After doing some Google searches we narrowed things down a bit and kept coming back to a rental on Herr Lane that was managed by Bill Stout Properties. On our second visit to town we met with Chris at the property on Herr Lane, toured the house, and ended up moving in. In the year-and-a-half we were in this house, we found Stout to be great landlords. They were very responsive if we had an issue, and calls were usually returned within about an hour. If there was a maintenance issue, they took the information needed and we knew, by the end of that day, when someone would be out to fix the issue. They also took an extra step and advised us as to who would be coming and what company they would be with so we'd know when they showed up. One of the cool things about this property is that that lawn maintenance was included in the rent. I never had to fire up the lawn mower or lift a rake. When we decided to buy a house mid-lease Chris was able to work with us so we wouldn't lose our deposit. As long as the property was rented before the end of the month, we'd be good. Chris then went to work to find new tenants and, as luck would have it, they moved in and we got our deposit back. If you're looking for a great rental and a "we got this covered" landlord, I HIGHLY recommend Bill Stout Properties.

Good thing. The house looked nice and neat inside, but under the house needed 30k of work, the joists were virtually gone. Lots of other problems also found by the inspector. This was two weeks after the previous offer backed out after their inspection. I think she had to know a bit more than she told us. Moral of the story: ALWAYS use your own inspector, and if the agent even suggests one, be skeptical of his/her integrity.

If the listing agent/property owner tells you that you don't need to involve another realtor in the contract talks...walk away. I trusted the Grisanti Commercial Realty Group to be honest and foreright when showing me the property...I WAS WRONG. So far it has cost me just over $5000. Today I had to file a written complaint with the Kentucky Association of Relators for multiple violations of their KAR Code of Ethics. Their agent failed to disclose numerous (14) hidden issues with the property and we are now involved in litigation. The landlord LEA, LLC has already settled, however the Grisanti Commercial Realty Group is slow walking the issues. They have hired two different law firms to dismiss the suit. On the other hand, they have also made two offers to settle, $250 and $700. Needless to say, I have not accepted. The bottom line is, if you are considering a commercial real estate company, my recommendation is to stay as far away from the Grisanti Commercial Realty Group as possible.
