Cummings has provided timely, comprehensive service to our association. Their guidance in adhering to bylaws, maintaining computerized records and assuring timely, accurate financial information has been invaluable. Their vetted contractors have done excellent work; Cummings follows up and assures quality work is done on our behalf. They respond promptly to both urgent and non-urgent matters. Maintaining free-standing 40+ year old units is not cheap as anyone who owned a home before moving here can attest. Any reviewer complaining about costs should see not only what it cost our association to have had substandard work done before we had Cummings but also take note of what contractors and materials cost in our current climate. read more

Our HOA has had four different managers in the six years I've been here. Their web portal has very limited information pertaining to everyday operations. As co-owners we have no access to meeting minutes fiances or pending work orders. They are slow to respond to requests for service repairs. I intend to find out what level of services we contract for but I intend to find out. read more

I had nothing but great experiences with Cummings when I lived at a condo that used them as their management company. Cummings came in after we had 3 other management companies that ranged from bad to downright horrible. Cummings did a great job in working with our association board. They provided sound advice and great contractor management. They vet their contractors well and when a contractor falls short, in my personal experience, Cummings was very quick to boot them out and bring in a better contractor. Brian and Danielle at Cummings are especially great. I see some previous negative reviews and it makes me wonder if the reviewers were actually having a bad experience due to their board. Your association board and management company have different roles and responsibilities. Cummings was not only professional, they were also really personable and friendly. Horribly incompetent, rude and dishonest property management company. Zero communication or follow up from their managers. We made the mistake of hiring them for our association. Don't hire them under any circumstances- there are much better options for property managers. read more

Brookside Village - Lansing, Residents make requests on items that are the responsibility of the Association/management company for several month or years. These items are rarely done. Recently a resident of several years passed away. Once they realized this and the unit was on the market Cummings began "fleecing" the family members. This unit that has had the same garage door for several years and looks just like many others, now needed to be replaced at the owner's expense. Once replaced they then charged the owner $300.00 so they could paint the door. They attempted to "throw in" a $3000.00 deck fee to the closing paperwork with the title company. They deck did not need to be replaced. They charge a $100.00 move out fee! It is obvious that they are taking advantage of their residents which most are seniors. Their actions are criminal in some cases. Integrity and compassion are lacking with Cummings. read more

Our Association has had Cummings Property Management for about 5 years. They have been a God-send. Our old manager gladly collected our dues but nothing ever got done. When Cummings came in, there was so much deferred maintenance to do and limited money to do it with. It took about 2 years but the difference in how our neighborhood looks and how it looked 5 years ago is remarkable. For instance, home values have gone up during covid but our home values have gone up 25% in 1 year. I'll take that any day. read more

My review of Cummings is the fact that they provide very poor feedback to their customers. I know they think they are doing a great job and that's the rub. When you tell them they need to do something better they try to blame it on others by saying that is the way the rules are written. They are not customer friendly and try to work with you. read more

Absolutely horse crap. The worst association I have ever dealt with. Terrible customer service. No attempt to even try to satisfy their customers. Would not recommend to my worst enemy. My family owns property, I know what it takes to be a proper property manager. I am in Auburn Grove (Auburn Hills, Michigan) just so everyone knows. What a complete joke. If you are looking for property management, look away. We had a roof leak. Clearly a result of poor construction. They came to assess the leak and damage. It had leaked on my ceiling in my family room and damaged my drywall. They came to repair the roof and told me they would replace the drywall, but not paint it (And they replied with a very rude tone about how it was my responsibility to paint the inside) FINE. I have insurance. So the repairman comes, puts a layer of paint on it and calls it good. (I should also mention the same repairman came initially and said that everything, including drywall needed to be replaced) REALLY? ARE U KIDDING ME? The damage is still very clear through the paint he put on their, not to mention what other nasty rot is laying in the drywall/ceiling. Will just have my insurance company out here to fix it RIGHT. What is the point of an association, which I pay damn good money for every month, if they are not going to fix issues nor be polite or helpful? Ridiculous. read more

Dangerous company if a part of your HOA, with high financial consequences for homeowners. Cummings is hiring the same group of expensive contractors without a proper bidding process so we cannot lower prices. When our money runs out - they just raise our fees to keep paying the same groups of contractors (competition-free) higher amounts. The only losers are the residents, most of whom are at the end of their lives and they are either just grateful to live another day or are too busy dying. Cummings is keeping the Board of Directors ignorant on laws and industry requirements, but they do document "Board decided" for every decision that is in Cummings' favor (or the contractors they brought in) to shift responsibility to the clueless Board. Cummings is buttering up Board members with preferential treatment while steering them into making decisions that are financially unfair to the residents, and benefit contractors/developer. We are facing unnecessary expenses equal to over 3 years of association fees per homeowner as a result of Cummings management. Cummings is having multiple conflicts of interest including a relationship with a developer. They are sticking homeowners with large bills that were the developer's responsibility. Cummings did not keep the developer accountable for our faulty driveways that started cracking/crumbling after the first year. Instead of claiming a 20-25 year warranty from the developer, Cummings led the Board to pay another contractor to do useless "fixes". Our driveways must be redone per expert and the residents are facing hundreds of thousands of dollars of unnecessary expenses. Neither the property manager nor the owners of Cummings are responding to the homeowners' inquiries regarding this. Cummings filed a claim with the homeowners' insurance, instead of the developer's, for the issues that are the developer's fault. And so much more. Watch this company carefully to avoid abuse and their predatory behavior. read more

This property management company contacted (on behalf of our board) to have railings replaced on second floor balconies in our development. A few months after the new railings were installed, a half-sheet note was stuffed in our doors. The note read that these new railings were not safe and this portion of our property should not be used. No letterhead or information about the source of the note was provided. Details about the problem were not provided, just advice that we do not use our balconies. How could this happen if permits were applied for and approved? They weren't. When they were contacted about permits or how such a problem could occur if the proper channels were followed they answered: "The cost of the permits was included in the contract..." I was then informed that an attorney was involved. Paid for by whom you might ask? To cover whose negligence? Who will be paying for the repair or replacement necessary? I was told to put my concerns in writing and that was that. This mess was all uncovered by a resident who wanted to know. Stay tuned, but, i feel confident that they wanted this all covered up and the costs would have been passed to the residents. Beyond bad -- negligent perhaps? read more

I have never had the experience of such a horrible management company. I seriously believe that there are economic issues going on behind the scenes with the owner of this company. They manage a property that is constantly having to put money in escrow account every three months and it's been going on for almost 6 years now to pay for "capital projects". Stay away from this place! And the service is bad the people in the office are rude entitled ! I wouldn't even use them as a rental source. It's about time Genesee county does something about bringing in some competition rather than allowing one place to manage over 100 properties!! We even have one lady on the board that goes around every day walking and looking stopping in front of people's places and looking to see if she can find anything wrong with the associations "rules". She even posted my cats on her Facebook page because they were up for adoption and did so without my permission! read more

Really bad customer service. They also don't give you any additional days to pay your dues. If you are one day late, plan on getting a letter from a lawyer with a lien on your property. That is just how they operate. I would stay away from any subdivision these people are involved with. read more

By far the absolute work costumer service I've ever encountered with a property management company. Our garage door was damaged by a snowplow and it took over 1 year for them to have it repaired, despite numerous calls and emails. I was told by one of the managers that It was not their fault and the reason it took so long was that the previous company left behind "a mess". I was referred to the board. I emailed the board with no response. Though I asked, I was never informed of when the board meetings were, what they would discuss, and what time frame I could expect for the garage door. When the manager asked if I would be attending the town hall meeting, and I replied that I would not due to the fact that I work nights at the local hospital he replied, " I get it. Your one of those people who complain about things and then don't show up for the meeting". I am thoroughly appalled by their management. Additionally, now (though the garage door remains broken) they do not answer the phone or return my numerous phone calls. They are rude and incompetent. read more
