Aggieland Properties is the WORST place I have lived in College Station. After moving in there were many issues, our deck/fence were rotten, two showers weren't working properly and our dishwasher had broken. These issues had been resolved after much hassle on my part. I had to make multiple requests were them to fully complete the deck/fence. There definitely have been more issues! The biggest issue has been a rodent infestation. I made a maintenance request on March 4th and they said they would schedule an exterminator. I got an email on March 26th saying the work was completed on March 19th except NO ONE EVER CAME! After reaching back out to Aggieland Properties we were informed that the exterminator only went to our neighbors house and wouldn't be coming out our house. You can review emails they sent me over this issue saying that this issue was "promptly and properly addressed". Do these pictures look the the issue has been addressed? The main issue I've encountered is that they do not respond to me. I have multiple emails, texts and phone calls where they don't reach back out to me. I would not suggest anyone to live in one of their properties. It's currently been over 5 weeks since this issue began, the issue has only expanded and I'm unsure what the total damage will be due to their neglect! read more

I couldn't agree more with all the comments on how unethical Aggieland Properties has been. Stay away from any property this company manages. You will be be charged every cent of your deposit and then some upon move out. Take note of everything upon move-in with photos and written documentation. Even if you follow the move-out instructions to the T you will be charged for things you took care of no matter what. Take photos and document everything, schedule a representative to meet you upon your move-out if you can. As an Aggie, we value Respect, Excellence, Leadership, Loyalty, Integrity, Honesty, and Selfless Service. Given the company's name--Aggieland Properties--one would expect those same values to guide their business practices and they don't. I initially was very pleased with Aggieland Properties communications and way they handle maintenance and accounting issues. Phone calls were always pleasant when calling the office. Don't let your guard down when moving out they will get you then. Now if you're a slob and leave the unit/house a mess then it's deserved. We left the unit cleaner than it was when we moved in. If you want your last experience in Aggieland to be sickening, rent from Aggieland Properties. My son and his roommates rented an old rundown house from them for 2 years. These kids were 3.9-4.0 gpa engineering students. They are smart, responsible, respectful, quiet, and reserved. They left the home very clean and in the same condition as when they moved in. But Aggieland kept about half their deposit for minor things and normal "wear and tear." As an example, how about being charged $75 to replace a smoke detector battery. They even charged them for new window blinds and nobody knows what that's about. How about $800 for "paint damage." After 2 years the paint won't be perfect. Their response to maintenance calls is not good, they are just "too busy" to be more responsive. I expected fair treatment from Aggies but that was very naïve of me. don't rent with this company if you expect a rental property that is well taken care of and renovated. ever since i moved in i noticed that almost everything on the property is old and not renovated. it looks like they didn't even come in here between tenants. they charged me for a brand new toilet because the lid broke when i was following their instructions on what to do to the toilet before i could make a report and have someone come take a look at it. i don't mind paying for damages i made but this is hardly my fault when all i wanted was for them to come take a look at it because it was not working properly. in reality i should be paying for a new lid not a new toilet but the toilet is so old that all the parts are discontinued. all of the toilets on this property are very very old & they want me to pay for a new one when the original toilets are barely working. seems unfair when i could just fix it for much cheaper if i hired someone myself. but of course i can't because they threatened to charge me even more money if i refuse to accept the new toilet they want me to pay for. read more

Employees at Aggieland Properties have poor (non-existent) communication skills when they are no longer profiting off of you. My roommates and I reached out to Aggieland Properties immediately after receiving very little of our security deposit back. We asked why our check was so small despite leaving the property in better condition than we found it, what we were charged for, and what proof/evidence they had of the charges. They responded with a generic "we're getting a lot of requests right now, but we'll get back to you when we can". We never received a response, despite attempting to follow up multiple times. The lack of communication and lack of proof/evidence for charges from Aggieland Properties has only proven that they are more than okay with taking money that is not theirs if they know you're on your way out anyways. read more

I wish I could rate them a ZERO, worst management possible. They have a portal for submitting service requests but literally dont even try to use it. We had many issues upon moving in that already needed to be fixed and never got fixed. It takes months before we can even get SERIOUS issues managed. We stopped receiving mail due to them not responding to service request on our mailbox. The trees on our driveway scrape our cars and they wont do any trimming. Our backyard is overgrown, the railing and stairs are broken outside, it has no grass and the fence is starting to fall over. It took over a year of our washer flooding the house before it got replaced. Countless other issues occurred in which we had to deal with ourselves- please dont do business with these people. read more

Avoid renting from Aggieland Properties. Theyre just the classic bad landlords who take advantage of renters. I lived in one of their rentals for 3 years while at school and had a terrible experience. They increased rent every year by over $100 each time. When we had maintenance requests, they would send out a cheap handy man and not a trained professional. it was apparent that they chose the cheapest repair option instead of doing it the right way. This led to me doing most of the repairs out of pocket. For example, the freezer door gasket needed to be replaced. They sent someone out to replace the gasket. Not only did it take him hours to complete, but it was left worse off than it started. This led them to replace the fridge. However, the one they replaced it with was obviously from some wholesale dent and blemish company because it was beat up, missing shelves, didn't have a bottom glass to cover the drawer and the ice tray didn't match the model so the freezer door wouldn't close. On the third time out they finally did it right with a "new" fridge. This is only one of the many poor experiences with aggieland properties. Upon moving out, I spend $900 on professional cleaners. They refused to give the deposit back as they claimed it was not cleaned and that we had touched up paint. We did not to any painting as the move out instructions listed and they charged us $600 for painting fees. We also changed the air filter at least twice a year and they took $200 out of the deposit for a "dirty" air filter. We replaced it before moving out. Once again, avoid aggieland properties at all cost unless you love poor customer service and terrible management. read more

The townhome itself is decent. However, you will not get your security deposit back. When my daughter moved into her apartment, it was quite obvious the townhome was not cleaned very well. Her bedroom reeked of marijuana. If you ran your hand over the carpet, little remnants of marijuana would hop up. They did not vacuum obviously. She found pills in her closet floor. One of the kitchen cabinets was filled with bottles of alcohol, all half empty, and without caps on the bottles. The garage door did not work. In the middle of the year, an upstairs toilet water supply ruptured and flooded the bedroom and water dripped through the downstairs ceiling. AP did come and fix the plumbing but they punched a hole in the ceiling downstairs and never repaired it. My daughter and her room mates moved out in July. They did not receive a refund until October/November and they were charged almost $2000 for repairs. AP would not answer emails and would not return phone calls. It was not until I called and threated to bring a lawyer that they returned an email. Now they are claiming that 24 walls were damaged beyond normal wear and tear and that the $1400 charge was to repair and paint the walls. I helped my daughter move out of the townhome. I have lived in many apartments in my life. These walls were not bad. I cannot attest that no walls were damaged, but certainly not 24. Kids being kids, they did not take pictures of the walls when they left. So be aware, if you come here, you will not receive your security deposit back. Of the four townhomes my daughter has rented in CS, these would be the least likely that she would return to because of the unethical move out charges. read more

Dealing with their customer service is a nightmare, tried to resolve random fees that showed up on their payment platform three times by calling their office. The there was a leak that was "fix" by their vendor and the leak started happening again. When I contacted them about it they were in no hurry to fix it. Now the hot water has been out for about a month and still haven't fixed it. They will tell you oh it will be fixed soon but it will never happen. If I could rate Aggieland less than 1 star I would. They have had the worst communication possible over the past two years. We moved in and it was clogged drains, no microwave plate, no working dryer or washer, or washing machine. We had multiple garbage disposal issues resulting in overflowing sinks. They dug up rusted pipes they apparently knew about before we moved in and didn't tell us resulting in an entire lawn dug up and concrete torn up for a week. Any issue you contact them about will take at least a month to solve. I couldn't be any more disappointed about our rental if I tried. DO NOT GET A PROPERTY WITH THEM. Our owners were cheap as hell and wouldn't replace anything that needed it at all. We are leaving with 2 flooded rooms and a molded wall, broken dry wall from construction from months ago. Having to negotiate for months for working appliances. I cannot warn anyone enough. My daughter and her friend submitted an application for a unit that we viewed on 2 occasions ($55 x 2 and pet screen fee $25) and were approved only to be told the unit was not available and they would not refund the fees and there was "nothing they could do about it". (Spent 1 month without a microwave, and now going on 1 month without a dryer) When you contact them about these issues and leave a message you will never get a response until you call and call and get someone to pick up the phone. On top of this when your roommate calls and asks for an update they LIE and say the've been in contact with the other person all week, when clearly they have not been. Lastly, they will bombard you with showings in the fall when they are trying to lease your property for the next year and will ask to show your house with less than a 24 hour notice. read more

My first house we had an electrical issues where half our lights didn't work for THREE months and the only reason they sent someone out to fix it was because I went to the office and complained. At the second house our deck was in terrible condition and they didn't do anything about it until my roommate FELL THROUGH a board. Worst management ever. If you're looking to rent a house and Aggieland Properties is the property manager, find another house. We have rented 2 housed in the span of 3 years from AP and it has been nothing but a nightmare. Maintenance requests aren't handled with urgency at all. For example, our house flooded 3 TIMES over a span of 6 months before they did anything about it. Then it took over 2 months after that to even get the reaking carpet replaced. It is ridiculous. This is just one example. There are numerous instances of unfulfilled promises. The only upside to AP is the maintenance manager Brandon. That guy is the only reason anything gets done. read more

They refuse to acknowledge my pet deposit claiming they have no record of it even though I have sent them the paperwork repeatedly and it is in my lease agreement. Living in a house managed by Aggieland Properties was a living hell. Literally. Our AC was broken for over a year and after countless maintenance requests it was never fixed. 88 degrees in the house during the Summer and they couldn't be bothered to send out a competent technician who may actually be able to fix it. When we moved into the house it was a complete mess and had not been cleaned up whatsoever from past tenants. The house looked horrible and was obviously neglected by the owners for many years. After moving out we were notified that we owed them an insane amount of money for damages, most of which were unjustifiable. We were told they had to replace 1200 square feet worth of carpet even though they only provided photos of damage to about 20 square feet. This made no sense to me but they said we had better pay them or else! We were even charged for the problems with the AC as they tried to blame it on us not changing the filter when the last technician who came to the house said this had absolutely nothing to do with the issue. DO NOT rent any property from this company. They will gouge you for as much money as possible and provide you poor living conditions in return. read more
