We found Abe on Yelp as the best-rated realtor in Miami. I believe we were initially only looking at the Brickell area. Coming in from the cut-throat SF Bay Area market with near-zero inventory, we were overwhelmed by the options available in Miami. Abe found us a spot right by the Biscayne Bay at the Margaret Pace Park in Edgewater. We have butterflies in our tummies as we are in love with our new home. This is 100% thanks to Abe. Abe knows every patch of land in Brickell, Edgewater, Downtown, and other parts of Miami. He knows the history of each building, what's coming next that could block your views, the HoA rules for each building, the heights of all buildings, and the views from each side of the building. It is mindboggling. We had assumed Abe would spend 3-4hrs with us and then let us go to do our own search. Instead, he spent multiple days with us non-stop, with some days where we even skipped meal breaks and walked around until our legs hurt. He is a natural at driving around the various pockets of Miami, navigating the streets while also being a tour guide. His ability to multitask like this helped us a lot. I still remember how, while driving around the Edgewater area, my wife and I simultaneously felt "wow, this neighborhood has a chic vibe we liked." We fell in love with Edgewater, though we had come in focused on Brickell. Abe is very good at sharing both the good and the bad about each option. There was a point we had already picked a new construction project that was nearly 3X of the next property we had scheduled to see. When I said I wanted to think about it the group became rude and defensive. A response to your comment--- the individual I spoke to said he worked for you . At no time did I ask the individual not to disclose that the condo was under construction. 1. Look at the building there is NO way that you can "Hide " that it is under construction . and 2. I would NEVER do that - ask the current tenet I disclosed prior to construction being started . In fact , I INSISTED that it be part of the contract so that they in the future could not attempt to use non disclosure against me. 4.5 After two years of living in South Beach, I'd had more than enough. I was over the flooding (little did I know...), the dog poop everywhere, the third world housing, and my ramshackle apartment that cost more than the mortgage of my new home. I was done. Done. Knowing I needed to escape, I started researching realtors months before my lease was up. After some time, I came across Abe Ash. This was a good thing. Abe really knows the city well. I told him the areas in which I was interested in living and he set out to make the appropriate appointments. I was a bit jittery, as I had attempted to look for a new place the proceeding year, but the realtor with whom I was working didn't get back to me in a timely matter and I was stuck for another year in hell. I was scared that it would happen again so I kept prodding Abe to start the search. He was pretty confident in his assessment of the timeline but knowing that most things in Miami take much longer than they should, I was unconvinced. Before too long, we started the search. I was impressed with how well he knew the buildings in Downtown, Brickell and Edgewater. He knew what to look for, parking tricks, grocery shopping, and much more. I wasn't just looking at an apartment, I was looking at all aspects of the building and neighborhood. Abe knew it all -- better, in fact, than the other realtors. When I finally found a building and unit I wanted, Abe turned in to the consummate negotiator. Knowing the going rate for units, he was able to price me where I should be (if not where I wanted to be). When the straight forward process turned sideways thanks to the other side (missed deadlines, no communication, changed contracts, missed appointments, etc.), he stayed cool, thorough and professional and saw me through to the end -- going so far as to make sure my rent was prorated for the time I wasn't in my unit (yes, despite starting a month and a half ahead of time, I still missed my optimum move-in date because the other side couldn't - or wouldn't - get it together). Thankfully, my time as a Miami resident is at an end but for those living there and looking for an apartment or home in the city, I highly recommend Abe. He's professional, has a tireless work ethic and stands by what he says. If you've been around the Magic City for any amount of time, you know that these qualities aren't in abundance, unfortunately.
