    Danielle Lozito was recommended to me by my realtor for the sale of my apartment building. I had an…read moreoffer that was accepted. The buyer came back with an amendment for me to evict a tenant so the buyer and his family could move into one of the units. I informed Danielle Lozito that I will not evict any tenant. Later my realtor calls and asked me why I cancelled the contract. I was furious as I did not authorize Danielle to cancel the contract. So now I had to go with the next highest offer. The second offer was without amendments and I provided Daniel blue prints, deed, tax records, and OPRA records on the property. Instead of just handing it over to the next buyer's attorney, she sat on it. One permit I provided her was for the removal of an above ground oil tank in the basement that I personally permitted and removed in 2015. Since the buyer did not have that record, he wanted to do an oil tank scan of the property and it found an old oil underground tank. OPRA records showed that the tank was decommissioned and cleaned in 1996. So now I had to pay $2k for an oil tank services company to remove the tank and test the soil. The tank was removed and soil was "contaminated" even though 1996 OPRA permit record showed tank was cleaned. I felt very suspicious of the oil tank services company but had no choice but to have 24 tons of earth removed and replenished with clean fill. It cost me another $15k. After the oil tank drama and getting the CO certificate, this buyer's attorney then wanted me to remove a tenant which was never part of the contract or any agreed to addendum. I told Danielle this was outside of the scope of the contract but she ignored me and did not reply to emails. I was now dealing with her assistant Lisa instead, and then she would ignore me too. I was considering backing out of the contract but 6 months had already passed and I did not want to wait another three months to close with a 3rd potential buyer. Danielle Lozito is more of a transactional lawyer who veered outside of the scope of the legal and binding contract. She would take the buyer's side instead of mine whenever the buyer wanted numerous changes to the contract. This was a botched transaction that cost me over $20k in loses which also included the additional months of taxes I had to pay because of the delays. I can not recommend her from my experience.
