Avoid this company at all costs!!! I'm Stout alumni, my son is now a senior. He tried to put in an application and they were amazingly difficult to work with. While understandable they wanted me to cosign I called asking what they needed. They wanted me to list all my assets i.e. checking, savings, W2, investments, etc. I told them no, I would give them only enough info to cover the cosign and if more was needed then I'd pay 6 months up front. At this point I was hung up on. After calling back numerous times I spoke with the owner and she asked that I speak to her naive business associate. I left my info and never heard back. Made numerous attempts to call and discuss over the next week and they wouldn't answer the phone. Extremely unprofessional, save the headache and use ANY OTHER COMPANY!!!!! read more

Absolutely horrible rental company. We rented Faffler Properties out by Cedar Falls and it was evident they did not take care of the place very well. Electricity was a bust in the unit we lived in. All of the plugs were loose and using the hair dryer would short-circuit our unit. We had to buy a converter to ground our dryer because the plugs in this unit were still using old plugs from the 80s. Our oven could not boil a pot of water for the entire movie of Encanto. How we lived at this unit for a year, I will not know. The exterior of the property was poorly taken care of. We had to powerwash the patio and outside of the building just to clean it up. The place was extremely dirty when we moved in and it was clear LSI didn't do a lick of cleaning after the previous tenant moved out. For the first 2 weeks, we shampooed the carpets, cleaned the ceiling of the bathtub (went through 6 Mr. Clean Magic Erasers), wiped down an empty fridge that had dog hair in every corner and crevice, and mopped the walls. We noticed the bathtub was dirty but upon closer inspection, we realized there were HOLES IN THE BATHTUB. No one disclosed to us when we went to the place for a showing. When we requested these holes to be repaired, Liz said they've always been there and they were NOT going to fix them. Are you joking me? This is how you care for your units? There was insulation peaking out from these holes. I was livid. I ended up buying a bathtub repair kit for $25 and fixed the holes myself. To top it off, LSI also gave us a surprise $594 bill only 1 month after signing the lease to pay for 'propane'. When we signed the lease, they said propane was through Dunn Energy. But then out of nowhere, we started getting eviction notices for an overdue bill that no one had told us about. They just slapped it on our account and we had to call and ask where this surprise bill was coming from. Very irresponsible and unprofessional property management company. I've rented twice through LSI and was hoping the second time would be much better but it wasn't. Lancer Properties was terrible to rent with and American Edge is up there. But I'm going to have to say, LSI is very close to being as bad as Lancer Properties. They were our last resort because there weren't many places open at the time that allowed dogs. We are so happy to have left them now and are currently in our dream apartment with respectful property managers who have thus far been extremely professional and respectful with us. We will NEVER rent through LSI or Faffler Properties again. At the height of the pandemic, LSI Properties received $70,000 from the PPP program and guess what happened during that time? They moved their offices and renovated it with a very nice farmhouse aesthetic. While their offices may look professional, be absolutely wary because the way they operate their businesses is far from it. I give them 0 stars. I cleaned the apartment better than it was when I first rented it. At that time it was managed by Cedar mgmt. Lived there for 4 years before Lsi bought the complex. I am taking them to court they said they cleaned it and are keeping my security deposit. I have witnesses and pictures that I cleaned it. Horrible, unprofessional, money hungry company. We were going to rent an apartment from this Company and they scheduled us for signing the lease on June 10th. Good thing we called them back to confirm just so we found out that they already gave the apartment to somebody else. We were NOT notified at all so we could have showed up on June 10th and nothing to sign. They already gave us a signing date!!!!! Then they told us that it's a first come, first serve basis which we get that. They could have at least had the decency to let us know, hey, if you guys don't show us any money, we'll give it to someone else. I was a renter from LSI at one of their River Falls locations. Not only was the place very dirty when we got in, we listed all the damages and still got charged for what the previous tenants broke. Now it is time to get the security deposit back. They kept over half the security deposit and sent a fraud check that ended up being linked to a closed bank account. I rented an apartment through LSI with my friend and both of us couldn't wait to move. We felt like they often did not care to listen to us and the entire time we lived there we did not have working dryers and the washers were broken half the time. There were bugs everywhere inside. We set out traps to help. And they were never on time with snow removal and often felt so so sooooo disorganized as a company. I really did think it was going to be a good year in the apartment from initial meetings with the landlord. But I got a bad experience and $100 taken off our sequrity deposit for things we didn't do. And for not cleaning behind every single kitchen appliance including the stove, fridge, and cabinets. I will never be renting with them again. read more

WORST RENTAL COMPANY!!! I'm a college student in Eau Claire and when I first moved in, I found 4 used cigarettes on my floor. Our shower was also broken for 8 months and no one ever bothered to come back and fix it after they looked at it. We also had mice throughout the entire year and they did nothing. Finally, they told my 5 roommates and me, we are getting our full security deposit back and none of us have received it yet; we all called throughout the summer MANY times and all we ever got for them was "it's coming. I hate to say what I have to say, but if I can keep someone else out of trouble, I feel responsible to do so. First, some background: My boyfriend and I (both 71 years old; both veterans; both with a clean backgrounds, ie: no criminal records, no noise, no parties, never been late on our rent, etc.) lived in a Rice Lake, WI apartment complex for 20 years. Our landlord was great. If something needed repair or replacement, it was taken care of promptly. (He had a 30-unit complex, as opposed to the 24 units the Whitetail Ridge complex has.) Other than being prompt in solving problems, this landlord was a kind person, who treated everyone with respect. The only reason we left was because he wanted to retire, and he sold the complex to someone who was his opposite. She raised rent exponentially, and we started looking for a different place. We were grateful to find an opening at Whitetail Ridge, also in Rice Lake, as we knew it had been developed for low income people. Also, we were pleasantly surprised to find it very attractive, and the company that had developed it (Gerrard) did a wonderful job. Unfortunately, roughly six months after we moved in, the complex was sold to LJS Living FRL, LLC. They chose LSI as their property manager, and one resident said, "Oh, %#@!! We've had that company before; it was hell then; and it'll be hell again." Unfortunately, that turned out to be all too true. I've seen and heard things since I've been here, to such an extent that I can't possibly believe everyone was lying to me. Some of the problems affected me; others affected only other people; but I started trying to effect change that would benefit everyone. I had previously written a letter to LSI, requesting certain information. I received no reply. I then wrote to LJS, although they don't want to be bothered by residents. Again, I received no reply -- although, when I later (quite by accident) saw the owners in person, they admitted having received my letter. I wrote one more letter, which received no reply, either. Recently, I started writing on behalf of other residents, as well as my boyfriend and myself. Apparently, I got someone's attention: Repairs that hadn't been done for a month or so were suddenly done. (Some of the problems didn't lend themselves to maintenance, however, so I won't mention them.) While the repairs were being done, I was on the phone with a representative of LJS (owners), who basically told me I should worry about my apartment, only, and not be writing letters to anyone but LSI. I was also told, in essence, that residents who had unburdened themselves to me had been lying. I won't deny that possibility -- except for the sheer number of people involved, and the fact that the residents in question had no close connections among themselves. The LJS representative also made it known that my boyfriend and I could vacate, within the next 28 days. Hell, we couldn't even find a homeless shelter in that amount of time. I responded that we would be glad to leave, but it would take us more than 28 days to find a place. I was then told that we could stay -- basically, if we minded our own business, and that's the kind of thing I can't handle. Even if nothing drastic went wrong in our apartment, I can't bear the thought of my neighbors living in fear of what will happen to them, if they need repair or replacement of an appliance, a window, a door, etc. I was also told (by the owner's representative) that our rent would be increasing by quite a bit. This, in spite of actual improvements we've made to the apartment (which were installed by professionals, and after we received permission). I don't know if our rent would have increased, anyway, or if my acting on behalf of ourselves and other residents had anything to do with it. I know this was a terribly long story, and I don't know if anyone will ever read it. As I've already said, my boyfriend and I are looking for another place to live, because I feel/hear/see that there's something critically wrong at Whitetail Ridge. I feel bad for the people of Garrard, because they did such a good job in constructing this place. But something has gone wrong, somewhere along the line, and I wouldn't want any unsuspecting person to move in here. My previous review (dated 1/2/2020) should be ignored. We had a better property manager then, and I hadn't been here long enough to learn all that was going on. read more

Property was horribly managed and never taken care of. One of out bedrooms repeatedly flooded and was uninhabitable and they still wouldn't let our roommate out of the lease. Also, they never got rid of it took care of the bats we repeatedly called about. Those are just a small portion of the issues we had with this landlord. DO NOT RENT FROM THEM. They will charge you for any little thing wether you did it or not. $20 per light bulb, had to replace outside address numbers that got over sprayed with paint when they painted the exterior. House was beyond dirty when we moved in. LSI states that they clean the house before residents move in but they clearly did not. Landlord was always rude and did not fix or take care of any issues we had. Rent is not prorated of course because they need to get every last penny out of college students. We were forced to move out 11 days early but rent was charged in full. Also would not work with us on scheduling move out or move in times. I would give them 0 stars if I could as LSI Property Management Menomonie is by far the worst property management company I have ever used. We will never be signing with them again. read more

We had many problems while living in our house. A bedroom flooded which caused the room to smell of mold and no one was able to live in the room. Bats were an issue all of the time. In my room, the electricity would go out, nothing would work. When maintenance came to fix it, he told us he didn't know what to do and said that we would need a real electrician to fix it. As you can guess, no electrician ever came. A carbon monoxide detector went out during winter and we were told maintenance would be out the next day. It was never fixed or replaced while we lived in the house. Just save yourself some trouble and look for another rental company. read more

Run down apartments that had lots of damage from the previous tenants. The complexes washers and dryers did not work for the majority of the time that I lived there. Overly high rent that they will try to increase even if you are renting continuously. They never answer their phone and have no answering machine. LSI will disregard your privacy by requesting entry for weeks at a time. When it's time to move out, they will try to take as much of your security deposit as they can subjectively rationalize, even if it's against the law because it's normal wear and tear or preexisting damage and without any real receipts of costs. Save yourself the trouble of dealing with this company. read more

Liz and Jess have always worked with my family since day one.If there is a repair needed,it is fixed the next day. If there was ever a issue Liz would listen and help come up with a solution.The tenants are great now,building is very quite.I have just renewed my lease again with them,going on year 3. Couldn't find a 3 bedroom as big and nice for the price.Thanks LSI FYI my kids did not run around all hours of the night unlike the barking dogs we heard 24/7. read more

Unhelpful is putting it MILDLY. Just... abysmal. I'm sure worst places exist, but it's like comparing the circles of Hell to each other. They're all grossly bad, just in different ways. Fire safety system never checked (another tenant I know checked her fire alarms and found out they were from 1974), unresponsive to emails, very little information on who to call if there's a maintenance emergency. Just assume you're never getting your deposit back. Their repair guy is super rude. He came to fix our sink and inferred that our house was just dumb college students that couldn't figure out plumbing the entire time - no one in my household is in college or has been for a few years now, not that that was ever relevant???? They do not care about you. They care about your money and nothing else. The place I had with LSI was very reasonably priced - and I moved to a place where the rent is double and I have to budget my life on potatoes and cereal just so I don't have to deal with LSI anymore. They have never done anything particularly degrading, they obviously don't want to have legal troubles, so they just toe the line. Which is just about as irritating. If you choose to rent through them, know that you will feel like you're in a rental purgatory with no specific landlord to name or call, you'll probably be concerned that your rental place is about to fall down or catch fire, and you'll constantly be hoping they don't mess up your paper work. (They sent us lease renewal papers that were ENTIRELY the wrong people on the lease. Turns out it was the people who rented our place before us. I still don't know if it was a simple mix up or they seriously didn't remember they rented to new people. I know they got our paperwork because I handed it to them personally.) As with previous posts - Liz is awful. She's the only reason I'm glad they were horribly bad at communication, because I never wanted to speak with her ever. read more

LSI Property Management is probably the worst place you could ever rent from. I repeat. Do not rent from them. As a college student I'm pretty laid back, I've had to live in some generally not ideal situations. The only reason I'm saying something now is because Liz. And LSI. Absolutely screwed us over and knew it. So when you sign your lease as a college student generally you have a one year lease right? What management company expects college kids to lease forever, not to mention what lease doesn't need to be resigned after 12 months? Apparently not this one! So evidently even after signing that move out was a specific date. It wasn't! Nope, LSI and Liz say that you need a 60 day notice regardless THAT THE LEASE ITSELF SAID A SPECIFIC DATE. Then upon figuring this out. Liz decides to disappear. No response, no help, not to mention they never sent anything about re-leasing. And that's before I even mention what an absolute piece of garbage the place is and the fact that they never fixed anything, there were druggies in the place the entire time, they never fixed a door that was smashed in when we moved in, they plowed *never* and expected all cars to be moved within 15 minutes when they did, never followed up on maintenance requests, the entire building either smells like death or cigarettes, but all of that I could have lived with until this final straw happened and LSI turns out to be the kind of place the screws college kids and probably everyone else over in order to make their money. So. Moral of the story. If you see one of their properties, run the other way. read more

Do not expect to get any of your deposit back. The minute that their cleaners have to touch anything you get charged for it. My past experiences were that rentals did an hour of clean up and then started to charge after that because they understood that their standards would be much higher than the average tenant. The thing that this company has not contemplated is how this setup has no incentive to reward their tenants to even try to clean because if they find a hair in the refrigerator they will wipe it out and charge you $75. So why even bother to clean any of it out? On the other side it would give an incentive to the cleaning company to find things wrong or even plant things that need to be cleaned up to get paid. read more

I wouldn't recommend LSI to my worst enemy. They mowed the lawn in front of the 15th Ave buildings ONCE last summer. There is no building management or upkeep. You can never get ahold of anyone in their office (ever) and they don't answer your emails unless you threaten to get a lawyer involved. The washer/dryer situation is deplorable, as they rarely ever work- and when they do, they leave your clothes smelling like rust and mold. The exterior lights never work (and are never changed, even when a formal complaint is filed.) They have no regard for the safety of their tenants and were just awful to work with. read more

Worst excuse for a management company that I have ever seen in my whole life. There is no onsite management. I lived at this property for years and have only seen them a handful of times. Like previous poster stated if you need anything fixed or taken care of good luck trying to get anyone to call you back or answer their phone. Also like previous person posted they came up with completely ridiculous charges to justify keeping all of my damage deposit. The property was never kept up with and the building that I lived in was completely out of control with drugs, noise, etc but because I called to complain about it I was told that if I didn't like it I could leave. Kids running up and down stairs for hours, banging, screaming till all hours of night. I tried to get some help from management nope they didn't want to deal with it. Liz in particular was very rude and disrespectful when I talked with her. Beyond that the property itself always looked horrible garbage everywhere. If you are looking for a well kept property with decent management do yourself a favor and look elsewhere. read more

Liz is one of the best landlords that I have ever had to the opportunity to rent from. She was almost always prompt with getting things done around my place that needed attention, and always seemed to get back with me (even in the evening sometimes). I would recommend renting from LSI for the simple fact that she is there to have your back. read more

To repeat the other negative reviews: poorly maintained properties, expects repairs to take months or years to be completed if ever, unprofessional staff with Liz being the worst. Constantly says one thing and does another. If you are a woman living with a man expect to be flat out ignored by Liz in favor of the man. Each year, I'd try to schedule with Liz to resign the lease and be ignored, eventually getting so fed up I'd have my husband reach out. And Liz would get back to him or answer immediately. One year, I literally called her twice a day every day for two weeks leaving message after message and never once got a call back. My husband called and within five minutes she called him back. She came knocking one day during the winter one year asking us to move vehicles for plowing. Which was fine but apparently I had an "attitude" and when I walked out of my apartment to move my vehicle she grabbed my arm to keep me from walking away while she threatened me with eviction if my "attitude" didn't improve. I also highly recommend you either go to the office each month to pay rent in cash or you do a money order because they will constantly wait months to cash rent checks because they just get "too busy" to do so regularly each month. I would give this company 0 stars if I could. Liz is rude and does not return phone calls. The property managers have a quick turnaround, probably because of the way they are treated from the higher up staff. My refrigerator was broken and I called multiple times and they wouldn't do anything. I ended up spending $300 to fix the fridge then received an eviction notice because I took $300 off of the rent that month. Ridiculous! I lived here twice, in the same apartment (because the rent was cheap), and I was charged $2,000 to replace carpet upon my first move out and they never replaced the carpet. Then I was charged $2,000 AGAIN the second time I moved out for the carpet! Which was not destroyed and the reason in the security deposit explanation listed was "high traffic areas." I had my storage broken into in the basement and everything stolen and it was locked. I had to call the police and LSI said oh well. There was a homeless man living in the basement. The apartment above me "forgot" to turn off their bath water and gallons of water came pouring in from my bathroom ceiling and Liz literally said "use some towels to clean it up." They raised the rent $300 with a 7 day notice for absolutely no reason. The units are terrible, the management is AWFUL, and nothing will ever get fixed!!! read more

In terms of communication, this group is very frustrating to work with. I came into the year optimistic and excited to live with some of my very good friends. I was surprised to find out that I would be living with 3 complete strangers as well because the group decided to rent out the basement too. The failure to mention the fact that they were considering to rent out the basement was the first fishy activity of many that made me resent this group. Honesty is the best policy of any kindhearted business, and this group really made me feel betrayed due to a lack of honesty. This property management group seems to solely care about cheaply squeezing money out of college students which deserves a star at most from me. Want more stars? Start caring about your tenants. DO NOT RENT FROM THIS COMPANY. I had the great displeasure of renting from them for an academic year and it was by far one of the worst experiences. We went three entire days without heat in -20 degree weather and were told to "turn the oven on" by our landlord. We called in to have our door that leads to our breeze way fixed because cold air was getting in and the carpenter said the door was an inside door and not designed to keep cold air out. When talking with our landlord about this she said the carpenter was wrong; which when asking him her said he was 100% positive in his thoughts. Then they highly over charged us for cleaning services after we moved out and after appealing our lost security deposit we did get some back; which they failed to send us THREE TIMES blaming it on the mail system. We eventually had to drive there to retrieve our refunds. The landlord is a money hungry idiot with no good intentions in mind for her tenants. There has been mold growing in the apartment buildings and we have called and talked to them and they don't do anything about it. They never let you know when they are coming for a showing and just walk into your apartment/home. They never come to fix anything and when you call to ask them about it they deny you never called even though you have talked to them multiple times before. The worst landlord I've ever experienced in student housing. Our furnace went out in early February. First report was made by phone call Sunday. When nothing was fixed, called again Tuesday and texted again on Thursday and it was fixed by Friday. When we complained about being without heat for a week, Liz showed us the text from Thursday and said that was the only documentation of a report and it was fixed the next day. She wouldn't even admit that we had made 2 phone calls prior. My bedroom was 40 degrees by Wednesday. When we moved in in June, the shingles were awful so I mentioned it to her. She said it was on their list but not until August or September. After the first rainfall, the ceiling leaked and we had to keep a bucket under it until it stopped. It leaked on my roommates computer, and Liz still didn't care. So many things in our house were broken or stained when we moved in. Yet after our lease was up, she charged us for all of them. When I asked to meet with her, she showed me a picture of dirty countertops that she was taking $30 out of our security deposit for. BUT, the picture wasn't even our house. She was charging us for ridiculous things so she could suck all the money out of our security deposits. Some of the things she charged us for were fair, and I wouldn't argue them. But 90% were insane. We almost threatened lawyers because she was so deceitful and only cared about the money. Do not live in a property owned by LSI. The Liz lady that you deal with has some of the poorest communication skills that I have ever seen. They also refuse to answer calls and emails about renewing your lease. But will continue to happily accept your rent payment. All the while ignoring you. Maintenance was surprisingly good if you contact the maintenance person directly. read more

My infant son and I moved into our apartment this past January 2017. Prior to our lease signing, Jesse and her co-workers at LSI, worked with my financial situation and gave us the opportunity to live independently while I finished my undergraduate degree at UWRF. I have never had trouble getting in touch with management while reaching out with questions or concerns. Since we moved in, management has really stepped up and resolved multiple concerns that were ongoing in our apartment complex. The tenants that now reside in my apartment building are quiet and fairly courteous of our shared common areas ( i.e., laundry room, hallways, and main entrance). The outside area around our buildings are well maintained and I enjoy the friendly environment amongst my neighbors. Overall, I have been content with where we live and I look forward to the remainder of our stay with LSI Property Management! read more
