Hired this inspection company last fall for a home purchase. Discovered 2 weeks after closing $20k…read morein structural damage clearly visible in the crawlspace. Will cost another $20k to fix the drainage issues that caused the damage, also not caught by our inspector. Every professional we've had in our crawlspace is shocked the inspector missed this. We filed a claim with their error and omission insurance, which denied everything and said all the wood must have rotted within the month between inspection and our discovery.. the wood is not even sitting on parts of the sill it's so rotted. It's clearly long term damage. They also include a clause in the inspection contract that says if they do miss anything, they are only liable for the cost of the inspection! They have no incentive to do a thorough job.

I do not recommend Reliance Radon Services, a branch of Reliance Home Inspection. They admitted…read morethat they missed Major issues that I found after the home was purchased. They also installed a Radon Mitigation system right after the inspection, and they never asked the previous home owner or is where we wanted the outside fan. They installed it outside of the master bedroom, about 4 feet away from where our headboard is, and it sounds like a freight train is outside of our house. I called them to see if they could relocate the fan and they wanted to charge me almost $400 for a quieter fan.
