DO NOT SIGN THE LEASE. I am a CURRENT resident, and I'm honestly furious at how things are here. I've had leaks in multiple places for months, a window broken since December letting in wasps like it's an open invitation, and a washer that hasn't worked since February. And that's just MY unit. This place is falling apart everywhere you look. Come take a drive and see for yourself. The worst part is Maegan Buss, the property manager. She has this unbelievable talent for taking a serious issue and acting like it's nothing. You can be standing there with photos, videos, timestamps literally begging for help, begging for basic repairs, even asking for reasonable compensation and somehow she'll twist the entire situation around and retell it like you're the one misunderstanding things. She'll rewrite the whole timeline of neglect you've been dealing with and try to hand it back to you like it's perfectly normal and the property is "in great shape." It's truly shocking.. like are you trying to convince me, or yourself? Because wtf!? The sweet, friendly girl from the tour? Yeah, she doesn't exist once you sign the lease. Apartment was not cleaned when we moved it. The AC grate was full of dust and they just painted over the top of it. Tub was full of dirt and enamel was chipped. AC broke the day I moved in and it took over two months to fix it. Dishwasher and sink leaked at move in and again it took several weeks to fix. Washer was also not working. Dishwasher broke again and again it took several weeks to fix. Had to put in requests multiple times and even had to go to the office in person to ask about maintenance issues. Price was good but my experience was not great. Would not rent here again. read more

Woke up to water pouring into my apartment at 5a. There's not even a gutter to push the water elsewhere, its all just draining into my apartment. I'm now 10 hours into this mess and my phone calls are being ignored, a 32 gallon trash can has been offered as their assistance, and I've been laughed at by 2 maintenance members. I've probably dumped close to 40 gallons of water at this point. Not to mention my neighbors pipe burst yesterday so we've been without water for 24 hours now. I have referred Laurel Ridge to so many people but after this I won't be. I'm astonished at their lack of assistance to the gushing water pouring into my apartment. I understand the entire state of Texas is a state of emergency, but to have 5 maintenance members unable to do anything is frustrating. Why have them if they don't know how to fix a busted pipe? Or access the roof and stop the leaking? You can tell that there has already been water damage and that this has just exposed it and made it worse. My friend stopped by to help and without access to the roof there's not a lot that he could do. The apartment when we moved in was in bad shape. The managers reassured us that it would be "move-in ready" but when the time came around there was old food, pots, and pans, left in the kitchen and items in the bathroom. Now fast forward 4 months later there are still issues with the apartment. The managers continuously told us that the maintenance team was overrun with work orders but would eventually get back to a 48 hr turn around time. This is not true. There have been countless work orders put in and it feels like pulling teeth trying to get them taken care of. The dishwasher has been leaking and the maintenance people have "fixed it" twice already but yet it is still leaking. Everything they fix they do half correctly and have to come back again to fix. Be careful signing here but they do offer 6-month leases at a decent cost and the location is great with a bus stop right there. Really depends if you want to deal with maintenance request and having cops randomly show up because there is a wanted criminal on the run. Pick your poison. read more

I have lived here for a few months now and the management is terrible! They never answer your calls or respond to your voicemail. The leasing office is never opened. I took over a lease and they never send me emails instead they send the old tenants the emails. They are trying to charge me 2 months rent even though I already paid. I won't be renewing my lease. DO NOT LIVE HERE. Laurel Ridge is THE ABSOLUTE WORST PLACE I HAVE EVER LIVED. I signed there because I needed a 6 month lease and their advertised price of $899/month was the best I could find. Little did I know utilities were gonna cost between $200-$260 PER MONTH (even when I was conscious of my AC consumption and light usage... this I think was due to the poor construction of the buildings and awful insulation because they are OLD structures) plus $17.41/MONTH for renters insurance which was required by the company. This comes out to grand total of about $1120/MONTH FOR A TERRIBLE LIVING EXPERIENCE. Not only that, the buildings are old and breaking down so you end up paying a 5 star price for a half star place. I killed cockroaches DAILY, and the cops were in the neighborhood WEEKLY for one reason or another. I never felt safe in that neighborhood. At least two times throughout my 6 months I had burglary scares when I heard noises outside my window followed by someone attempting to twist my door handle when I wasn't expecting anyone. Furthermore, some of the staff at the office and in the maintenance team was rude and/or incompetent. Maintenance requests were delayed if not ignored. When I called about getting my air filter replaced the office person I spoke to said "they're kind of busy but you can come pick it up from the office and install it yourself if you're that worried about it" like ???? WHAT AM I PAYING $1120/MONTH FOR IF YOU CANT EVEN HAVE THE MAINTENANCE TEAM DEOP OFF AN AIR FILTER ??? I wish I could rate it 0 stars because 1 star is truly generous. read more

They will show you the newest and unused apartment. They don't let you see the actual apartment you'll be in until you pay the $1200 upfront. They give you false promises of a downstairs apartment (due to an older dog with health issues, I requested one and was promised) they say the other apartments "were completely destroyed and would not have been ready in time." They shut down the pool for 2 months out of the summer. They don't keep the grass hydrated and it's burnt. They provide an apartment that they say is "move in ready" yet, the fridge has to be replaced the day of move in, the air conditioner filter was disgusting, there were bugs in the lights and cabinets, doors were painted shut, both toilets were broken, AC was and still is broken. I have all of the requests and files that prove this along with photos. Don't recommend this place at all. Horrible management and front staff girls are passive aggressive. They provide bins for your pet wats that stay overflowed for weeks. Wish I could give no stars. read more

A.c. still not working guess what she still won't talk to me about this godforsaken apartment . Funny thing is I noticed a major problem and talked to Keaton he listened to my thoughts and checked it out . Registered for classes after and was transferring job site locations all based on the start date of my lease and the manager didn't like my guarantor (who is also a lawyer) so she tried to deny me instead MONTHS after signing my lease. She requested documentation and i gave it to her AND more and everytime i gave her what she asked for she asked for something else. Everytime i tried to call they would lie and say she's in a meeting and she would always transfer/forward my calls, it's so disgusting the way they treat people. Her and her employees don't want to help any of their tenants. The apartment complex looks good in pictures but in person it is TERRIBLE!!!! It does not look anything like the pictures and shouldn't even be the price that it is, it should be cheaper. So many people have had so many issues with these apartments DO NOT LIVE HERE!! DO NOT RENT HERE!!! If you are a college student or even just an adult, PLEASE save your money and stress from this trap. Unfortunately at the time of my lease signing, I was in a bit of a pinch to get a lease signed due to my previous lease ending. Upon receiving my keys on day 1, I walked into what I can only describe as a product of the cheapest work done possible and a lack of attention. Countertops were not attached top, mold was in the vents, electrical outlets were hanging out of walls, wires as well, 3 holes in walls and wiring that was against city code. If there was a textbook picture of the "landlord special", this was it. I spent a MONTH trying to get these things fixed that should have been fixed prior to me even opening the door. The property management is neglectful and condescending and will try to convince you they inspected everything and it looked fine. They will also say that they contract their cleaning which if true is also awful. To that I say, there was either no inspection, there are eyesight issues or this was done out of pure disregard for the tenant. Take your pick at which you think it is. Upon reaching out to higher management, I was told there are other issues that require assistance. So in this scenario, a biohazard was being put off. After paying for a mold inspector, paying my rent out of grace for a place that should never have been rented to anyone, and a call to the city inspector. The issues were mostly resolved. While I finally did not have mold in my apartment and there was no wiring hanging out of the walls, I still had a hole in the wall. To this they said, a higher manager did a walk-through and did not see it. Not only was I looking at it with my own two eyes but I had photo evidence the same day that this was not resolved. After a call to the office and a call to the city inspector, the last issue was fixed. Currently, my shower head flies off if the water pressure is too high. If you are above 5'5 the showers are more than inconvenient. If you are a college student at TAMU and have issues that are pressing, I recommend reaching out to Student Legal Services for advice on how to get your issue fixed because they WILL NOT do it on their own without ramifications or the threat of some. I also recommend calling the city inspector as well in regards to wiring and holes. Overall, in my adult life, this apartment complex has been the WORST mistake I have made. I cannot express to you how awful the management and quality of this complex are. Save your time and money because there is always something better and they will try to take advantage of you. Avoid these apartments! I have never lived at a worse property. It was so bad I ended up moving after two weeks. Still stuck paying the rent here. Laurel Ridge/Campus apartments take advantage of students. The units are not as advertised, a complete misrepresentation. They advertise renovated units - they are not. I tried to get out of the lease as soon as I saw the actual unit. Even before I moved in management would not let me out of the lease. Unit was dirty when I moved in, water went out three times during the short time I was living here. Toilet leaks, shower head leaks, every bathroom fixture was loose, paper thin walls, roaches... I honestly can't think of anything decent about this place. TLDR: Dirty, roaches, everything broken, useless and deceptive management. Don't make the same mistake I did. Wifi barely works, water leaks from floor, air conditioning goes out ALL THE TIME.If you're trying to sublease they will make you find someone then let you and the person do everything it takes to sublease, tell you everything is good then just deny it and not even tell anyone. Worst apartment experience I've ever encountered. Right from the start, my relationship with this apartment complex has been built on lies. First, they lied to me and told me I would have hardwood floors. I didn't. Second, they told me that I wouldn't be charged for anything when I moved out. I was charged $230 for "repairs." These apartments are trashy 1980s buildings, so they really need to be torn down, not "repaired." Finally, I was told to leave my SuddenLink equipment in my living room when I moved out. SuddenLink charged me $70 for not returning the box and Laurel Ridge promised to take care of it, but didn't. I even offered to take the cable box to SuddenLink myself, but Laurel Ridge couldn't find it. We all know SuddenLink sucks, but Laurel Ridge just lies and takes no ownership. If you care about having working appliances that don't damage your clothes don't move here. Maintenance is the worst and you have to be extremely proactive to get anything taken care of. I've had a door seal they said they would replace months ago still hasn't happened. My fence blew down and was rotting they just leaned it over for about 4 months or more. Still has no gate when it was put back. The walls have little insulation and you can barely keep your room cooled down. Spoke with the manager and more about my clothes being damaged after I spent two weeks every day trying to get my washer fixed. This was 3-4 months ago. I emailed back because they didn't respond. I sent an itemized list and it's always passing the buck on who is responsible. My damaged clothes came out to 157.00 not including shipping. Then they charged me 60.69 and I looked back they tried to blame it on my renewal I signed months before. Then after my second call they said the 60.69 was suppose to cover my clot he. Even though they tried to charge me. This place is the absolute worst and all my neighbors will say the same. Maintenance leaves screws and bolts in drive ways. Leaves a mess with all jobs. The dumpster is always full and trash gets blown everywhere. Even after the two weeks it took them to replace a water heater they replaced it with a used one that didn't work. My neighbor and I had to get rid of it together because they left it on the front porch. Do not move here. read more

Please do not rent the ones off of Winter Park. They are the loft ones that are owned by laurel ridge and are the most disgusting apartments I have ever lived in. Outdated light fixtures from the 60's, old scratched up floors that are impossible to clean, the entire place stinks of cigars, old AC thermostat that is extremely outdated, and a smelly washing machine that doesn't even clean your clothes properly. The dryer is a small compact one that can maybe dry 6 shirts at a time. Of course that raises the utility bill. The entire upstairs floorboards squeak when walking across them and it can get hot up there during the summer, even though there is a vent directly blowing into that room. The bathroom shower was some cheap plastic one that they glued over the old one that currently sits underneath. Tons of spiders, roaches, and big beetles. They claim they do pest control but I haven't seen them spray since the beginning of our lease. A major complaint that I believe is the most important is the fact that the area is unsafe. A lot of crime happens here because of the quality of people living at this complex. Thank goodness we moved out! Do yourself a favor and sign else where. Trust me. read more

1. Upon move in - the apartment was filled with piles of trash in the rooms, dead bugs, an ant infestation, the toilet was dismantled, the shower was so clogged it immediately filled with water, and worst of all - a broken AC. It took them FOUR days to fix the AC, and since it was over 100 degrees, I couldn't move into the unit. They wouldn't even put window units in to make it habitable. They never reimbursed for that time, or took care of the huge bill from the broken AC blowing hot air that whole time. 2. The AC broke SEVEN more times over the course of the year. Each time I filed a maintenance order, immediately followed up with office in person, and would call multiple times. Four of those times it took over 72 hours to fix it, and I had to live with nearby relatives since it was between 90-100+ degrees inside the apartment. Additionally, they would claim they fixed it, and it would continuously be on blowing hot air, giving us astronomical (like $300 for a small two bedroom apartment) utility bills that they only took care of once. 3. I was promised in writing to get January rent free, and they not only charged me for it plus late fees, but when I contacted them about it, they double billed me, and I had to get them to resolve it. 4. The door knob to my room was broken upon move in, I filed a work order to fix it, they claimed they fixed it. One morning I got up to take a shower and my doorknob broke in the locked position. I called their 24 hour line and a rude lady kept saying she would get someone to me later in the day, despite me saying I was trapped inside my bedroom. The maintenance man she called ended up being amazing, when he realized I was locked inside my room (she had told him I was locked outside of it) he sped over from another complex and used his own tools to break my door open as quickly as possible. 5. The maintenance crew misplaced my apartment key and it turned out it had been sitting in their golf cart cup holder for months, with my unit number on it. A golf cart that sits unattended in the parking lot all the time. If you want to sleep at night, don't look at the online crime map for this complex. 6. There were three separate incidents with gun shots and police in the parking lot next to our unit. Cars were constantly getting broken into. The complex can't really do anything about that though. 7. When I finally started dealing with the general manager he was courteous and tried to make up for the issues at the end. But then when the AC broke again and wasn't fixed for two days, I emailed that I would be moving out a month early. He called me into his office and instead of accepting the fact his complex had done me very wrong, he tried to "catch" me in three areas. First, he claimed they had fixed the AC immediately, and showed a picture from earlier that same day (still three days after it broke) of an air-temperature reader aimed at a vent. Everyone knows that means nothing because you can fix an AC and aim that device at the vent and it will read 60 degrees that same minute, while the whole apartment is still over a hundred degrees. I had a counter-picture of the thermostat for the apartment reading 99, so he dropped it. Second, he said I couldn't move out early without making arrangements with his office. I countered I had already signed the paperwork and paid for the remaining rent on the account. He was surprised and said he would have to verify all that, which he immediately did. Third, he said I couldn't end my utilities account early because they would fine me. I said I called his office at a specific time on a specific day, and pointed at the woman I talked to, and she said I could end it as long as my roommate took it over. He then sat back in his chair and seemed to accept he hadn't "caught" me on anything, and then said they would dismiss all maintenance fees or charges upon move out since I had undergone all these issues. I asked for it in writing and he promised he would email. He didn't, so I emailed him recapping the meeting, and he responded. In the end they didn't charge me any more fees, but I had left my apartment in FAR FAR better condition than what I had found on arrival. Unless this place has undergone a management sweep, you should only sign a lease if you are willing to make maintenance orders and paperwork issues a part-time job for the year, always get everything in writing, document all issues with videos and photos, and always always follow up with emails on anything you talk about in person with them. read more

Don't be fooled by the nice model you view- the actual apartments aren't upkept, with nasty carpets and electrical outlets that don't work. I lived in 3 different units while here and had problems with all of them. The first was a downstairs unit and I could hear every step, word, and movement of the people above me. So I moved to the one above it. In this unit, my roommate "match" moved in... and was horrid. I've no idea why they believed we would be a match- this girl threatened me with a knife while I was in my bedroom studying. I went to the office and reported it, and they made ME move, rather than making her do so. My rent then went up from $490 to $900 because I refused to go back into that apartment. Then I moved into the third apartment for $900 a month. I had people trying to break in on multiple occasions. Problems that I had with the complex itself- the three pools are unimpressive, no hot tub, and there is no reserved parking, but when a neighbor left a note on my car threatening to slash my tires for parking in "her" spot, the office refused to acknowledge it. There was a sketchy car in my lot from the moment I moved in, which was disabled with 4 flat tires and a registration that expired in 2014, the office would refuse to tow it. On MULTIPLE occasions they lost my rent and harassed my parents about it, who then showed the check stub and proved that these people are incompetent. ANOTHER THING- they offer perks like gift cards to residents who leave positive reviews on Yelp and Google ;) so take with a grain of salt. I will say, the maintenance people are good, but the office doesn't always put in the requests immediately. read more

Free internet/ cable, washer and dryer in every unit, real nice maintenance guy who I met the first week of living there when our toilet broke and flooded the entire bathroom. There went that cheap vinyl "wooden" floor! The Unit- Move in day was August 16, even though we had to pay the entire month's rent on the 16th, and then again September 1st... (ever heard of pro-rating?) they needed that half month to repair damages from the previous tenants. When we moved in, I was expecting quite a bit more than what we got, considering what we were paying for it AND we paid for a half month of damage repairs and clean up... the floor was coming up, blinds were broken, paint splatters everywhere, the bathtub was obviously old and used, the carpet in the bedrooms was that hard kind, you know the type, you find it in elementary schools, feels like there's concrete underneath... as a whole it was by no means "luxury" and I was severly disappointed. Bugs everywhere! My neighbor said he doesn't keep any food in his apartment at all anymore because the roaches are so bad. Three small, unimpressive pools- not one hot tub?! Location- There's so much traffic on every side, it may be close to things, but it takes forever to get anywhere! And every now and then it smells like sewage, it is located on "poop loop" after all. The staff- Not fun to work with. My roommate got nailed with a few hundred dollar (I don't remember the exact amount) fee the day after we moved in for "re-homing" since she applied for the entire 2 bedroom but only actually got approved for one. Me applying for the other bedroom was considered a "re-homing". She talked to them about it since it didn't seem right because she never actually got approved for the 2 bedrooms, but they said it was a "corporate fee and there's no way around it so you just have to pay it, sorry!" Ya... they get away with that by making you sign the lease before they even approve you so they have you trapped. I went to sublease my bedroom since I moved out, and before they would let the girl fill out an application to takeover my lease, she rudely stated "I can't do anything until you pay a nonrefundable $395 rehoming fee." Then she said the girl had to pass a roommate match test to be approved for my room, and she wouldn't even run the test until the fee was paid. Or process her application even! So if I paid the fee and she got approved but didn't pass the match test, I'd be out 400 bucks and still responsible for my lease. When she finally got approved a WEEK later (it took me a couple hours to get approved), the girl in the office told her that before she could get her key she'd have to pay the rent of $465 (this was on the 13th by the way.) I had to talk to them and tell them that I had already paid that months rent and I had a receipt to prove it, she quickly corrected herself and apologized. This place was an utter disappointment. I moved in the same time as 5 of my friends because it was close to our work place, and every single one is just waiting for their lease to end so they can leave. My advice- don't do it! read more

My roommate and I moved in here two years ago because the apartment complex was cheap for the both of us, looked well maintained, and on the bus route. When we first moved in they put us in separate apartments, and then moved us both to what I presume used to be a model unit because the carpet was brand new. The appliances are a bit dated but we aren't that picky and can manage. For really busy periods the utilities bill will be around $120, which we split so it ends up being even less. Upon first moving in I had an issue with fire ants in my room and was mortified, and I had to deal with it myself as there wasn't much response to my complaints. We also made sure we reported all damages upon signing so that they would fix them and not charge us for the damages. The neighborhood in general is pretty sketchy, and as a woman I don't always feel safe at night when I walk around (although I feel fine just going to the dumpster or to my car), and while this place is known among my friends for being the place where they get all their drugs, I haven't had much of a problem with the neighbors as I rarely see them and all is quiet. I've had a couple of mishaps with rent not being charged correctly, and had to call multiple times, but that's life, and I got what I wanted when I took notes of the people's names and what they said. I suspect my roommate and I got the lucky draw with our apartment, but even then there were issues. No apartment is perfect and you just have to be resourceful in dealing with the problems you have. TL;DR: Sketchy and had some issues, but cheap and convenient. I'm comfortable and would lease again if my roommate weren't graduating early. read more

The apartment is comfortable. The carpet reeked of pet odors and was covered in pet stains. After some going back and forth with the office manager and staff, it was replaced and all is well! Nathaniel was a real pleasure to work with. He was professional, cheerful and always helpful. The maintenance staff were also really helpful and prompt in coming in to attend to the fans, air conditioning, window blinds etc that needed to be attended to. They were also very professional and reassuring. I would not recommend agreeing to take the apartment "as is". If you do this it takes them a while to get around to taking care of the bigger problems. Other than this we haven't had other issues to date. The apartment complex seems to be quite homey and well managed. Suggestion: It would be nice to have a permanent recycling dumpster in the complex. We were told that the only time that there is one brought in is around move-in dates. read more

I lived here two years and here are the pros and cons Pros Nice safe location Upgraded appliances and landscaping is a huge plus Close to bus stop for A&M or Blinn Close to groceries and lots of restaurants Pet friendly Good office hours Friendly and funny maintenance guys Cons Apartments are old despite "recent upgrades" It is expensive relative to what you get Somewhat loud now due to the new fire station, but depends on where you live Maintenance and staff tend to leave on lights/AC after they go in Overall staff friendliness and lack of motivation The last one is why I gave it two stars. I've lived in other college towns and apartments, but the staff here have been the least customer oriented. I had the staff leave on all the lights and AC while I was gone on break. Overall you can find a better place, but it isn't a bad start. read more
