This property is not maintained properly because their staff is inadequate. AC issues are not an emergency, that is stated in your lease fyi. When the AC unit is having issues you're better off buying a fan to help cool your house down because they are not in a rush to fix the issue in a timely manner. The reason is always because they are understaffed btw. Older apartments require constant maintenance so keep that in mind if you choose to live here. The work order portal is an automated joke. I will say the dog waste stations are in tip top shape though since they have one maintenance person who's only task is landscaping aka keeping only those waste stations clean. I have contacted corporate (Knightvest) multiple times but they do not return emails or calls. The lack of urgency and consideration for renters at this property is appalling. I'm a new resident at the Alys and let me tell you it's been terrible! DO NOT MOVE HERE!!! The front office has been god awful since day one. My move in date I came to get my keys and the guy that has been helping me Errol I believe his name is tried to reschedule my move in date because they were literally trying to deep clean my apartment and paint cabinets the same day I'm suppose to be moving in and he tried to blame it on the rain like he didn't know a month in advance when my move in date was. I still till this day have paint getting on to my hands and my personal belongings every time I open my cabinets because they're sticky and unfinished Strike one! Strike Two one day I'm at work and get a random phone call from the office manager saying somehow they had cleaners accidentally get my unit and another mixed up and they spent 2 hours deep cleaning my apartment on accident I get home from work that night only to see my garage door left wide open they left the front and patio doors completely unlocked all day for anybody to just walk in and take any of my belongings. Soon as I walk in I see one of my mirrors I mounted on the wall on the floor broke the trash bag I had inside the trash can taken out and left in the middle of the hallway and nothing deep cleaned like she told me they had been doing supposedly for 2 hours. It was actually more dirty than what I left it. When I went the next morning to confront them about the situation the manager of the complex proceeded to tell me they aren't liable for any damages because the cleaning service is a 3rd party company so they're liable not the apartment complex. She also lied and told me I left the door open and that's how they got in but I vividly remember checking all of the doors to make sure they were locked before I left like I always do. She proceeded to tell me if I wanted them to check and make sure my apartment was good and everything had been locked then I should have asked them to do so whenever she called me to tell me about the situation as if I was expecting them to just leave everything open. All I'm saying is don't move here unless you're okay with dealing with unprofessional office assistants who literally don't care about nothing but you paying your rent on time. After living here a couple years going through many managers, assistant managers, leasing agents, and Maintenance staff the complex finally got it together. Chris is the assistant manager. Anytime you call him he takes time to listen if you have a complaint or concerns. He doesn't blow you off. He will get get the job done for whatever you need. He's has a great personality. He knows you by name and is a joy to talk too. Shasha is the leasing agent and she is super sweet. I enjoy going in the office visiting with her, but she stays super busy. She is very outgoing a hard worker and always has a smile on her face. The c maintenance guys are at your door soon as you put an order on. Javier has been here the longest. He has always says hi ever since I've lived here. He is a very hard worker. Even though he works his butt off he makes it a point to say hi to everyone he comes across. He's one of the nicest guys I know. The maintenance manager Roy is fairly new within the past year and he, I believe and he has turned this place around. Overall they finally got a good staff. Which was much needed. Only downside, rent is raised every time your lease is up. The way the economy is at the time everything is outrageous. read more

But God knows best when I took my husband to see it he was like it's ok but something is off. So I prayed and went on looking around. Came on a Saturday to show him Alys and well Sergio took a minute to show us on his busy schedule. He had 2 move in's and a showing! And still made it happen. He Promised he would see us through the process until it was complete and here we are. A woman was murdered here at the Alys and many of us do not feel safe living here anymore.... People have been emailing the complex about the further actions Alys will take to prevent this kind of thing from happening again and asking how they will better security. However, people are saying your company hasn't replied to people after multiple emails. So what's being done with security here to keep us safe? The murderer was able to get into our unsecured apartment community that was once secured via security gate and security guards. What steps have Alys/Knightvest taken to ensure the safety of us here now that someone was able to get in to the property to stab someone to death? Had we had a secure entrance that lady would most likely be alive..... This murder happened 100 feet away from where me, my child, my wife, and my dog live. Is your company going to assume since responsibility and correct this non secured entrance issue? Why does the Seagrove and Rosemary apartments complex get a secured entrance and we don't? I've been very happy with this move process. I went to look at these apartments a few months before my move. Karen, the assistant manager, was in the office. She took her time showing myself, my mother, and one of my older sisters around. They had a ton of questions although I was the one moving and she never once seemed inconvenienced or put out. She has excellent customer service skills and does a great job at making you feel as if you've known her for a while. My first day there, my family sent over flowers before I had moved in. Come to find out, they reached out to Karen and Ashley (manager) in the front office. They not only gave them a florist recommendation but they delivered the flowers into my apartment and helped with the surprise. The move-in was smooth. My apartment was clean. The neighbors were so kind as to come over and introduce themselves and play with my dog. As I sat on my balcony waiting for my movers to get everything into the apartment, several cars came through as they were going and coming; each person waved. The trash pick-up is not just a hidden fee. They come by like clockwork between 6pm-8pm Sunday-Thursday. Since I've moved in, I've not seen a single piece of trash on the actual grounds (no exaggeration). The most noise I have heard is the sound of my neighbors' garages. Honestly, the apartments are just gorgeous from the color choices for the grounds to the inside. If you don't get the diamond package and opt for the gold package (like myself), the apartment is still VERY nice. However, I will say that the diamond package is superior to the upgrades in other apartments that I saw as I was touring other properties. Had one been available in my desired floor plan, I would've been all over it. Fee breakdown: $200 app fee, $250 credit fee (depends on your credit and rental history, could be zero if you're in the clear), $350 pet fee, no deposit. The regular rent is $1265 for my 898 sq. foot apartment. Price INCLUDES $20 pet rent, $25 valet trash fee, $5 pest. My first month was $1000 off due to the special (no catch). That money off was great when considering all of the other fees associated with moving. You MUST have valid renters insurance. If it lapses, you will be charged a $50 fee so keep it up to date. Cons: My toured apartment had an alarm. The leased apartment did not have one. I'm waiting to receive confirmation that they will be coming to put one in. There was a very small crack on one tile in the bathroom, my toilet was running (very faintly) when I first moved in, one of the shelves were warped in my washroom, and the light bulbs didn't match under my cabinets. Each were addressed quickly. I emailed very late at night and within an hour of opening the next day, I had an email from Karen and had spoken to Ashley very shortly thereafter. Biggest Pros: I feel safe. Everything can be pretty and the folks can be nice but if it's not safe, none of it matters. This is more of a neighborhood/community than a complex. Even with children, pets, and other younger professionals in the neighborhood, it is quiet and everyone is respectful. You're on I-45 in less than 5 minutes WITH traffic. Grocery stores and food are all within two miles. Tip: Youre closer to most amenities in The Woodlands than you are to those in Conroe. That's helpful for grocery pickup, etc. Overall, highly recommend, especially for anyone new to the area. read more

I live here now and have for over a year. The parking has always been an issue. Management has now taken away all parking spots up front for residents. We just had a baby and haven't moved the car in over 2 weeks as we are using the other vehicle. They have stuck a sticker on our vehicle saying we are not allowed to park up front anymore. There is absolutely NO parking in the complex for anyone! For management to take away all parking in the front for us now stops us from having family over or even the ones that live here to park and get home and not worry about will my car be here in the morning. This is frustrating and alone will be the reason we will not renew our lease. I will not recommend this complex to anyone either! My wife and I have lived here for 5 years, we have enjoyed the community very much, we have many friends, and the amenities are very nice. After a few years of changes in office personnel, they have finally hit upon a very good office management, Chris is excellent, he listens to your concerns and is truly engaged in making sure your needs are met with true concern for making Alys a better place to live. The Maintenance crew are excellent also, always there to do their best to fix your problem. There are things that need attention, there are many lights out in the community, which effect security in the complex, along with some cars being parked in spots for many months without being used, also there is too much water being wasted. Overall, though Alys is a very nice place to live for adults and kids. I recommend anyone looking for a short- or long-term apartment to come join the Alys community. read more

I have been living in my apartment for over six months now and I absolutely love living here. The apartments are very nice and the staff is always very helpful. Anything I have needed help with was handled in a timely manner and always done with a smile. And the community here is great! I love my neighbors and haven't met a better group of people that live in the complex. It is nice being told hello and waved at when I am out walking my pup. I highly recommend Alys Apartments! I, received an email Friday, 11/25/22 at 3:18 p.m. Water Shut off on 11/28/22 and another email Saturday, 11/26/22 at 12 noon Water Shut off 11/28/22 On, Monday 11/28/22 water will be shut off for the entire property for approximately 8 hours On, Monday, 11/28/22 about 5:00 p.m. I, called the Office talk with Chris and asked "will we receive an email the water is on?' Chris stated, Yes On, Monday,11/28/22 I, came home at 7:45 p.m. and the water was on; no email sent, I, taken a chance to see for myself On, Friday, 11/29/22 at 11:30 I, woke up about 11:15 a.m. to eat due to Diabetes and the water was not on; I, called the Office talk to Sasha concerning no water; Sasha stated "we sent an email this morning at 10:23 a.m. due to Contractors did not turn off yesterday; I, ask Sasha to speak to the Manager for Corporate Office number or do I, have to Google the numbe? I would start complimenting the staff, very amicable and accommodating... But, the pictures are deceiving, the pretty new updated apartments are one "package" and "what gets you in the door" according to the assistant manager who gave us a tour. Not all apartments are remodeled and the "gold package" means you pay a bit less ($1475- to be more specific, and with extra hidden fees comes up to $1502) but you also get the older homes, all the application fees will end costing you $700 if you have a pet to get into the apartments. Which is more than high luxury apartments that cost the same in other areas. They have the weirdest layout I've ever seen, the master bedroom is bigger than the living room( really?) and the second room is facing the street, which is a concern to me due to the fact that it would be my child's room, a drunk driver or a burglar could easily break in the baby's window and startle/hurt the kid. All in all is was a fairly poor experience with an unkept condominium and old looking apartment-because we are not willing to pay well over $1550 for the "diamond package". No, thank you. read more

The leasing staff are very friendly and easy to talk too. Unfortunately the complex has changed ownership twice since I started living here. This has meant that there has been a lack of continuity as far as projects and updates to the apartment complex. Also, the demographic mix in the complex has changed drastically since I moved in and not for the better. The security gates where disabled shortly after I moved in and have not been repaired the entire time I have lived here. During the summer, the pool is unusable for adults and there is no later evening swim times for adults only. Maintenance requests have taken longer then normal to be addressed. Some of this could be due to the transition of management. The new management company has made some interesting announcements about the future, but I remain skeptical until I see the improvements made. They are turning the clubhouse, which is largely unused due to it being closed after normal business hours, into office spaces for the staff. The staff did arrange for Vivint to come in and provide smart home technology in my apartment. This was a welcome enhancement. It would be much better if the management company could convince Suddenlink to bring gigabit Internet service into the complex. It would be even better if we had a choice of at least two really good internet providers. I am not trying to be hyper critical and I generally like my apartment. It could use some work and there are things I have noticed over the last few years that will need to be addressed by a serious remodel, which is unlikely to happen unless and until I move out. read more

Requested mailbox key for over 2 weeks before we actually got one. "Garden tub" was nasty when we moved in.... Still is! We regret selecting this property! read more

I moved into the Alys October 2021 and I loved it. The townhome style apartment was such a hit and I resigned. 2 days before Christmas 2022, the pipes burst in the walls from freezing temperatures and the whole unit flooded. I never was notified of the progress and was given refusal upon replacing flooring, and when I asked for a completion date since I was told it was 'done' they couldn't give me an answer. The property manager, Ashley Brewer, lied to my insurance adjuster on the 17th of January stating it had been done for 3 weeks putting completion on the 1st week of January. If repairs from gutting a unit, sheetrock, drywall, painting, texturing takes such little time, something isn't done right. Inspected on January 23rd, there was MORE damage to things not even damaged in the first place. My unit has not been ready and still isn't, it has been over a month. My unit is filthy from repairs and am expected to live in that while continuing to charge full months of rent for an unlivable environment. Ashley told me I can live in the unit the way that it is dismissing that it is filthy. Management does NOT care about their tenants only as long as they're collecting your money. They will not help you nor do they care. There is NO communication whatsoever unless it's an occasional call being scolded over the phone by the property manager, Ashley. I have never been more disappointed in a property let alone property manager and don't recommend living here unless you like to be taken advantage of. read more

I have lived here for over 4 years now and have witnessed 4 Mgmt Co's come and go, but I will say this new owner has been doing and saying all the right things. I appreciate that in the short time they have taken over. the community is starting to take shape as far as the pool, the grounds, the maintenance, and hopefully we will see a security gate come into place. When we first moved here the gate was operating and we had far less problems of non-residents driving in and using our amenities and I hope that his will be corrected soon. According to what has been told to us they have the budgeted funds and are planning to have this done this year. The office personnel are very friendly and helpful and I am hoping for nothing but the best experiences in the future with this new company Knightvest. I love our unit and wish to be able to stay here for a long period of time. I also believe this new owner is putting in all the right precautions and rules in order to have these changes take place. read more
