When my lease is up, I am out! Note to Abrams, when you read this, and if you want to let me out of my lease with NO PENALTY and return my deposit, I'll move out ASAP! Otherwise, I'll fulfill my obligation, but until then, I'm going to make everyone that I come in contact with and even some others, as well as realtor associations that I seek out, aware of my experience with this grossly incompetent outfit! This has been a bizarre experience from the very beginning! For example, to start with, they gave me someone else's name and financial obligation information, on MY lease! WOW! That had to of broken a rule or two somewhere, you think? Then, ruining my move in date on the night before by telling me that the place was cleared out, clean and ready to go! Well I have the pictures to prove that it was NOT! Costing me money (everyone knows what planning, help & $$ goes in to a move, not to mention, where is my family going to go? Costing me even more $! Then 3 1/2 months after finally moving in, Liz tells me that I owed them more money for late fees.... WHAT??? I was NEVER LATE...., I'm set up with automatic withdraw! Then she says.... "Oh, no it's not a late fee because your rent was never late.... it's a fee that we failed to charge you initially"!!! From 3 1/2 Months ago.... That THEY FAILED to charge me.... now I owe a mystery fee!! Smell the incompetence? They should actually owe me money because I lost a heck of a lot more $$ then the fee that they say I owe them just with returning the rental truck and all that my family and I have been through with this outfit! I work very hard and when the time comes, my money will be spent elsewhere! I cannot stress how extremely incompetent and unprofessional Abrams Realty are! Bottom line!!! I've noted a long list of issues! I have a timeline of events that span 5 pages long at this point! Which I'm holding on to because I just have a feeling that I'm going to need it for future use. It would fill up this page and I would probably run out of characters. Crazy thing is, I've only been renting from them for going on 5 months now! Imagine that, 5 months! I still have 7 months yet to go! The apartment, it is great! The Saddle Wood Condo Community is a great community! This is the second property management company TODAY that has dropped the ball. I tried to set up a showing of a rental house yesterday but I was called back and told that the people currently living in it need a 24 hour period to get the house ready to show. So we scheduled a viewing for 24 hours later. I had an appointment to get a tire fixed at that time, but I really wanted to see the house - and was impressed by the agent over the phone, who was always quick to get back to me and always answered his phone - enough that I rescheduled the tire appointment. I drove across town and got to the house at our appointment time. I didn't see the agent so I called his phone number and after 2 rings I got kicked to voicemail. Then I got a TEXT message back (first time it hasn't been an actual conversation) saying that he was so sorry but that house was rented earlier today and he thought he called me. Besides the fact that it doesn't even make sense, due to the fact that I was told this was the first time that the house would be available to be viewed today, I was very upset at driving across town on a bad tire for nothing. And the craziest thing is that like I said this is the second appointment today that a realty company messed me up. Only reason I'm giving this guy 2 stars instead of 1 is he at least said its his fault and he apologized. But it still wasted my time, messed up getting my car fixed, and was handled poorly over texts. I guess no one in this area wants rental clients read more

If you are paying these people to "manage" your property, you need to STOP and go somewhere else. I was looking for a rental and called the main number that was posted on the for rent sign in the yard, it went straight to a voicemail, I left a message and never heard anything. I then tried contacting the listing agent at her personal number, her mailbox was full, would you like to leave a sms message? Said yes and that it sent. Didn't hear anything. The next day I followed up w/another text requesting her assistance. Still didn't hear anything. And this property is vacant and has been listed as active for many MONTHS now. I could care less about losing out on the house to rent (not the property managers I want to deal with) I just feel terrible for the homeowners that are PAYING these people to "manage" their properties! read more

Renter/Buyer Beware of Abrams Realty and the properties they list if you are looking to buy/rent in the Virginia Beach area!!! My Husband and I went and saw this property, 3201 Sacramento DR Virginia Beach, VA, in person after seeing it on a few different rental sites. We had our realtor set up a viewing and it was exactly what we needed so our realtor helped us go through the extremely frustrating, and time-consuming application process that Abrams Realty required just to rent a property. They were semi helpful during the process and charged us $50 per applicant (my husband and myself) to lease the property, along with requiring an application fee they required to provide personal info including SSN# and financial statements proving our income for both of us. Once the payment, amounting in $100, was received we should have herd if the application was approved or not within a day or so, instead the listing was taken down immediately in multiple places including where we first noticed it on Trulia, and Zillow. Also, the relator, Teresa Sellers, and the broker, Jim Abrams, at Abrams Realty both suddenly became uncooperative by not responding to my realtor's phone calls and emails inquiring about the property we were interested in renting. It has been 5 days since we have put in the application for this property on Sacramento and still have not heard anything regarding our application, yet the property is back up on multiple sites including this one stating that it's a new listing and ready to rent. We are now out $100 plus our personal information is in the hands of people that may very well be con artists that are looking to make a quick buck. Do not waste your time or money with this company. I first called about a rental that was posted after several calls and messages I was given an appointment to meet the property manager at the property for a tour. We arrived at our appointment and met Matthias Smith. While we were supposed to be waiting to enter the property I began talking to Matthias about my situation and he assured me that Abrams was a family run business that helps people just like me and that because a considerable amount of time had passed he did not fore see any problems. He also told me that my five year tenancy and perfect rental payment history was a plus and would weight heavily but that ultimately all decisions were up to the property owners. He also mentioned that all calls no matter what time of day or night were answered. Sounded too good to be true, and it was. After 40 min of selling me on Abrams Philosophy we did not see the house. The current tenants were suddenly unavailable for the appointment that they agreed to. After several weeks we finally were able to see it with another agent, Debrah Byrd, as Matthias never answered his phone nor replied to my many messages. What an angel that DEBRAH BYRD!!! Debrah showed us several properties, many that weren't even listed with Abrams. After much discussion my family decided to apply. Before we did though we spoke to Matthias again about our concerns and Debrah did as well and he assured me that there shouldn't be any problem to go ahead and apply. We did apply only to be told we had to wait for the next week as they close on the weekend then we had to wait to be processed, and that the owner was reviewing, all without so much as a word from Matthias the property manager. For some reason he is not allowed to talk to applicants. Which was strange as he just a month earlier told me how much they pride themselves on communicating. Finally after two weeks we received a denial letter for the very thing that we were concerned about and assured that it wouldn't be a problem. The decision, according to my "letter" because like I said they cannot talk to applicants, was Abrams decision and not that of the owner. So although our income well exceeded the required amount and our credit scores also exceeded and we have a five year impeccable rental history we were still denied. Makes me wonder if I have fallen victim to the gentrification of Virginia Beach!! Be Ware, they have a good pitch but no follow up!! read more

Since there is no way to respond to Abrams comment and they're making an attempt to discredit my review I will start by saying that all required repairs were done by us when needed be. When a hurricane came through we had an extensive damages but they were taken care of. Often with us having to stay on top of everything. There was an issue of us deciding whether or not to redo our siding and while we did receive quotes on that matter we were told by our property manager to wait until we had a tenant. Then after asking about it again we found out the reason we couldn't get in touch with our property manager was because she no longer worked there. This happened at least 3 more times in which we were turned over to a new property manager with no notification by phone nor email and us trying to contact the previous property manager to no avail. During this time we had a property manager who on 3 separate times told us we needed to fix the freezer and despite giving the all clear it was never done but never complained as an issue since. On top of that we also have photos showing the state of our home after a property manager we had no prior contact with did the final turn over with the tenants releasing them with their full security deposit despite there being many area of the home that were dirty, blinds broken, and the yard over grown. As a military family we were grateful our inlaws were able to help get our home back to a good condition. Also as a military family we didn't expect anything outside of our contract except for common decency of business practices like knowledge of turn over between property managers with a proper introduction. We always paid for all repairs on time. Once again look at all the overwhelming amount of negative reviews, they earned them. read more

Honestly just save yourself a lot of trouble and hardship. We've been with Abrams for a couple years and finally got smart and are switching to a different company. Switching if they ever stop giving us the run around. Not sure what it's like from the buyers or renters perspective, but I can tell you honestly what it's like from a homeowners. We've gone through property managers like a revolving door and there's no continuity. For instance when our tenants got displace before for a couple of days we pro rated rent. Now they are charging us a federal per diem despite me sending them information that we are not a federal company so we don't do per diem, you prorate. Also we had someone tell us ever couple of months something was broken and we would give the all clear. Not only was it not fixed, but after she was also fired we never heard any more about it. We would call or message to who we thought was our property manager to find out they had been fired with no notice. Now we are trying to get out of our contract and even though we feel like they are over charging us, we paid to be done with them. Even though on the owners portal it says it will take two days to clear he's now saying 5 days. I honestly feel like he's being unprofessional since the money has been taken from our account already. Every day he puts us through this we can't list our home. Don't list your property with Abrams, or do and live to regret it like we did. read more
