Communication throughout our loan process has been poor and inconsistent, especially as we approached our scheduled closing date. We were supposed to close several days ago and still have no definitive timeline or clear answers on what is outstanding. Our lender was repeatedly told updates and documents would be sent to the title company, but those commitments were not followed through on, leaving our agent and the sellers without answers. We were also told the appraisal was incorrect, but after reviewing it and speaking directly with the appraiser, it appears the report was calculated properly. I think this company's a joke. My co-borrower and I made NUMEROUS phone calls and sent numerous emails to A&D Mortgage and to their frequently confusing mortgage loan service contractor during the VERY SHORT LIFESPAN of our loan. We were told conflicting information on more than one occasion, which required MORE CONTACT attempts on our end to clarify the information provided to us. Recently, we submitted a change of address form via email per their live associate, only to find out almost an entire month later the form was "DENIED." The property has since been sold. No one with A&D Mortgage or with their affiliates, ever notified me nor my co-borrower of their decision. I'm assuming these seemingly incompetents disclosed our personal information to the property's new owners/occupants via mailed letters. In fact, I just got off the phone with one of their supposed supervisors who wasn't able to reasonably help me. Instead of resolving the situation, she opted to transfer me to an automated survey line while I was speaking. What a poor excuse for an associate. read more

I worked with this company on a loan back in 2021, and my experience was extremely unprofessional and disappointing. During my communication with their team, they would often put the call on speaker without my consent, allowing others in the office to hear our conversation. English is not my first language, so when I struggled at times, I could hear a white male in the background laughing at my English. It felt very disrespectful and unprofessional. At that time, there were limited lending options available, so I continued working with them despite these concerns. However, I specifically asked their representative whether they would delay the loan process due to interest rate changes, which could cause us to miss the rate lock period and result in additional charges (points) . This concern was based on negative experiences I had with other lenders in the past. Their representative clearly assured me that this would not happen. However, in the final 10 days before the rate lock expiration, we were almost unable to reach their underwriter at all. There was little to no response to our messages during this critical period. This made it very difficult to move the process forward and gave the strong impression that the delay was intentional. As a result, the loan did not close within the locked rate period. My client was then forced to pay over $7,000 in additional points in order to proceed and complete the loan. This experience left me feeling that the company was highly unprofessional. Clients were not treated with respect, and the handling of the loan gave the impression that they were taking advantage of the situation rather than acting in good faith. I do not recommend this company. Since then, I have shared this experience with my colleagues, friends, and my broker, as it remains one of the worst experiences, I have had working with a lender!! read more

Our loan was approved few weeks ago, but they have not yet sent the docs to the title company. we missed the closing date, They are very slow and incompetent in review documents and doing business. Do not recommend using them. very frustrating read more

Be Warned. Although they do not disclose it, if you act as a Guarantor on a LLC loan, they will report your credit. This will destroy your ability to get a home loan as your DTI ratio will skyrocket. Mind you, out of 10 other loans I have with different mortgage companies for my LLC, no other company screws their clients like this. Especially when nothing is wrong with the loan or payments! Of course, they don't disclose that they will do this, and I know of no other mortgage company that does it.
