    I reached agreement with the company to lease my property while I was out of town. We agree on a…read moresum and job for lease preparation and future tenants' requirements. Shortly, the communication grew more and more sporadic. After six months I was asked to give Power of Attorney to lease the house. After a few weeks arrived invoice from AC company with description of work (parts replaced ) following by the company's threat to tear the unit upon my disagreement. The lease of my property was provided after numerous requests, after almost two weeks after occupancy. The price is above agreeable number. Each tenant signature on a lease is printed and identical. their photo ID's are concealed. The lease preparation has a couple of high and vague name expenses which are also still in secret. Tenants paid security deposit, first, and last month of rent - company keeps all funds in their full possession There is complete lack of communication from the broker and growing time intervals of other workers. The requests of information , inquiries, and attempt for amid approach return silent. Broker Kenley stays in the shadow, Wendy communicated sporadically most of the time, for short while appeared helpful, but upon rise of all above issues started to respond outside of the subject and long intervals.or in long intervals Jacobbi, introduced as maintenance worker claims of performing his duties right after move in date, uses rude, manipulative, black mailing style. The answer of any requests is "I do not feel comfortable..."

Most of the Google reviews are from an owners perspective. I completed my tour, application and pre My move-in walkthrough was completed with a leasing agent named RJ. He was very kind, knowledgeable, and responsive. I truly wish I could have continued working with him for the duration of my time with RWI. The first red flag was that the unit was not properly cleaned before I took possession. I do wish I had conducted a more thorough inspection during the walkthrough, and that part is on me. However, the condition was unacceptable: the bathrooms were filthy, there were dirty diapers in the kitchen drawers, and laundry was left in both the washer and dryer. Several issues were identified during the walkthrough, and I was specifically told not to submit work orders because they were documented and would be taken care of. After a few weeks passed with no resolution, I realized I needed to follow up. I attempted to contact the property manager, Danielle, who rarely responds without multiple follow-up emails. When she does reply, her responses are dismissive and passive-aggressive. She ultimately instructed me to submit work orders anyway. One positive thing I can say about RWI is that maintenance requests were handled in a timely manner. I would consider renting with them again if it were not for Danielle. While I'm not certain, I believe she may be their only property manager. She frequently emphasizes in her emails how many properties she manages, which often comes across as a way of minimizing tenant concerns and making you feel unimportant.

A small student housing unit was occupied by students who left it in terrible condition yet they returned security deposit's without even checking it. To put icing on the cake, Jamie, the manager sent pejorative emails because I was unhappy. Threatened to sue me for the utilities that they inadvertently left on. They put the A in amateur.

It isnt worth the…read moreheadache or long term costs for a renter and for anyone thinking of having them manage your property... they will cheap out every time there is a serious repair needed and not repair damage until the last minute. Oh and they apparently don't document the state of properties with photos or itemized receipts. They do a abysmal job of maintaining properties and try to keep every penny of the deposit plus charge you if they can. Even for things they should have fixed prior to your move in. Donna is condescending and rude to renters. She doesn't give you all the information and will lie to your face. They gave us an "as-is" lease but kept not what the standards were and would never give us a straight answer. Not sure how the previous occupant didn't have to pay for the damage to the yard or carpet before we moved in.

The worst real estate company I have ever been in contact with…read more First of all when my mother moved into her house from this company, it had bugs (roaches which we had to get rid of). The tile on the floor was cracked. The place needed painting (which we had to do). The dishwasher was broken and for the entire year my mother lived there, maintenance never fixed it even after numerous request. The refrigerator malfunctioned. And instead of replacing it with a new one, they kept trying to repair the old one with no success. The air conditioning unit broke and it took them almost 2 weeks to come out to fix it. And finally last but not least. My mother's lease was signed on January 5, 2017 ( a one year lease). She was told they were not renewing her lease and she had to vacate the premises by December 31, 2017. Not on January 5, 2018 like her lease stated. Then they told her for everyday she was not out of the house after December 31st, she was going to be charged $37.50 per day, something that they told her and did not put down on paper. THESE ARE A BUNCH OF LYING CROOKS WHO TRY TO GET OVER ON THE EDLERLY AND ANYONE ELSE THEY THINK THAT IS VURNERABLE. I beg anyone who is thinking about renting from these individuals, please rethink your options and rent from someone else. On a grading scale they get an F-!!!

    Update We moved out several days early and spent almost a…read moreweek cleaning the place from top to bottom. We painted over holes, had the carpets cleaned, replaced air filters, swept/cleaned the porches, scrubbed baseboards, windows, etc. This place was spotless when we vacated the premise. When we finally got our deposit, with almost all of it deducted. We were told we could dispute the charges. We did exactly as we were instructed, writing a letter and getting it to them within 15 days. We reached out 2 weeks later asking if there was a time frame in which we should expect a response, or just a rundown of their process. No response. We have sent, in total, FIVE emails simply asking for an update, with Malloree Boynton and Patrick Darden both included, and have received absolutely nothing back. It has now been 4 weeks since we turned in the letter and 12 weeks since the end of our lease. This has gotten to the point where we have now gotten legal help in order to move forward and end this three month long battle. They have been the biggest pain to work with. I am constantly shocked at their lack of customer service skills and blatant attitudes towards customers. All we want is an update. They take advantage of young students who do not know their legal rights. They skirt around laws to where "technically" what they are doing is legal, but not completely. They have no integrity as a company. They are dishonest. They don't care about their tenants in the least. The number of bad reviews is shocking and to be honest, I'm surprised they are still in business. Home owners really need to take a deeper look into how their properties are being maintained (or NOT being maintained) and how many properties are still vacant because people just really don't want to work with Darden.
