I'm uploading this review on Yelp as I see they are deleting my reviews on their Google page. Renters beware -- this company is SHADY. For starters, they use a terrible 3rd party company for their application processing fees. Sunworld themselves are extremely hard to get ahold of for ANYTHING. I had to call numerous times and ask to be transferred and leave voicemails over the 4 days it took to hear back about the applications that my partner and I spent $110 on. Their ads are extremely deceitful & do NOT accurately reflect the amount of fees that you will be subject to, especially if you are a pet owner. The specific unit we applied for said it was pet friendly for both dogs & cats, required a $75 admin fee per pet & $35 a month pet rent per pet. Nothing less, nothing more. Our application was finally denied after 4 days, with the reasoning on mine being "low income" (I'm a stay at home mom with really good credit), and my partners reason being bad credit. We immediately contacted the property manager named Sharon & offered her a higher security deposit if they would be willing to accept that. We then asked if paying off the specific credit problem would make us eligible for the unit. She said if we gave her proof that we paid off the debt she would get our application approved. We immediately paid our debt, got proof & sent it over to her. She then sends us an email apologizing for the "confusion", and saying that they are now choosing to deny us due to the property owners 2 pet maximum which was NEVER brought to our attention or stated in the ads or on their website AT ALL. Mind you, we have one small border collie & two small indoor cats and would have never wasted money on applying if we were aware of this policy. We then called Sharon to ask why they would accept our application without being up front in their ads about the pet maximum, and we were met with a repeated answer of "there's nothing we can do" so we requested to speak to her manager. We were then connected with Paul Van Baalen who agreed to speak with the owner of the property & Sharon about a possible exception of the "rule" due to it not being stated in the ad. We then received an acceptance email stating that we would need to pay a $1495 security deposit AND a $1500 security deposit for our pets, which would be $500 per pet. This $500 per pet security deposit was never stated in the ad and when we questioned this, we were told "sorry it was left out of the ad, but it's company policy and you can look at any of our other listings and it will tell you that." I then told Sharon that we were not going to be renting from them due to their deceptive ads & lack of transparency causing us to lose money and time. After I thought all was said and done, I received a phone call from Paul Van Baalen AFTER HOURS telling me that we "ought to find someone else to rent from because this is going to be a bad marriage if it's already starting out this way" and that he "knows that people like us will throw every RCW in the book at them". Since he wants to bring up RCW, here's one for him. Under RCW 59.18.257, landlords must provide written disclosure of all tenant screening criteria, including policies that may lead to denial, before collecting application fees. Failure to disclose a $500 per pet deposit in the initial written criteria violates this statute and constitutes an unfair or DECEPTIVE PRACTICE. In the end I'm EXTREMELY GLAD that we aren't stuck renting from this deceptive company & will never be involved in anything that has Paul Van Baalen attached to it. read more

I've rented from Sunworld for almost a year now and they are great. Always very helpful and friendly.

0 star from this company. the owner and his wife are completely unprofessional and like to only text never actually talk to you. if you've got a problem they aren't quick to fix it unless you basically harass them and bring up the legality of things. they wanted to do an inspection I offered timeframes o was available they canceled every time and then said I was the one arguing and refusing and will not renew the lease. they gave no reasoning. they rented a home with flooring that is going to fall in on itself, the master bathroom they painted over the leaking problem and mold problem but never actually took care of the leaking pipes. now that they can legally raise rent every year they will move people in left and right and continue raising rent. they like to throw fees onto anything and love to threaten eviction for just about anything as well. I wouldn't recommend this company as a rental agency to my worst enemy! do not I repeat do not rent from them! read more

The staff communicates very well and are easy to work with. I don't have to worry about my tenants with SunWorld Group handling my property.

I've never rented from this group before, but I'm appalled at their "professionalism" and standards for renting. I'll save you some time reading the reviews and rental criteria on their website. This company requires each individual make 3x the rent of the properties they list. Not a household. This means that if a rental is $1800, each person in the applying party must make $5400 each. If that isn't met, they require a cosigner who makes 5x the rent. That would be someone who makes $9,000 a month. If I had $5400 a month, I wouldn't be renting. I would likely own my own house. But let's put that aside for a second. If I had access to someone willing to co-sign who makes $9,000 a month, I also probably wouldn't be renting.... Id probably just have them help me... But that's actually somehow, not the most appalling thing about this company. Read their responses to reviews. They air our peoples financial situations and directly stomp on peoples opinions in experiences with this company. If you run the yelp for this company and are reading this, I'd like you to just take a second and think. Was it really worth it to post on a public platform that users have collections against them? Was it? Did it make future renters trust you? Did it make someone want to move into one of your rentals? Because honestly. I think it's pretty disgusting that you'd come on here and be so unprofessional to people who are reviewing your business. In a customer facing position, it doesn't matter how rude the review is, there's two options. Be apologetic, or ignore it. But it seems as though you can't. Paul and all the staff @Sunworld have been nothing but amazing!! The move-in process was smooth and stress free. Been here since 2022 & have only positive experiences. My plan down the road was to purchase, but with the current market/ economy, I may just rent forever and I'm blessed to have best company& landlord plus all the staff are great, understanding & professional. No issues here, & as far as maintenance, the few things that have came up, the communication was instant, not only did Paul the owner call me directly to help, maintenance arrived within an hour. The maintenance & landscaper are always great people who are genuine, caring &hard working!! I don't have not a single bad thing to say. I see a lot of bad reviews online and I'm not saying that others have not been justified in their comments, and I don't know their situations and experiences, but a lot of times people just want to complain or not be accountable for their part, & people only tend to write a negative review/complain, so I wanted to take the time and write a positive review. I've had awful landlords and Paul is not that, he's great!Just pay your rent, property clean and follow the rules & there will be no problem. I plan on renting w/ Sunworld group forever, unless someday I am fortunate to buy. Being a renter, there are time of options , but I wouldn't go anywhere else.I l refer them anytime I hear of corners, friends etc, looking to rent. My place just feels like home& I'll continue to treat it just as it's my own and take care of it, inside and out. Also, pleasantly surprised by neighborhood/area being so great!! 5-min. walk away to most beautiful park/trails/creek in the area, so within a block or two, I can walk and feel like I'm in the middle of the forest. I just wanted to leave review giving credit where it's due; overall it's just a professional company. This company is run by Paul Van Baalen, who should never have the opportunity to work with the public. Multiple occasions of Paul yelling when confronted with his own downfalls in management and customer service. Instead of apologizing and working to solve the problems, he shouted and threatened. Asked 'do you want me to cut my arm off? Does that make it better?' 'Should I shoot myself, would that make you happy?' In the office no one wearing a mask, despite state mandate. Once I moved in I found they had done a sloppy, fast remodel. The electrical system had several major safety issues/violations and it still took a week to get an electrician out, even with the oven wires catching fire. I was unable to use the kitchen this entire time and Paul's refusing to reimburse for costs spent. Paul will probably respond to try to defame me, as I have seen him do to others, but slander doesn't negate the fact that many people have had similar experiences. The worst managment I've had to deal with. No sense of customer service and there are policies in place to make things more difficult for tenants to receive service or have recourse for predatory tactics or illegal actions on the part of the company's agents. I've been lied to, hung up on, improperly charged fees, stonewalled and getting callbacks, returned emails are sometimes like pulling teeth and we are encouraged in every way to not come to the office. Sunworld managed our home leasing for a few months, in between the time we purchased the home and the time we were ready to move in. They did an excellent job finding great renters who took good care of our home for those few months, leaving it in great condition for our move in. Paul was communicative about pricing it right and getting renters in as quickly as we could. One thing to be aware of though is that the lease agreement is normally for 1 year so if you rent it out for less than a year, you will need to cover their 10% monthly fee for the entire year. It's a normal business practice of property management companies, and so is just something to be aware of. read more

Revised review (after being threatened to be sued) My fiance and I went through Sunworld as first time renters. We got accepted to a house beginning of October and were told that we could move in about a week later. We signed our lease and paid our security deposit and fees. When we went to pick up the keys they couldn't give them to us because the house wasn't cleaned yet and it wouldn't be cleaned until we connected the utilities and water to our name. After doing so, we were told that there were exposed wires and a problem with the hood range vent in the house. The date for the house to be cleaned and ready to move in kept being pushed to a later date. We paid our first months rent because we were sure we'd move in soon. After over a month of waiting to move in, we decided to move on from Sunworld. Our first months rent was not returned to us until December 21st. We felt led on through the whole process because we never knew when we could move in or if anything was being taken care of in the house. We put in alot of time and stress to get our first place and left with less than we started with. We weren't able to receive all our money back that we spent connecting utilities and water to a house that we never even got keys to. read more

I appreciated the ability to reach some of the employees via text in order to work out issues with my house during the day. Just lived at one of their houses for a little over one year. The process for applying and checking out house was smooth, I was able to sign the documents online. They have an online portal for monthly payments which made things easy. They were fair in their dealings with me closing out the house, prompt, and efficient. I would rent from them again. read more

To the Vancouver WA location: Have you ever been threatened to be sued bc u reviewed a company poorly? Thats what this company just did to me! (Don't be afraid if they do it to you guys) Lol I have rented from over 7 rental companies and these people were just the worst...I have never been treated so poorly by a company before. It is impossible to get anything done if you need maintenance just forget about it. It takes multiple requests to even get someone to call you. When I first moved in they asked me to sign a move-in inspection report in order to get my keys, before i got to look at the house.....They told me if there is anything that needs to be done to note it and let them know....Of course I did that when I moved in but did they ever come out to fix anything that was wrong with the house? No. A guy came out and refused to fix anything that was wrong with the house bc it'd "take too long"....It's sad really, to be treated like you don't matter... Let me tell u, my credit is immaculate and I am very nice to every person because I love people. Even being an honest person and easy going, I still got treated so poorly...if you have anything go wrong, your on your own. These people don't care about you and they make it obvious. I'll say, if you have to move in with these people then take pictures of everything before and after because they seem waaaay crooked. The way they treat their tenants when off the record, is completely inappropriate .... There was a situation where I had a pipe leak in the middle of the night, which was causing issues, and the owner said "you're only calling to piss people off"... And yelled at me to turn the water off. I do not exaggerate when I say yelled at me. Please do yourself and your family a favor and dodge this bullet. People treat you how you treat them PAUL and his whole crew were amazing with me and my family. Paul is a fair and mild mannered person. What some of you entitled Washington folks don't like is his direct manner and unwillingness to do more for you than you'll do for yourself. They never missed my calls, never didn't make a repair unless the owner held it up!! And those were normal human reasons also Paul has many properties and many personalities to deal with I'm sure. The increases on rent are imposed on renters by the OWNERS. I was not the BEST tenant on the planet. But I wasn't treated like less than that. I had issues that I was actually fairly surprised to be treated better by Paul than the rest of the world over. Lol but seriously. Horrible!!!! You have to send in multiple service requests and follow up with them to get ANYTHING fixed. They have a box to pay rent in and then if you don't turn it in before the office closes you still get charged a late fee which no one told me about. What is the point of having the box out of the office?? Whoever you deal with in the office is always rude. I lived in apartments before this and wish they were half as good as my old apartment complex. Thank god I'm out of there. If you can avoid them do it!! They have an apartment for rent that they haven't cleaned and the stove needs replaced. They ask how soon you need to move. If you say as soon as possible they try to get you to rent it. When I said I could wait for cleaning and repairs, they said the property was no longer for rent. I had a friend call and say she was looking to move as soon as possible and they wanted her to tour the apartment that was supposedly no longer for rent. read more
