We own one home in the West Seattle area and have Dwellings take over all aspects of management of our rental property. With that said, I have not had to even drive by our property for almost 3 years and the comfort my wife and I share because of their expertise is fantastic! This company screens clients and have never had an issue with a late payment or any other renter issues for that matter. I would highly recommend their services to anyone that desires to rent a higher-end property in the Seattle area.

The issue is the one-way standard of care they enforce: at signing they hand you a detailed upkeep guide, down to which product to use to keep the stainless steel shiny, but the moment something breaks they describe themselves as simply "agents for the owners" who can't approve or fund a repair. Over that year we documented, in writing, a broken ice maker on a 19 year old fridge (flagged at move-in) and yet to be fixed, a window that leaked rain indoors (fixed), a basement kept damp by reversed hot/cold plumbing (fixed), a dishwasher that leaked for months and damaged the cabinets (partially fixed), a collapsed fence left open to the neighbor's yard, and a rotting basement door, mossy roof (last 3 yet to be fixed). In the spirit of wanting to live in a well maintained home, we offered to help pay to replace an aging appliance and were bluntly turned down, saying we would be held liable for 'unauthorized' repairs or modifications - even to clearly broken things such as these appliances. Their emails to us described the owners as "slow to respond" and "a bit stubborn," which tells you where accountability lands when you're the tenant. I'd encourage you to read how management responds to reviews (Yelp) and form your own view of how this business handles problems flagged by tenants. I'd also encourage you to get all written confirmation of pending repairs and maintenance before move in.

When I moved in, the unit was not properly cleaned, and I was never provided with a move-in inspection form to document the condition. Despite this, management has repeatedly asked me to sign off on their version of the report for months, while refusing to provide me the proper form to complete myself. There has also been a pattern of trying to place responsibility on me for things that are not my fault, along with practices that feel questionable and, at times, not in line with proper tenant laws. Overall, I have felt completely neglected as a tenant and have had to follow up multiple times just to get basic responses. This is not a well-managed property, and I would strongly caution anyone considering renting here.

Cliff Hack, the owner of this Seattle area franchise seemed great on first blush. He welcomed me to have my lawyer review their property rental contract, but when I came back to him with a few very minor edits, he told me to go pound sand! So I spent $1200 on my lawyer's time to review the document, and weeks of back-and-forth with Cliff, only to unceremoniously be told to go find another property management company! Absolute horrible business management! Buyer beware!

You'll enjoy entering a home that has feces on the toilet, urine smelling bathrooms, urine in the bathtub, and beautiful pubic hairs on the sink! You'll also enjoy a sink full of dirty dishes, stains on the cabinets and counters to scrub. You may also get sick from the black mold that is growing on the house, OH JOY! Splatters of this and that on the walls. Did I mention you will really enjoy this house if you enjoy the smell of urine and overpaying? Yes I did, but just wanted to make sure you get the point. Maybe if you are handy you can fix the rotting deck and if your back is good you can pull some weeds for them. DO NOT rent "Serene & luxury retreat, waterfront, hot tub, clamming" in Lilliwap. I had to pursue Valta after arriving to a dirty home, even the next day we had no follow up phone call. I was the one who had to make the call to follow up. They were very apologetic, but made no extra effort to make things right with us. Even the evening of, while explaining how awful the house was and completely dirty, I had just told the customer agent that we were going home and she suggested that we find another hotel for the evening instead of driving home... but of course did not offer to pick up the bill and just assumed that we had a bunch of extra money to just go and book another place last minute. So tone deaf. To take a vacation you take time off work, purchase extra supplies, drive a long distance, only to have it ruined. Poor customer service to the core. Wasted time, wasted money, disappointed kid. Shame on valta realty.

I also think Richard is fantastic - I put in requests and he gets to them within a week or so. I am debating moving out because they use Conservice, which most large complexes do. I have never had an issue with them before. I am home a very small amount of time - I moved from an 800 square foot unit where I lived with another person. We ran the dishwasher, laundry etc. every week like usual. Paid no more than $120 a month (on the high end!) and one of us worked from home. SCL averaged $100 every other month. Since moving in to this unit with just myself, 300 square feet less, and I do not work from home, my bill has ballooned to anywhere between $170-$220 a month. My SCL is the same or lower price. So I know my habits have not changed. If anything, my bills should be lower because there is no mathematical way they can be this high now. I'm being told it's because I use too much water?? I am home even less than usual, so even if I am using more water, my bills should still be the same as it always is. If not lower! I'm disappointed because they say their hands are tied. I appreciate low to no renewals for rent, but because of how my bill fluctuates so wildly I basically pay $100+ more a month to live here than I did at a larger unit. I would think twice about moving in, which is a total shame because my neighbors are lovely and I do like the location. But it's not worth this headache and dismissal because I feel like I'm being taken advantage of as a tenant which is the worst feeling.
