I live in th 740 bulding - Northern Meadows apartments. I have been here 3 years starting in April 2021. I have been very happy living here- quiet, clean, spacious, The staff at American Edge have been great to work with. When I have had issues (but only once or twice) they have been responsive and pleasant. My closet door would not shut - it came off the track, and the maintance guy was here within a day and fixed it. That was great. I'd give no stars if I could! These unprofessionals have been in business for far too long. Ripping off the broke college kids that honestly allow you to stay operating illegally. They charged me over $500 for a trash out and I took pictures of the furniture at the house and then at the dump knowing they would charge. They also purchased brand new exterior doors and redid cabinets that we marked on our move in inspection sheet as needing to be fixed/replaced. They do not care about you or your needs as a tenet. In short, they are slumlords. Our washer broke and we put in 3 maintenance requests and it took them 2 months to get us a new one. they never return your calls, make it difficult for you and your roommates to pay rent, fine you and take your whole security deposit. Ive rented from 3 places, and American edge is the absolute worse. There housing is shitty/rundown. I rather have lived under a bridge for a year then rent with American edge. Save yourself trouble and walk away from signing that lease. read more

Check the Google plus page. They are awfull. My grandfather died and they wouldn't let me move out a day later. They have horrible customer service and constantly ignore your requests for maintanance. They will take your security deposit no matter what and are shady. One of my roommates left randomly and american edge did not care in the slightest. Please do not rent from them. Check google plus reviews ask around they are the worst college renter In the world. Even faculty at the university will back say so. They couldn't care less about their properties and take advantage of young renters. The office staff has no customer service and act like you are their slave. Please do not rent from them and spread the word they are awful. The other rating is a mild exaggeration, but not by much. They have multiple borderline illegal practices that are certainly infringing on tenets' right to privacy, as they seem to care more about their schedule than your safety or property. I was expected to either be available at my house from 9 AM until 5 PM for 5 days straight or just leave my door unlocked for a "pre-inspection" whatever that means. It is extremely cheap to live in this town, don't bother with these idiots, any savings will not be worth the hassle and security deposit you inevitably lose. read more

Horrible horrible. Make you come to the office first for 'security reasons' but then he wouldn't come out and talk. Advertised for $1025 but get there and it is $1600. Told then can't aford that, and was looking at this one since it is in price range. So tried to show us others that were in $1600 range. Bait and switch? Get a grip. They started of with a wonderful property and I wanted it like crazy. So I started asking questions about the place/company. The sales rep couldn't answer a single one so I went on my way and scheduled an appointment on Wednesday to go back and planned on signing that day. They then called me twice asking how I liked the apartment and ended the conversation with "The lease is being signed tonight and you can't get the apartment because you can't get here in time." I offered to pay more money for the apartment but accepted my lose. Then called the next day simply to ask if the signers showed up, they did so I scheduled to look at some of their other properties. Same sales rep the next time round, couldn't ask answer any questions so I mostly remained silent. She then locked her keys in the car and called a new rep. This rep was the meanest man I ever meant, snapping at me when I said I didn't want to see the same property twice, and never once made eye contact. I did not feel welcome at all. After saying I wanted the property and scheduled an appointment​ to sign, imagine my surprise to find out someone else had an appointment for that property so I said I'll come down now to sign for it. They told me no and to come back Friday. I live two hours away that was an issue. I then got a call an hour later saying they canceled my appointment because I was mean, rude, snappy, unprepared etc. What an awful thing to do or even say to someone who was willing to do business after losing a place and simply wanting to make sure I wouldn't lose a second. Google this companies reviews. I'm not the only one. Negative stars if possible and my recommendation would ​be to stay away. read more

Absolutely the worst business I have ever encountered. I am astonished that they are still in business. If I could give 0 stars I would, they deserve it. Cons: 1) I had two maintenance men walk in, unannounced, and they have done showings on my apartment without warning. 2) Many of the houses have sketchy, expensive electric heaters. I am spending almost as much on heat as I am on rent. 3) My roommate and I get two "utility" bills a month from them. When we call to ask what these bills are specifically for they do not know. Basically, we have two extra bills a month that we have to pay even though they won't tell us what we are paying for. 4) Their customer service is horrid. No one knows anything when you call them. (See point 3). I was transferred around to 3 different people when I called about our mysterious "utility" bill. All they told us was that they were for utilities. I have attempted this phone call 4 out of the 7 months I have lived here and I am still no closer to an answer. 5) They do not take cred/debit cards and they don't have change if you pay in cash. 6) I am in a duplex. The apartment next to me has two bedrooms but 4 people are living there. American Edge has done nothing to fix this. I end up paying more per month because they have more people using utilities. 7) We have had multiple parking issues, (since there are twice as many people next door than there should be), and even though American Edge has told us they would fix the problem. They have yet to do anything. 8) Maintenance men removed our smoke detectors and did not replace them for a week.This is funny because I actually had a teapot, (yes, a teapot), start on fire during this week. 9) On December 30th I had an emergency with my sink. I called them and they refused to help until January 2nd. Apparently they all work so hard that they have to have the 31st and 1st off. Management refused to take 1 minute to call the owner of my apartment and let him know about the issue. Pros: 1) They have a big selection of places. If you have to choose between living on the streets and going through American Edge I highly recommend living on the streets. I promise you will regret this decision. read more

The property management team was friendly. They were very helpful with helping us to find an apartment that we liked. Me and my wife lived in a two bedroom apartment and during the year of living there I had no disputes with the property management group. However, when we moved out it was a different story. Not only did they keep my security deposit, but they also charged me several hundred dollars. The thing that bothers me about this is that my wife and I spent the entire day cleaning the apartment for checkout. We keep our apartment clean and do not have any children or pets so it was pretty easy to clean when we moved out. The lady from the management team came out for check out and looked around the apartment making notes on her clipboard. She did not show us her notes and said looks good. Mind you had she pointed out anything that was unsatisfactory I would have corrected it myself right there. She sent us on our way and we moved out. About a month and a half later I received what i thought would be my check for a security deposit. Instead of a check I found a bill for over $200 saying they had to replace the carpets in the entire apartment because of a single stain. I tried calling them to ask where the stain was, why they could not just charge me to clean the carpets, and why I had to pay for new carpets for the entire 900+ Square feet of apartment. The response was basically, it had already been done, they didn't take pictures, and I should have had them cleaned before I moved. Rather than fighting with them I paid the bill but it left a sour taste in my mouth and I wouldn't recommend this company to anyone. read more
