This building was already in need of a…read moredeep clean when we first moved in, but I've noticed it has gotten significantly worse in the past several months. Dirt, bugs, garbage - even when cleaners come all they do is swifter and vacuum the hallways and spray air freshener, never a true deep clean. It is not uncommon to find dog poop/pee/vomit/dried blood(?), garbage, and other messes in the elevators and hallways. There are ongoing issues with theft from the mail room and garage. Additionally the common area is made available on PeerSpace to be rented out by people who don't even live in the building - so you can expect some complete strangers to be wandering the halls, not to mention the residents are still required to pay fees for a space that is not even exclusive to our community. The building seems to have constant maintenance issues and a lack of a communication surrounding them. In the first month or two that I lived here I put in more maintenance requests than I had in 5+ years of renting elsewhere because so many things were broken and not repaired before we moved in, I put that aside because they did make the repairs relatively quickly after I requested them. Management has acknowledged some of the bigger issues but we have not seen any corrective action be taken. Tenants are seeing steep rent increases despite a huge decline in quality of life.

She is always warm, friendly, and gets the job done! Maintaining our gutters and landscaping, ensuring seamless lease renewal, and replacing our fridge the same week that it broke are just a few examples of ways she has helped take care of us. As a first time buyer, I needed help navigating the process and all the legal terms. It was a big financial decision, and Virginia was there with me every step of the way. She answered all my questions and helped me truly understand the process. She went out of her way to help me break down all the listings and look at them with the pros and cons. Virginia even went through the HOA meeting minutes to help identify any red flags prior to purchasing. She helped me avoid buying a property that was going to need significant and costly repairs to the roof that would have made the place unaffordable for me. By the end of 2010, I had to relocate out of state for work and the house was worth much less than what I owed. I turned it into a rental and had great tenants but the rent didn't cover the mortgage so I decided to go down the path of a short-sale. Krisanne spearheaded the entire effort for me, working with the bank, my property manager, my tenants and potential buyers. She made the entire convoluted process of the short-sale more manageable and stuck with it throughout the process. She stayed on top of the paperwork for me and just really took charge of the situation, which was a boon for me being out of state and not able to dedicate a lot of phone time to the efforts. She was also the person that helped me buy my house and as a buyer's agent, she is an excellent resource and full of knowledge of the Seattle market and the neighborhoods. She's realistic and down to earth on her approach, not trying to be pushy or rush you into a purchase that doesn't meet your needs, just to make a sale. I recommend her if you're buying, selling or just looking at rentals on the way to buying. If I ever end up moving out the way again, I would not hesitate to contact her. But that is why you need someone on your team like Dave. His extensive background in home construction services really helped bring dollars and realities into my viewings of homes. He always let me get excited about architectural features while making sure he pointed out all the potentially tricky bits that might cause more money later after purchase. Buying a house isn't all just dollars and lists either. So much of buying a house is really about buying a HOME and Dave is there to listen the entire time. Basically he takes care of you the whole time and can also be a shrew agent when it comes to getting you the best price. I am happy to say he did help me close on a house over a year ago now and I could not be happier. But working with him goes well beyond the buying interaction. Dave and his partners have consistently followed up both via call and by mail with thoughtful gifts to make sure everything is running smoothly. I have received a Home Depot gift card (which every homeowner knows you'll spend every weekend there the first year), and just yesterday, a year and half after purchase, I got a card that offered me a free 4" herb plant from Swanson's on behalf of Dave and his partners. He is probably the most responsive agent out there. If he didn't answer the call or text right away, he would get back to you within hours if not minutes. I was even calling him at 9 pm once. 3. Dave genuinely looking out for his clients (who he treats like his friends) for any pitfalls or contract issues My wife and I first met Dave back in 2013. Right away, we knew he is different than other agents we have met. Instead asking how much money we had or driving us around town aimlessly for house shopping, Dave set us down and asked about our expectations and goals. By the time we were ready to purchase a house at 2014, we went back to Dave. (at that point, we already had three unpleasant experience with real estate agents.) It took my wife and I almost 4 months to find the right house (during that time, we even had Dave made an offer contract for a potential house at almost 10 pm, which we cancelled in the end), but Dave was really patient with us the whole time. The lender actually caused us the most trouble throughout the entire home buying experience, which ended up delaying the closing date up to 2 weeks. The builder (the house was a brand new construction) was not very understanding and insisted on the late fee per day, which ended up around $1500 on top of closing cost. Dave felt that this is the perfect house for my family, and paid the fee out of his pocket. Tell me where you can find an agent like that? we didn't just buy a beautiful home through Dave, but we also met a wonderful friend.
