I originally agreed to rent the space for six months but left after three weeks due to fussy and arbitrary rules that made it impossible to use as a photo studio (Im a photographer and cant have light coming in, but Im not allowed to cover the windows). When I moved in, there were spiderwebs and dead bugs everywhere and now Im being told that I need to clean them up, paint the entire place, and so on in order to get my deposit back and not accrue additional fees. Considering that the space was literally used to store my stuff for three weeks since I couldnt actually work in there, I find it hard to believe that theres a laundry list of issues that now need to be remedied to avoid charges. Avoid this place.

When we originally rented the garage style unit it was unpainted, the manager said if we would accept it unpainted (it was just bare sheetrock) then when we left we wouldn't need to paint it. They raised the rent like clockwork, but that's fine, it's business after all. After over 3 years we decided to leave since we were barely there. Before doing so we double checked with the manager on the paint situation. Two different managers told us not to worry about it, there would be no charge. Then a month later we received a bill for $550! (It somehow cost $550 to paint a tiny 8x14 room?!?) Well they kept our security deposit. I reached out to the management office about the situation and they replied with a surprisingly hostile letter basically saying screw off and don't try taking legal action. They headache wasn't worth the $500 so I guess they won, but it definitely left a bad taste in my mouth.

It's professional and also has the cool/hip vibe that makes being there energizing. The main room used for larger events has two full large glass walls overlooking the water, which is a unique setting for a business meeting. I've used their space multiple times and have always had stellar experience.

When the moratorium on late fees and evictions ends, they will expect full payment from their tenants and charge late fees at that point if any back rent owed is not paid immediately. As a small business, rebuilding a client volume and making enough to pay rent will be challenging enough, let alone being forced to pay three months of rent. The building is clean, and overall the process up until now was a positive one. Because of this profits-first mentality and blatant hypocrisy in how they view assistance during troubled times, I would recommend you take your small business elsewhere. Fremont Space Building was much more kind to their tenants during this crisis.

They use loopholes in the language to avoid prorating, and to say your lease is longer than it is. It looks simple until they start "explaining" that, for example, though it says for a one year term, then goes month to month, your "lease" doesn't end until after you give notice-- which also means if you want to leave May 15th you must tell them no later than April 1 ( but it also says 30 days) and if it's April 3, well your lease ends May 31 now and pay a full month. Even if your lease began May 1 and a year would be... May 1. "There is no end date," I was told. "It ends when you give notice..." Month to month isn't a lease, StudioWorks. it isn't a separate mini lease. but they get away with it because tenant rights are all self help unless you can afford a lawyer.

Coworking space in the International District with the friendliest staff!…read more I've visited Hing Hay Coworks for a few meetings and each time has been a pleasant experience, primarily because the staff is so friendly here. In one instance when I visited, the person I was meeting with was running late, so the staff allowed me to use the entire space until I waited and offered to make coffee or tea for me. The same employee remembered me in my next visit, and I'm not even a member of Hing Hay Coworks. But perhaps I should be?! It's really great that the International District has a coworking space. The times I've visited in the morning, it's pretty busy with people working, but Hing Hay Coworks has a very inviting atmosphere to it. There are desks and private conference rooms, in addition to couches and communal space here. There is a kitchen here, too, that workers have access to. Plus, Hing Hay Coworks is located right by the Hing Hay Park, so is walkable from the light rail station. What's especially cool for Yelpers is if you check-in here, you get a free day pass for Hing Hay! So in case you need to work in the International District, make Hing Hay Coworks your new office!

It's a great location to start a business. 2.) Fremont Space has great management (Lori Sandler the office manager is wonderful to work with). 3.) The contract leases are setup pretty much in favor of the renter and it's a very easy-going place to rent space from with minimal contractual requirements. The building is locked 24/7, and no one can enter without being buzzed in. Masks are required before entering, and must be worn, at all times, throughout the building (this was actually put in place, way before it was mandated). Hand sanitizer is available throughout the building. Inner doors are propped open to reduce contact and provide more air flow. We also have new touch-less soap dispensers, in the bathrooms. If you are looking for a new workspace and want to feel safe and secure, this is the place for you.
