There are several issues of integrity and character for this builder that the few owners in our community are experiencing and expressing to the City Of Sycamore This is not a homeowners association community. The majority of the property is rental property owned by Mr. Youssi. However, the homeowners are following the rules and paying our fees, which are going towards managing all the rental property that Youssi s owns. Based on that and a little bit of information, we have this so-called homeowners association collecting our money, this HOS is in the negative. Apparently, Youssi doesn't have to put any of these other homes in the homeowners association. this is not what any of the actual homes buyers were told. quality products, and labor for the price of these homes is seriously lacking. Some of the biggest obvious issues are: the community approximately a year old and the sidewalks are deteriorating. One year and the sidewalk are falling apart. The black top driveway weren't sealed and the asphalt was not laid correctly or with any kind of quality. I moved in and I immediately mentioned my black top is gouged. There's areas that it's bare and that's gonna get weathered and then it's gonna will be a problem for the driveway. Like the sidewalks, it must be fixed by the builder. We have dead trees. We have dead bushes all that needs to be replaced. This community was a year old when I moved in. Really awful. Youssi and his people in his office won't communicate with the home owners. We've asked for regular financials, we've asked who the insurance company is that we're paying insurance for and do they cover the rental properties or just the homeowner properties. We raised the fact that this is supposed to be a homeowners association and the deck says no renting no Airbnb's. But Youssi added a paragraph at the very end of the deck that basically discredits the whole declaration. He added a paragraph stating he can do whatever he wants and the homeowners can't do anything to interfere with that or impact his income. He has rentals, he has numerous Airbnb's. He's doing everything against the deck that he put into place. So open issues: no official homeowners association and there won't be because he owns the majority of the property so it can't be turned over to the homeowners Collecting our money and using it for his rental property Lack of transparency and communication for what our money is going for? Our houses aren't finished. I bought a model and my yard is a rock garden of mess. I have no shutters on my house yet. I've asked for my front door to be painted and it's still a mess after painting it twice. white markings and bare spots all over it on a dark brown door. I have a 60 day punch-list that hasn't been completed. He's guaranteed that that will happen for the owners. Then we have a one year final follow up that many of my neighbors are coming up on and that is not getting addressed for them. I'm noticing issues with some of my facia on the outside, my walls and my ceilings are separating on the inside, there are many many issues He is looking to build another community out here where he'll rent the majority of it. He's stating it's another HOA homeowner The homeowners here in our community are going before the planning and zoning and the City Of Sycamore to get their backing for Youssi to pay and fix our streets, plant more trees and bushes, fix the drive ways. There's not enough of us to put the bill for doing all the sidewalks. It's thousands of dollars with only a few homeowners that own to come up with the resolution. as a small home owner community, we simply can't do that. It should've been done right the first time. So be smart, use caution, possibly go look at another builder

There are heating units in the wall aka space heaters that have a thermostat so they Automatically shut off when the room is 72*F, don't like that, I require more heat. They are kind of dated, It's now November 2019 temps are already 18*F with the windchill. Management however is the best ever and are trying their best to keep me here and comfortable, working on ways to get in more heat. The air con in both the master bedroom and living room allows heat to escape. I did however, winterize the entire apt, placing plastic up at all windows, air conditioners and bottom of front door; to no avail, it's still pretty cold. There is carpet in the front room and both bedrooms, that are very old and don't look clean, so I purchased heavy traffic area rugs to cover the entire carpet in all 3 rooms, now the rooms look clean with the new carpet. There are two large closets, one in the master BR and one adjacent to the dining area, there is an extra closet off the kitchen. Laundry area on the first level, one washer and one dryer for 8 tenants, (4 in front and 4 in back of the building) and it's never been an issue, it works. Building maintenance is kept up to par, heating in common areas. Lots of stores, restaurants,gas stations in the immediate area, further west there are shopping centers/malls, more restaurants and groceries, in Tinley Park and Orland. This is by far a great place to live, the 4 stars represent management and the overall building, once the heating is controlled by the tenants, I can give it 5 stars. I don't plan on living anytime soon , aside from the heating issues I'm content.We share a lot with Jewel grocery store so there is more parking then you can imagine .

He did not follow up and since then has not answered a single call or text. This is very unprofessional when I'm interested and waiting to move from one place to the next. I've paid an application fee in which I'm requesting a refund since I cannot get a response or even simply a call saying the unit was given to someone else.
