    I used Roy Smith Property Management for 4.5 years to manage my house that I rented out by base…read more Roy is in charge of finances and Bob is in charge of dealing with clients and inspecting houses for repairs, issues, etc. While Bob is nice and does a good job, my fallout with this company was with how Roy managed finances, made major financial decisions without my approval or knowledge, and the lack of communication. Throughout the 4+ years I used their services, I always had to request information, status of repairs, status of finding tenants, where the rent check was, etc. While Bob was very quick to respond to my emails, it was very annoying not to get information pushed to me. A lot of times they would reduce the amount they sent me from the monthly rent checks without telling me why so I would have to keep contacting them asking for explanations and repair receipts. Several times they charged me for utilities even though there was a tenant living in the house. It was just a constant issue where money would be taken out, I would ask why and for receipts, then sometimes have to explain why the amount is incorrect. It just made me wonder how badly Roy's recording keeping and financial calculations were. Roy would also make agreements with the tenant without my knowledge or approval when it came to allowing the tenant to pay later than the required date on the lease (I have to pay monthly mortgage payments on the house and it doesn't help me when Roy keeps allowing tenants to delay their payments for weeks and months past their due dates). Not only did he make those agreements, but I would never know and I would constantly have to ask where the rent check was. Additionally, I'm not sure where they found the tenants that they approved to live in my house because I had multiple evictions and tenants that caused damage. The final straw came when I had a tenant depart unexpectantly without telling anyone. I found out when the neighbor contacted me saying the tenant had moved out. Since the tenant broke their lease unexpectantly, I was entitled to the security deposit to cover the cost of paying the mortgage while Bob found a new tenant. Not only did Roy and Bob not even mention the security deposit, but I had to keep asking numerous times about when they were going to mail me the deposit. When they finally answered (after the 4th time I asked), I was told that it was less than half the actual security deposit which was $1350. When I asked why, Bob told me that when the tenant moved in, Roy allowed them to pay $600 of the $1350 deposit with a promise to pay the rest later. I'm sure everyone who has rented a house or apartment knows that if you can't pay the full deposit, you don't get the keys. Well not only did Roy make that decision without my knowledge or consent, he allowed the tenant to live in the house for 4 months before the tenant left and never requested the remaining amount. Then he tried to put the loss on me even though the lease that was signed by the tenant stated he had paid the full amount of the deposit. When I questioned it, instead of admitting he made a mistake, Roy decided to immediately terminate our contract the next morning. It took another 3 weeks and multiple emails to get the full amount they owed me (rent and security deposit for the new tenant and the full security deposit of the last tenant). Roy even tried to cheat me two additional times and only after I threatened to file a complaint with the Better Business Bureau and the Real Estate Department did he send the remaining amount. Bob was nice throughout this episode and even apologized but if I were him, I'd start paying more attention to what Roy is doing with the finances and actively push information to owners. That being said, I'm sure you're wondering why I kept using them after all those issues throughout the years. The answer is pretty simple, they only charge an 8% management fee and since I no longer live in Oklahoma, I guess I was just too lazy to look for another property manager. If you are an owner, I recommend finding a different property management company. Other companies may charge the standard 10% but hopefully they will keep you informed, not make ludicrous agreements with the tenants, and ensure their records and finances are in order.

Issues that were not clearly explained upfront later became problems, and when concerns were raised, accountability was deflected rather than addressed. I had an incredibly frustrating experience with this property management company, and I feel compelled to warn others. From the start, communication was poor and inconsistent. Reaching out to OG+E, they said if RPME calls and confirms my move out date, then they would drop the charges. I reached out to RPME who has said they've called and discussed the move out date with OG+E and when I follow up with OG+E they say they haven't had anyone call to confirm the date so they won't drop the charges. If you're looking to rent a home managed by this company, please run if there's another home you're looking to move into that's managed by another company. Anyone is better than RPME. They don't lift a finger apt answer the phone for anyone. If they read this review and simply make one phone call to OG+E to confirm my move out date then I'll happy delete this review. The outstanding utility bills have wrecked my credit score which is getting in the way of my family and I qualifying for a home loan at the moment.

    My wife and I applied for one of their managed properties. We were approved and told we had to pay…read morethe $1600 deposit. We had not yet seen the lease agreement. Once we received the lease agreement I began to fill it out reading it thoroughly. I noticed that we were not allowed to hang anything on the walls. Weird, but not a deal breaker. Further in it read that the provided and overly promoted included appliances would not be repaired or replaced if they became inoperable. I called to verify and was told only the stove would be repaired or replaced if it became inoperable. All other appliances had no guarantee and were provided as a convenience. We decided to go a different route since the ad for the property made a big deal of the provided appliances. One of the reasons we rent is because we don't want to be saddled with repairing or replacing appliances or anything else that may go wrong with a property. I emailed the company and text the representative who showed us the property. I wanted to know how to go about getting our deposit back. I was told that the deposit was non-refundable. I asked where that was stated. She said it was in the application. This seems like a deceptive practice. I mean, we weren't given the lease agreement until after we paid the deposit. I was told the deposit was being kept because the owner had missed out on a week of advertising and possible renters. I thought it was a security deposit, not an advertising deposit. Anyway, lease at your own risk. I guess I should have looked up the reviews before assuming this was an upstanding business. I have requested a copy of the application I submitted. I will update next week whether I get a response or not.

Maintenance is an absolute joke unless they enter your home without warning or permission, the house itself is falling apart barely 3 years into a "remodel". Floor panels cracked, bowing up, foundation cracks have shown up ALL OVER the house. They don't use any licensed people to perform work, we had to have a snake drain because we've had issues since moving in and they tried to charge us almost $200, and then when we had a pipe burst they called thier unlicensed plumber maintenance guy to do a crap fix that is still not 100% and happened months ago. Key will raise your rent every year you re sign no matter what, any "emergency" maintenance is actually through the owner who is a rude snob who has 0 knowledge of maintenance and usually takes about 2 hours to respond to a "emergency" Save your money and headache.

Here's how this went down: Yesterday I contacted the company telling them that I am very interested in their 3BD/2BA home. I got a text from the property manager I sent my ID via text (SUPER INSECURE PRACTICE for a professional property management company) to Tony Westlake the property manager advertised on Zillow. Not hearing anything back after I sent my ID I started to worry and followed up. I was given access to the property via a code for the key box. Before I went inside, I inspected the backyard, which was dirty and generally unkempt but pretty normal for a yard that was pretty unusable. I then went into the house. As soon as I entered I was greeted with a pile of trash in the entryway. Nothing had been cleaned in the house. My first thought was "who gives potential renters access to something like this with 0 warning?" Luckily they hadn't cleaned the property yet because I was able to see the enormous amount of damage and poop from what looks like a fairly serious rat infestation. There was water damage to the floors in both bathrooms one of which was advertised as a full second bathroom but was just a half bath. The stove in the kitchen was not the one pictured. It was older and beat up. There was rat droppings in every room of the house. The full bathroom was missing tiles and the hall closet behind the shower had a poorly cut out hole with a door installed over it to access the plumbing. All of this was alarming so I hit up Tony and asked if we could talk. I said I was interested still but I'd like the property to be cleaned up and the rat problem to be resolved before I moved in. He assured me it would be handled. I asked him when it would be move in ready & he said by Monday of next week. Wait. What? You are going to have this house rat free in less than 5 days? I figured: ok well I won't be able to move till the 30th anyway so it will give them time to do the major repairs. I submitted an application and got a message telling me that I was approved but I needed to put an $850 non-refundable deposit down to take it off the market. I was busy and didn't respond and was having serious doubts about moving. It didn't feel right. Today comes around and I get a message from another number that asks if I'm still interested. I responded yes but before giving them an $850 nonrefundable deposit I'd like it in writing that they will resolve the rat issue and follow up on it and that they resolve other issues around the house before I moved in. A little while later I get a call from this number. An unidentified woman starts telling me where and when to come sign a lease. I express to her that I have concerns that need to be addressed before I give her any money. The woman - who kept talking over me on the other line - straight up said that they will not put in writing that they will resolve the rodent issue because it is a liability for the owner. WHAT?! A liability for the owner to be held responsible in writing for making the property move in ready & livable?! SERIOUSLY?! I said okay I'm not paying a deposit for that then. The woman on the other line (STILL UNIDENTIFIED) starts getting rude while a kid is in the background screaming. She tells me "Well I'll just contact you when the property is ready" then and hangs up on me. Shortly after that I get a message from Tony Westlake telling me they will not be renting to me. HA! I'd rather stay in my small home where my landlords treat me like a person and take care of their properties as well as their tenants. STAY AWAY This company is not worth it. Their reviews say a lot! Glad I didn't give them any money at all. They are scam artists.
