She has demonstrated a poor understanding of landlord-tenant law and basic property boundaries, which puts her clients at serious risk of legal action. Without any notice or permission, she sent a maintenance person who trespassed onto our private property--a clear violation of property rights. In addition to failing to follow proper procedures, she has shown no willingness to communicate fairly or work toward reasonable solutions, particularly regarding shared responsibilities such as fencing. If you are considering hiring this property management company, I would strongly advise you to proceed with caution. A manager who disregards legal boundaries and neighbor relations can end up costing you far more in the long run.

This was, unfortunately, not my experience. When we moved into our rental five years ago, it was managed by the owner of the home. She was fantastic to work with, and we wish her all the best. Much to my dismay, the owner hired The Phillips Group to manage the property in late 2021. From the moment Cari stepped foot into the home, we knew that she has very little respect for tenants. She is argumentative, rude, and condescending. For that reason, we chose to terminate our lease early and purchase a home. We gave ample notice and found a suitable tenant to take over the property. We were charged for listing the home on Zillow. Although there is no language in the lease that states we are responsible for advertising, we obliged. Service requests were acknowledged, but not addressed in a timely fashion. For example, in December, the arborvitae fell over onto the neighbor's fence due to a strong windstorm. In January, we were blatantly told that it would not be taken care of until spring. We had paid rent for the property through the 28th of February. My partner said that he had planned on being out before that day. He had asked for prorated rent back for the days if we were to move out early. Cari, the property manager, told him no. At that point, we made the decision to take the full allotted time to move out of the property. Cari sent an email to ask if all of the owner's items are on the premises. I asked her to be more detailed, and she told me she didn't have specifics. I assured her that whatever belonged to the owner was there. We asked Cari to schedule a final walkthrough with us. She gave us two dates and times that did not work with our schedules. I let her know we'd propose different dates/times. She conducted the walkthrough without our consent or knowledge. Subsequently, Cari took it upon herself to change the locks and allow the new tenants to move in on the 25th. She did all of this with no communication to us whatsoever. The new tenant reached out to me to let me know that they had started moving in with our property still on the premises. This is a liability issue. After bringing this to her attention, she said that she would be crediting rent back to us for allowing the tenants to move in 4 days early. I take issue with the fact that I was not included in the majority of email correspondence between my partner and Cari, despite being a tenant on the lease. I specifically requested to be included in all correspondence, and that ask was not honored. This is disrespectful and unprofessional behavior. We paid our rent early each month and left the home in good condition, hence why we are receiving our entire security deposit back per Cari. This whole situation was a headache, and then some. I would not recommend this company to anybody.

    Don't be discouraged from the reviews below…read more Blue Key has been extremely helpful throughout my time as a tenant with them. They are as punctual as it gets when it comes to responding to meet your needs, and helping with maintenance request. Lori & Chris are both tremendously patient and helpful. Aside from the large deposit. I was provided with a beautiful home in a central location in Portland! They have great properties and great service. I haven't received my deposit back, considering I haven't moved out. But I'm confident they will send me my deposit. It's just all a matter of treating your house with respect. Protecting the investment!

As a new landlord, I was generally satisfied with the onboarding process (albeit with a bit of "mansplaining" which I chalked it up to me being a newbie). I also found the office and maintenance staff helpful throughout my time with the company. However, once I decided to sell the property, my experience deteriorated quickly. My interactions with one of the owners, Torstan, were consistently negative. I felt that he took a strongly tenant-focused position and regularly pushed back on issues that I believed were clearly the tenant's responsibility. During move-out, there were broken windows and other damages. Instead of helping resolve these matters, I had to argue for nearly every item. The process became exhausting, and I often felt that responsibility was being shifted back onto me despite clear evidence of tenant-caused damage. It took A LOT of follow up on my part to get communication on status of work, financials and timing. I was frustrated with every interaction in the end as BK made the final move out a negotiation instead of a business interaction. In conclusion, BK is NOT an advocate for the owner (not even close to a balance btw owner and tenant) and I would not use them again for the lack of support and for the constant gaslighting I experienced.

I have also worked in 6 countries and very adept at even international banking. I have a credit score of 820 and have been paperless for 15 years. Columbia absolutely mishandled the processing and communication with my pay-off 6/2024. Two and a half months ago, I called Columbia...to make sure if the payoff process, the amount, remaining interest, etc. Proactively, I asked if there was any final steps I needed to take, knowing I would have to wait an additional 6 weeks for State paperwork/title. At that time, I was verified as always having been on autopay and there would be no further action required by me for payoff. No email was ever sent to me about a final interest payment of $10.13 being due. After payoff, the usual automated email was sent to me for $560, which had already been paid and I knew was no longer owed. While I was waiting for payoff confirmation from Columbia, days later, they sent me to their 3rd party collection department. Again, I received no notification of the final payment of $10.13 being required. The 3rd party collection department sent an email to me a week later...using words like "delinquent", "past due balance", and "past due date". *4 Columbia Agents refused to acknowledge their failure to communicate. *After demanding a letter of apology for their ineptness, 2 even hung up on me. *1 agent even lied saying that a Supervisor had been trying to call me; my call history showed nothing. *1 agent blamed me for not going online and seeing I had the $10.13 due. She said Columbia didn't need to send me a final email about the payment being only $10.13 instead of $560. *1 Agent said I should have been more responsible. I reminded her of my 820 credit score and asked her to pull up the record of my proactive call several months prior; she refused. Everything pertaining to Columbia Credit Union is absolutely unprofessional and full of stonewalling; no one ever acknowledged any error in their communication of policy and procedures. NEVER TRUST THIS CREDIT UNION TO COMPLETE THEIR PROFESSIONAL TASKS OR CORRECT THEIR ERRORS. CHOOSE BECU instead!!!

People treat you how you treat them PAUL and his whole crew were amazing with me and my family. Paul is a fair and mild mannered person. What some of you entitled Washington folks don't like is his direct manner and unwillingness to do more for you than you'll do for yourself. They never missed my calls, never didn't make a repair unless the owner held it up!! And those were normal human reasons also Paul has many properties and many personalities to deal with I'm sure. The increases on rent are imposed on renters by the OWNERS. I was not the BEST tenant on the planet. But I wasn't treated like less than that. I had issues that I was actually fairly surprised to be treated better by Paul than the rest of the world over. Lol but seriously. I have told many people to go to The Sunworld Group and though I'm out of state... I still say the same. Go ahead and try to find better. You may get comparable at best.

For starters, they use a terrible 3rd party company for their application processing fees. Sunworld themselves are extremely hard to get ahold of for ANYTHING. I had to call numerous times and ask to be transferred and leave voicemails over the 4 days it took to hear back about the applications that my partner and I spent $110 on. Their ads are extremely deceitful & do NOT accurately reflect the amount of fees that you will be subject to, especially if you are a pet owner. The specific unit we applied for said it was pet friendly for both dogs & cats, required a $75 admin fee per pet & $35 a month pet rent per pet. Nothing less, nothing more. Our application was finally denied after 4 days, with the reasoning on mine being "low income" (I'm a stay at home mom with really good credit), and my partners reason being bad credit. We immediately contacted the property manager named Sharon & offered her a higher security deposit if they would be willing to accept that. We then asked if paying off the specific credit problem would make us eligible for the unit. She said if we gave her proof that we paid off the debt she would get our application approved. We immediately paid our debt, got proof & sent it over to her. She then sends us an email apologizing for the "confusion", and saying that they are now choosing to deny us due to the property owners 2 pet maximum which was NEVER brought to our attention or stated in the ads or on their website AT ALL. Mind you, we have one small border collie & two small indoor cats and would have never wasted money on applying if we were aware of this policy. We then called Sharon to ask why they would accept our application without being up front in their ads about the pet maximum, and we were met with a repeated answer of "there's nothing we can do" so we requested to speak to her manager. We were then connected with Paul Van Baalen who agreed to speak with the owner of the property & Sharon about a possible exception of the "rule" due to it not being stated in the ad. We then received an acceptance email stating that we would need to pay a $1495 security deposit AND a $1500 security deposit for our pets, which would be $500 per pet. This $500 per pet security deposit was never stated in the ad and when we questioned this, we were told "sorry it was left out of the ad, but it's company policy and you can look at any of our other listings and it will tell you that." I then told Sharon that we were not going to be renting from them due to their deceptive ads & lack of transparency causing us to lose money and time. After I thought all was said and done, I received a phone call from Paul Van Baalen AFTER HOURS telling me that we "ought to find someone else to rent from because this is going to be a bad marriage if it's already starting out this way" and that he "knows that people like us will throw every RCW in the book at them". Since he wants to bring up RCW, here's one for him. Under RCW 59.18.257, landlords must provide written disclosure of all tenant screening criteria, including policies that may lead to denial, before collecting application fees. Failure to disclose a $500 per pet deposit in the initial written criteria violates this statute and constitutes an unfair or DECEPTIVE PRACTICE. In the end I'm EXTREMELY GLAD that we aren't stuck renting from this deceptive company & will never be involved in anything that has Paul Van Baalen attached to it.

If you want someone who does NOT have your best interest in mind and will only do the bare minimum to get as much money as they can. These two are the perfect match. We put an offer in to Shannon since she was the listing agent and she assigned Shana to us since we did not have an agent. They did anything and everything in the sellers favor and never looked out for us. Researching their business page I see they like to do nice things for their clients..we received none of that. Not even a follow up on the house or a thank you!! We were lied to, threatened, and treated horribly by these two women. We always had to reach out to get updates on what was going on after we had heard from a third party how things were. When we mentioned we felt lied to and kept in the dark they would tell the seller not to speak to us. This is a small town and everyone knows everyone. They threatened our lender that they had cash offers the entire time, and never once offered to have us tour the house or do a video tour...again let me remind you Shana was OUR agent according to her.The only thing they managed to do well was ensure we will NEVER use them again!!! I would never recommend them to anyone we know. Our experience was stressful and horrific when it should have been the happiest time in our lives.
