We have had a very frustrating experience working with Access Management / AccessDifference regarding a tenant HOA application. The application was fully submitted with all required documents, the lease was already signed, and the tenants paid an additional rush fee that advertised results within 24-48 hours. Despite this, the application sat in "pending HOA review" status for over a week with no communication. Multiple attempts were made to follow up: Emails sent Phone calls placed Voicemails left Unfortunately, there was no response, no update, and no timeline provided. This caused unnecessary stress for both the tenants and the property owner, especially with a time-sensitive move-in date. We understand that HOA reviews take time, but when a rush fee is accepted, there should be clear communication and accountability. Even a simple status update would have been appreciated. Based on this experience, communication and responsiveness are significant concerns. We hope Access Management improves follow-up procedures, especially for paid expedited services. read more

Unprofessional and Non-Compliant with Florida HOA Laws If you are considering Access Residential Management, be aware that they fail to comply with Florida law regarding HOA record requests. Per Florida Statutes Section 720.303(5), HOA members are entitled to access financial records within 10 business days of a written request. While various board members have been requesting these records for the past six months, I personally mailed my formal records request on January 17th, 2025, and they still have not provided all the required documents. Specifically, they have failed to produce the front and back copies of checks from the association's bank accounts during their management periods. Their lack of transparency raises serious concerns about accountability and compliance with state law. If they manage your HOA, I strongly recommend closely monitoring their compliance with state laws, your governing documents and handling of financial records. read more

Bobby, the maintenance gentleman at Enclaves Festival at Championsgate in Davenport, was a huge help to us when we found an infestation on our back patio in the cushions an hour before we were to leave our unit for our flight back home. He removed all the patio cushions for us and removed the problem while staying in contact verbally and with pictures to let us know he got rid of the problem. Truly appreciate his willingness to help with this situation!! read more

They can't make sure the neighborhoods are functioning as they promise, because they are too busy trying to disrupt lives of those paying their dues. Which by the way pays their paycheck. Access Management Worthington Community Sarasota Florida is a out of control. This company is clearly staffed by uncaring morons that do not return calls or respond to customer concerns. They arbitrarily access bogus fees and charges on their HOA members invoices regardless if the property owners information is provided on the payment, or paid on time. They will then forward threatening letters and continue to compound the arbitrary assessment fees. The Florida State Attorneys office should be made aware of their underhanded business practices and advised to investigate and impose regulations to control these predators. read more

Since day one, our Access Management property manager, Emma Doras has been condescending to residents. She sent out 117 violation letters for things like tire tracks on perfectly clean sealed driveways caused by the landscape maintenance company. Those letters were also emailed to residents with the subject line from a completely different community. The property manager does not respond to emails regarding weeds everywhere, the lack of landscape maintenance that we pay for, and always has an excuse for work not being done. Our residents are buying their own landscaping equipment in order to do the work themselves and they are pulling massive amounts of weeds that are supposed to be taken care of by our landscaping company. Lots of dead plants, no trimming, dead grass, and no oversight. Our gates have not worked for 9 months and when she says to let her know if your codes or transponder don't work and you do she does not respond. Emma Doras does not allow our CERT Team to have meetings at the clubhouse, has taken away their master key for life-saving equipment, and denies the existence of this all-volunteer group that we have had here for the past twelve years. She has also moved funds that were donated to the CERT Team to another team without the authority to do so and without notification. No one from the company returns calls. Our roof caved in back when Ian destroyed our community and a lot of other homes got a horrendous amount of roof and structural damage. I've contacted management about this issue multiple times, getting the run around from a different amount of employees, I've requested to speak with the operations regional manager and was reassured that she would contact me directly, 3 weeks went by and heard absolutely nothing, just for her to FINALLY contact me and was rude, none apologetic and claiming that there's no damage when I've emailed in photos of the damage. I WOULD NEVER IMAGINE A MANAGER LET ALONE A REGIONAL MANAGER IN HOSPITALITY TO TREAT A CUSTOMER THE WAY I WAS APPROACHED / TREATED. I WOULDN'T EVEN GIVE THIS A 1 STAR IF I HAD THE ABILITY TO. Total lack of communication, try to charge community illegal fees, take fees on projects that they shouldn't be, zero community updates and make no effort to improve anything despite community feedback. As a Real Estate Professional, I deal with many Management companies. This Access Management is without a doubt the worst of its kind. Unprofessional at best, incompetent and even vicious people work there. I even suspect there is Racism, and prejudice in the mix. They try to make any transaction nearly impossible to complete, most times trying to contact them, everything goes to voicemail. I bought my new home in Southern Oaks Oct 2020. I've had to deal with the HOA on 3 different occasions. The first was installing my solar panels. HOA would not communicate with the contractor or me in regards to the approval. Took way too long to install the panels due to the HOA's response time. Then I found a water main break in a common area of the community. It took 10 days to reach someone from this HOA. And now, my most recent struggle. I'm trying to install a fence. Not a fancy fence. Just one that the HOA will approve. I have followed every rule to the tee. And here I am about to submit my 4th ARC request. Why? Because they don't/wont communicate why they keep rejecting it. I just have to keep making changes not knowing what is really wrong. If your buying a home, and this is your management company, stay away. It has been a complete nightmare. I really wish we could rate a ZERO because 1 point is way more than they deserve. read more

If I could do it over I would never buy in a community with Access Management. They were hired by Neal Communities. They are the most unprofessional property management group in Southwest Florida, in my opinion. They do not return emails or phone calls, but you must pay your dues on time. Terrible management company for HOA. This is CrossCreek management company for our HOA. No oversight of budget, no audits of financials to prevent theft. HOA does not communicate with CDD about budget and who is paying for what. HOA does not respond to legal request of public records of where money has been spent. Possible theft of HOA funds and/or mismanagement of funds. Have contacted news channel for assistance. read more
