (I bought 3) for me. This was my first time buying real estate and they made me feel very comfortable. I never physically saw the properties, and IPM got back to me that these houses were unrentable. Most other companies out there would just take your money. I am super glad that they had the professionalism to tell me this upfront. They did not want me to make a bad investment. IPM quickly responded to my concerns, and even though they knew I would not end up using their services for property (I managed to get refunds on all 3 of my properties), they still sent me pictures of the properties. I highly recommend any investor (in state or out of state), experienced or first timers, to use IPM for property management. They went above and beyond, and have excellent customer service.

I purchased my condo 18 years ago and since they took over, they have raised our fees twice and our lawn maintenance consists of two idiots. One on an industrial mower and the other with a weed whip. They have nothing to mow around smaller spaces, and they don't own a blower, so sidewalks are left. I turned in a request in the middle of May this year and the haven't done anything. It's now October. On their website it says a work order was given to maintenance in August. This was to replace our hose that was split open and risking damage to the building. This past winter they threw salt from the street onto our sidewalk. Everyday I had to go out and clear the grapefruit size chunks of salt out of my garden and front yard. In the spring, I had two perennial plants that have been there for 16 years that were destroyed by the salt. We have water that our buildings surround that they've also destroyed. The owners are getting together this year and demanding this company be replaced. I have never see a management company that employs whoever is cheap with no knowledge regarding what they're hired to do. They are invisible and as an owner, so are you.

We had to go through paper after paper alone in our truck trying to figure out legal jargon on our own. We signed our names to things we have no idea about without ANYONE to help us. Sure we could call in and ask questions but after the 5th time calling with very little support on the other end of the phone what was the point. First American Title was paid a lot of money to do absolutely nothing. We had to drop off our own paperwork to the township we live in and we just received a check from First American Title for our summer taxed to again take to the township office we live in. I was suppose to receive a call from Amy Price the Manager of the office today and now it is 5:22pm the day before a holiday and still no return call. They made us jump through hoops on debt that belonged to our parents. This company is less than helpful and I wouldn't recommend them to my worst enemy. If I treated my patients the way they do their customers I would be fired. Don't waste your time with this company. Pick one that values their customers.

Cummings came in after we had 3 other management companies that ranged from bad to downright horrible. Cummings did a great job in working with our association board. They provided sound advice and great contractor management. They vet their contractors well and when a contractor falls short, in my personal experience, Cummings was very quick to boot them out and bring in a better contractor. Brian and Danielle at Cummings are especially great. I see some previous negative reviews and it makes me wonder if the reviewers were actually having a bad experience due to their board. Your association board and management company have different roles and responsibilities. Cummings was not only professional, they were also really personable and friendly. I would live in another of their managed properties anytime!
