I had the misfortune of crossing paths with this management company last spring. My friends and I applied for a home to rent, and one friend paid the deposit and signed the agreement and the other two of us did not, as we had not seen the home. I was then pressured by Venita to sign the agreement and received a long string of furiously written, threatening, and juvenile emails when I did not want to sign the documents because I had not yet seen the property. After receiving those emails I decided without hesitation that I did not want to be bound to this management company as their tenant. Without carrying on too much in this review, Venita Longley raised such a large issue about returning the $500 deposit, threatened to keep it with only one signature on the lease agreement (not fully executed), that I had to get my lawyer involved. I own a condo in a building managed by Longley Property Management. I have found Venita and her team very capable. When ever I had an issue she or someone from her team would respond right away. During the time I have been an owner in this building we have had several major issues and LPM and the HOA have gone about solving the issues in very sensible and practical ways. Since we own multiple properties it's important to us the have management that will find the best vendors and pricing for us. This team stays on top of the issues and will let us know what preventative maintenance we should conduct each year to keep our property in great shape. A year ago, Longley Property Management entered into a co-management arrangement with the property owners of the apartment I have lived in for over seven years. It had previously been very capably managed by ownership alone. LPM has continued that capable management and even stepped in at the start and handled issues such as additional, properly-located smoke detectors, examining water heaters for condition, to verify that there were no leaks, and to note the age of the water heater, so that they are replaced before their useful life ends. They also checked to make sure shutoff valves to all plumbing fixtures work properly. I have found Venita and her team to be very responsive, detail-oriented, and very professional while also being approachable, correcting issues as soon as possible. They are also very good at alerting me to any maintenance issues that require apartment entry on their part, right down to any detail such as if they will need to re-enter the apartment later that day in some sort of follow up action. Also, I don't know if it is part of the 48-hour to enter law or LPM policy, but such notices are received via email, postal mail, as well as a copy handed over personally at my door, or taped to the door. I've also had the opportunity to casually observe the occasional "co-working" between LPM and property ownership. That appears to work very well. I'm also impressed with how personally involved with Venita is in her company, all the way down to when visiting LPM's office, her desk is just inside the door, so that when she is in the office, hers is the first face that visitors see, and she is the first to greet them. read more

Property management is a tough business. Two of the most important things are great organization and clear communication. I've worked with a lot of property managers over the years, and Longley is at the top of the list. They serve our HOA well. Since LPM took over, we have improved service from our vendors, much better communication with owners, better financial reports and a general feeling that things are getting done. We've had our share of special "situations" and the Longley team has been patient and persistent in helping us find a resolution in all cases. I've talked to a lot of other owners, and all feel a clear improvement since we switched to LPM. Very pleased to be working with them. Highly recommended. read more

I listed one condo for sale at Wilson Court and had several emails and conversations with Venita. I have found Venita and her team to be very responsive, detail-oriented, and very professional. For instance, some condos you may have to wait for at least week for a resale certificate, while I got one from Venita pretty much the next day. read more

I was very impressed with Venita and her team. Longley took over management of our condo building community which included 2 buildings and over 50 units in Queen Anne. I was an owner, resident, HOA board member, and landlord during the 14 years we owned our unit. So we had a decent amount of experience working with both property management companies in various roles. The previous management company was decent, but Longely was much more active and engaged with our HOA. Venita, the owner, seemed to be very involved with the day to day operations of Longley Management. And if she wasn't able to immediately respond to an email, another employee would (usually within a day/24 hours). Our HOA was faced with some expensive building repairs, which necessitated an assessment (approved by the HOA). Which is one of the most complicated and unfortunate realities that an HOA may face. But their approach to address it was thorough and transparent. You should definitely consider then as one of your options for managing properties. read more

I have had the opportunity to work with LPM for the last 2 years as an owner & now an owner/board member. From my first interaction, Venita and team focused on the owners' position. The team does a great job in showing all options and being the advocate on behalf of the owners. They also do a great job on the backend administrative essentials such as financials, supplier engagement and ensuring that we are in alignment with city/start requirements & laws. By having LPM in place, it allows the board to focus on improving the community. As LPM manages multiple properties they are able to share best practices from their experiences. Being a property management company is often a thankless role but I am very appreciative to have the Longley Team help us manage our HOA and properties. read more

Terrible "management" company. Treat tenants like children, place is dirty, don't take responsibility for it and try to blame the vendors they hire. Property is in worse shape than when they took over. Don't manage repairs well, costing us a fortune. And they're rude, hiding behind the board at every turn. I could go on. I wish our board would vote them out. read more

They are not hands on as stated on their website. They do not notify tenants of renovation, construction and repairs. There is extensive mold growing in the condo building and there was no notice sent to owners. Repairman came to the building to address the mold and started removing walls without any notice to tenants and owners. Do not expect timely responses from this company. read more

Reviews smack of friends postings. No business license info, no background info, etc. My advice any time someone is handling your money, a license is not enough-they must be bonded and insured against loss of your money. Make them prove it. read more

This is the property management company for my studio apartment. I have lived here since March 2018. Venita and her staff have been professional and efficient. She arranged a move-in for me on short notice. Noise complaints were handled swiftly and thoroughly. An inconvenient repair needed was handled quickly. The option to pay rent online is awesome. The lease was thorough with multiple inclusions of safety guidelines as well as expectations of me as the renter to maintain those guidelines and courtesies. Venita and staff respond to emails very quickly. Overall I am happy to live in a safe and well-managed apartment. I usually find landlords and property management companies to be not quite above-board; not in this case!
