Getting approval for our loan and the company's preparation of closing documents took an enormous amount of time! Finally we signed on the last day of our Real Estate Purchase Contract Agreement, but it turned out documents had been prepared with the wrong closing date, making all documents invalid. Thanks to our Realtor going to bat for us, the documents were redrawn and we did close but with only minutes to spare! Overall, we found the loan process frustrating but figured ours was probably an exception and not the rule. When our daughter and her husband wanted to refinance their home recently, we recommended they work with a local lender. Because of his reputation, we recommended they talk with Shane. A few frustrations were encountered by them as well. FIMC didn't lock her in on the first day, even though they had said YES to the loan, so by the time they did the lock a few days later, the rate had increased. The "loan file" changed hands multiple times and as a result she was asked to submit the same documentation multiple times because of it. (We also had that same type of experience with our loan!) Days would go by without her questions via email being answered or getting a response to messages left by phone. Within a month after contacting First Security Bank loan department and a hassle-free experience, their loan was approved and they got the type of financing they desired. The lender made several mistakes at the beginning, but I didn't mind much, as I was buying a pre-sale and had plenty of time. The closing was supposed to be at the end of Jul, and I signed the sale contract at Jan. Fast-forward to early Jul, notice from the lender that the appraisal gonna be late as he didn't submit the rush request, as when he sent out regular appraisal request before hearing back from me. Late appraisal means I had to extend my lease to Aug 15, as the lender gave his word. Fast forward to Aug 13, notice from the lender that the loan amount is different from the number sent over by the seller. Asking seller, turns the lender forgot a notice from the seller back in February, when an adjustment was made between me and the seller. As a result, I have to pull together ~$10k at the last minute for fill the gap. The lender promise to close on Aug 19. Fast forward Aug 17 , notice from the lender the loan documents gonna be late. Fast forward Aug 18, notice saying the lender had made a mistake on my documents for missing my wife's name. This is how I ended up being late for closing and paying 5k+ late fees to the builder. I'm not sure if I'm alone in this, but I'm advising all my friends to stay away from this business.
